What decline in average price has your neighborhood experienced from 2006 to 2008?  We all know the decline for the Indianapolis area is right around 7%.  If you are lucky enough to own a home in Fishers or in Hamilton County, your decline was only on average 3.6%, but Marion County has seen a 13.1% decline.  As with any national or regional news, we need to be sure we apply it at the lowest level to really understand the dynamics.  So let's look at a few neighborhoods in the Fishers Real Estate Market that have seen negative decline in values and a few … (3 comments)

I am a Fishers and surrounding areas Real Estate Agent and as January 2009 is underway, I am seeing the market begin to change.  In the last seven days, I have received a dozen calls about either buying or selling real estate.  Most of them have been from buyers!  This is a good sign for our housing market in Fishers Indiana.  I'm so glad I took the time to relax and enjoy my family and the holidays during December, because it looks like busy is back.

Indianapolis Real Estate Market Report 2008 in Review - 01/15/09 09:11 AM


The Indianapolis real estate market decline from 2008 to 2007 continues through the end of the year. (See graph).  We ended the year with a 19% decline in homes sold when compared to 2007.   This article is for Indianapolis homes sold between $100,000 and $500,000 to exclude some outlier areas that are either bank owned or luxury homes. It is specifically for Lawrence Township which is just south of the Fishers real estate market; but within Marion County.

Our youngest leaves for London on Tuesday and will be gone for a semester; she is 19 and a sophomore in college.  Over the past year I have met so many amazing people on Active Rain.  I want to share her with you.  This prayer is for her and to be shared with anyone who will keep her on their prayer list.

Renovated Fireplace Adds Value? - 01/09/09 03:46 PM
This is a tale of two fireplaces and what color the wall should be! 
These are before and after pictures from my recent fireplace renovation.  We love rustic and warm styles and the fireplace we had was fairly contemporary and modern.  It was white tiles with some gray and black touches.   We decided to try some of the cultured stone products that are fairly popular right now.  We got our inspiration from a Panera store, believe or not...a realtor that finds their inspiration from a restaurant rather than any one of the 300 houses she sees every year!

2008 Year in Review for Fishers Indiana Real Estate Market - 01/09/09 11:01 AM
The decline in the Fishers real estate market continued for most of 2008.  This graph compares the 2008 to the 2007 sales by quarter.  The only glimmer was in the third quarter when the 100% financing (i.e. Ameridream) sunset on 9/30/08 creating a rush of buyers to the table during that quarter. This graph tells us a few things about real estate; most home sell in the 2nd quarter and very few homes traditionally sell in the 4th quarter.

If you have a Fishers Home or live on the far east side of Geist, then you have probably heard about the annexation that has been ongoing in the area. There are approximately 2,200 Geist homes that Fishers has been trying to annex from Geist for the last several years. It is a highly contested and very closed watched annexation battle. But as the year came to a close, Superior Court Judge Nation in a 28 page report ruled in favor of the Town of Fishers and ordered that the annexation of the Geist area take place.
