New vs Used: Can It Be As Simple As Dirt - 07/27/08 09:44 PM
Lately, I've had a flurry of buyers who are having a hard time choosing between new construction and existing homes. I listened to comments about room size, price and even location. Each is a valid reason for choosing or not choosing a property. After sometimes very lengthy discussion of the pros and cons of each type, it's been coming down to the lawn! I guess I never realized that something so "do-able" would prevent someone from buying a home that otherwise fits them perfectly. Now I know what you're thinking. You're thinking this blog is about unprofessional or inappropriate language. Actually, the opposite is true. This blog is about language or verbage in offers that doesn't say anything. Lately I've been receiving offers that have statements in them that is either unclear or not feasible. For example, I've been seeing a lot of terms like "acceptable to the buyer" or "at the buyer's discretion". How would a seller know what's going to be acceptable to the buyer? As the listing agent, I feel it is my responsibility to make the seller aware that vague statements leads to misunderstandings
