Fishers Realtor highlights Pine Bluff Overlook - 06/26/10 05:11 PM
Today, I want to highlight the neighborhood at 106th and just west of Cumberland. Pine Bluff Overlook has hills and winding streets and is fairly small with just 98 homes in the subdivision making it a favored choice for many. There have been four homes that have sold in the last year; almost all of them in the $93/sq ft range. Pine Bluff Overlook does have some homes that back up to Cumberland and there is a fire station across the street (east side of Cumberland) so sometimes you will find homes selling for less than the average. Surrounding Geist Reservoir are the Admirals neighborhoods including Admirals Bay, Admirals Pointe, Admirals Sound, Admirals Woods, and Admirals Landing. There are currently 51 homes for sale in the Admirals today. The most expensive home is in the Admirals Sound at $2,500,000 located at 9080 Bay Breeze Court with over 10,000 sq ft, 6 bedrooms and 8 full baths! It also has an inground 50 x 20 Gunnite pool and a five car garage. Today I am highlighting just Admirals Sound in Geist located on the west side of Oaklandon Road from Fox Road. Carmel Realtor highlights Spring Farms in Carmel - 06/24/10 08:53 AM
It's time to highlight another neighborhood in the Carmel Real Estate market; I think we are up to about #15 so be sure to read about all the Carmel Neighborhoods. Today we are looking at Spring Farms. Spring Farms is located between 131st and 136th off of Springmill Road. It is a neighborhood of about 110 homes built between 1995 and 2001. There are basically just five streets in the neighborhood; Spring Farms Drive, Ira Way, Violet Way, Freehold Court and Shoemaker. Fishers Realtor features Fishers Freedom Festival - 06/20/10 12:56 PM
Alliteration fun with the Title! The Fishers Freedom Festival is next weekend, June 26th and 27th! Can you believe this is the 22nd annual? The event begins at (yawn) 6:15 A.M. with the 5K event registration, actual event is at 8:00 a.m. It is anticipated that there will be at least 1,000 people at this 5K event. Riley hospital will be sponsoring a parade where kids will decorate their bikes, wagons or strollers; this event will be on Sunday the 27th at 9:30 a.m. The main parade will be at 4:00 p.m. on Sunday and will begin at Lantern Road and (0 comments)

Carmel Fest comes to the Carmel Civic Square on July 4th and 5th! The parade begins at 10:30 on the 5th and the fireworks will be at 9:45 on the 5th. You can listen to FM 105.7 for the choreographed music! The actual festival is from 12:00 to 10:00 PM on Sunday and 12:00 to 10:30 PM on Monday. The event began in the mid 80's and has grown each and every year to become one of the most anticipated events for Carmel. There are events all day long at various stages. Geist Fireworks Blast from the Bridge - 06/17/10 04:52 PM
Geist is hosting the Blast from the Bridge again this year; fireworks over Geist Reservoir. There probably isn't a better place to see the fireworks this year; assuming the weather cooperates. If you are unfamiliar with this part of town, I have linked to a Geist Map. The bridge will close to "car" traffic at 5:30 and open to "pedestrians at 6:00. It will reopen to "car" traffic at 11:00 p.m. on the 4th. Fireworks will begin at dusk (approximately 10:00 p.m.) and will last for 30 minutes. There is free parking at Holy Spirit, but not until about 6:15 due (0 comments)

Searching for homes for sale in Fishers with a pool is not something that is easy to do on many Real Estate websites. Most of the time your choices are limited to number of bedrooms and baths and square footage along with price. But what if you want an inground pool? The best way to get the specific characteristic you want in your next Fishers home is to ask your Fishers Realtor to set up a search for you. Carmel Indiana Real Estate Market Report for May 2010 - 06/11/10 09:47 AM
Carmel Indiana homes are selling! This is the 5th straight month in 2010 where homes sold in Carmel have been more than in 2009! May 2010 saw a 22% increase in sales from 113 in 2009 to 138 in May of 2010. In addition the days on market in 2010 are 62 compared with 94 a year ago. That means sellers on average in Carmel are selling their homes in 62 days! The only bad news and it is only slightly bad is that the price per square foot has moved down to $111 from $113/sq ft. Fishers Real Estate Market Report for May 2010 - 06/09/10 08:15 PM
We saw April numbers soar, with a 25% increase over last April. But as I mentioned in the April Fishers Real Estate post with the first time buyers credit and repeat credit expiring on 4/30/10, those numbers may have been inflated. In looking at May 2010, we saw 158 homes sell in Fishers compared with 175 homes last May. This is a decline of 10% from a year ago and nearly the same decline from last month. I think June and July numbers will be much lower also. What does this mean for buyers, good news. It means that some sellers will (1 comments)

I am beginning to see signs of buyers reentering the Fishers Real Estate market after a 30 day lull from the tax credit expiration. Some of this is the normal Spring time "I want a bigger or smaller house" buyers and some of it may be due to the lower interest rates, they were 4.75% last week on a 30 year fixed! Many of you who read my blog know that I was an Accountant for St. Vincent Hospital before I became a Realtor many years ago. So I feel compelled to tell you that the difference between 4.75% and 5.00% (1 comments)
