Yesterday, I held three open houses. For my first open house, no buyers came. It was a lower end property in a very old neighborhood so the results weren't surprising. It's something I'm getting very used to occurring.
My second open house was scheduled for an hour. It was at a 1,700 sq. ft., one year old ranch in a growing area of town. I wasn't expecting many people as it was very cold but I had hopes for at least one or two.

For the first time in a long time, there is no Packer game on Sunday. For the first time in a long time, I'm hoping this will spark an increase in open house attendance. I like doing open houses. In the past, they have been very effective for me and I beleive in them. When sellers balk at an open house, which is rare, I always tell them "they won't buy it if they can't see it".

I did something most experienced agents would never do. I took a listing for a property that was priced $30K over where it should be priced. The listing started out at $260,000. It should be at $230,000.
There are a variety of reasons why I listed it which aren't really important. The seller is a close friend, etc. The seller had originally purchased the home from me last February. Due to a job transfer, he recently moved about 100 miles away.

We had our first open house today. I went over to my mom's a few hours early because there were a few finishing touches I wanted to complete. I am a stickler for details. I think the house looks fabulous. I wish I would have taken "before" pictures. I guess my brain was in lock and very overwhelmed at the time . We have a few more staging items to place but overall we are ready to rock and roll.

We're finally ready to list my Mom's home. We've painted, carpeted, updated and cleaned the house from top to bottom. I must admit we do have a few minor things to do but those will be completed in the next day or so. We probably could keep working on the house for the next month but our time has come to move forward.
