I just recently posted my year end 2009/2008 analysis of the Fishers Real Estate Market; but wanted to dig a little deeper and look at the statistics by neighborhood.  You may recall that of the homes for sale in Fishers in 2009, 1,615 were sold compared with 1,676 in 2008; a 3.5% decline. Carmel Indiana Real Estate and Blue Creek Woods Neighborhood - 01/30/10 07:10 PM
There are currently 679 homes for sale in Carmel today!  There are numerous great neighborhoods in Carmel and today I am highlighting Blue Creek Woods.  The location is ideal; off of 106th just west of Gray Road and east of Keystone.  That is ideal access to the interstate or downtown and those neighborhoods in that area sell quickly.
It is also conveninently located near Forest Dale Elementary school and St. Elizabeth Ann Seton Catholic Church.
There are 69 homes in Blue Creek Woods, most of them built between 1984 and 1986.  The typical price of a home in this area is around … (1 comments)

Indianapolis Colts to the Super Bowl - 01/26/10 08:47 PM
Okay, with the picture I've had on my profile for the last few months, I thought I would take a moment to finally write a post about the Indianapolis Colts!  They are going to the Super Bowl, just in case you didn't catch that on Sunday!

Carmel Indiana Homes Sold Market Report 2009 - 01/22/10 07:07 PM
I have spent this morning analyzing the data for 2008 homes sold in Carmel Indiana compared with 2009.  I have a graph that shows this information by quarter.
For the year 2008, 1299 homes were sold with an average price of $345,457 compared with 1261 homes sold in 2009 with an average price of $315,991.  For the year, we saw an 8% drop in price and a 3.0% drop in homes sold in the Carmel area.  I wrote a similar post for Fishers Real Estate a few days ago, their drop was 3.5% in volume.  My team mate does a market … (1 comments)

Most of my clients want an inspection but every so often I get this question.  It usually comes from someone who is fairly handy and does a good job of looking at the home prior to buying it.  However, I still think an inspection is one of the cheapest ways to ensure you are getting a good home and not a money pit.

Fishers Real Estate Market Report for 2009 - 01/15/10 09:29 PM
I was very anxious to view 2009 to 2008 to determine if we had declining values in Fishers, specific trends and any good news!  I am an accountant by background and love the analytics of evaluating real estate; I also am a very good negotiator as a result of my previous training.  That is a trait you WANT in your Fishers Real Estate Agent!
