Having trouble writing good original content?  Find yourself supplementing your blog with more open houses and listing posts?  Staring at your computer waiting for the idea to pop in your head?
Here’s the answer…<drum roll> ….read more posts AND read the comments. 
You would be surprised how many ideas flow from other people and how your opinion or knowledge can be your own post.  That doesn’t mean steal it!  I have often started to comment and gone on for about four sentences and decided…heck, I’ll write my own post on this.

I just got an email from one of my first time buyers for 2010 asking what form they needed to fill out to get their $8,000.  They bought their first home in the Fishers Real Estate area!  That seems like so LONG ago when we were all writing about the First Time Homebuyer Tax Credit. 
As we all begin to prepare our documents for 2010 taxes, it’s a great time to “touch” our first time buyers from 2010 and remind them about the $8,000!  Form 5405 is the one they will need to fill out.

I think you’ve met my daughters in previous posts.  From time to time, my husband and I like to send care packages to them; it started when they were in college and we just keep doing it.   Only one still is in college, a Senior this year.  One lives in Chicago and the other in downtown Indianapolis.
It probably brings me as much joy to shop for the items as it does for them to get the package in the mail.

There are some things I can embrace easily….blogging for example.  There are other things where I need a nudge or a significant push.  Thank you Bob Stewart for the push to pursue putting a video online; it is something I have often thought about but was sure I couldn’t do it.

Ewwwww…it smells like smoke in here!  As of a few days ago, the buyer and I wouldn’t have made it past the front door.  But…enter Vendor Fairs.
My Keller Williams office has a quarterly vendor fair where 10 vendors each get 5 minutes to talk about their products.  They each pay $50.00 for that privilege that goes to the KW Cares Foundation and then they each provide a $25.00 door prize.
What they get for that is the undivided attention of 35 or so agents.

Hi Cindy, we missed your First Time Buyers Class but our biggest question was on how to read the MLS sheets we are getting...can you give us some highlights...like what is L, F and W and why are the taxes so high on some of the homes we are seeing?

I ran into a most delightful blog yesterday, another newbie Rainer, Tara Cummins, who teaches how to do things in blogs and she posted today on Soulful Sunday so I am borrowing her first two words. I also read a post by Eric Michael about priorities tonight.  He is such a straight shooter, love that about him.  So...that's where my heart is tonight.

Hi Cindy, we are so excited about our first home...I love that it is new construction and a blank slate for us.  I know the builder rep mentioned we could have an inspection, what are your thoughts on that since it is brand new?

It is true that I know the Geist Real Estate area and that I talk about houses a lot, so thought I would switch gears a bit and talk about a great restaurant near the Marina...Eddy's Neighborhood Bar and Grill.  It has been nominated as one of the Best Neighborhood Bars in town. 
The menu has so much variety.  It includes Spinach Artichoke Dip, Bacon-Wrapped Scallops, and Jalapeno' Chicken Strips among other items.  Sandwiches include a Homestyle Sloppy Joe, Reuben or Brisket among others.  Lots of salads and entree's too!

The Taste of the Chamber is January 20th from 4:30 to 7:00 at the Ritz Charles off of Meridian at 12156 N Meridian Street.  The phone number for the Ritz is 317-846-9158.  This is the 10th annual for this event, so very successful!
There are going to be some great restaurants participating including A2Z Cafe, Carrabba's Italian Grill, Chef Suzanne Catering, the Glass Chimney, Ruth's Chris Steak House and Vine and Table (yes, there will be wine and beer!).

I'm the master at making excuses...I'm too busy, I just need to do this last thing, I will get to it next...oops, guess it will get done tomorrow.
This weekend an end to my excuses slammed me...it arrived with little fanfare, no big announcement, took minutes to assemble and test and is now ready for its introduction to me.  Cindy meet Nordic and Nordic meet Cindy.

As Realtors®, we drive for a living and spend quite a bit of time living in our cars.  We are often pushed against the clock because our printer took too long to print the showing sheets, the buyer took too long at the last house and our timing is off, or we missed our turn due to cell phone focus (yikes!) and are now backtracking.

This was an unusual year in Real Estate...everywhere  There were over 1,000 listings that expired in Fishers during 2010; many of course were relisted and ultimately sold.  Expired listings almost always leads to disappointed sellers and frustrated Realtors®.  If you are one of those sellers and still want to sell your Fishers Home, call a Fishers Realtor that can get the job done.
While sellers have had some frustrations during 2010, many buyers were able to capitalize on the first time buyers credit, motivated sellers and low interest rates, truly a Trifecta for them.

Predictors of the 2011 Real Estate Market Show HOPE - 01/13/11 07:46 AM
Lots of folks from NAR to local Boards; from USA today to Business Week are forecasting the 2011 Real Estate market.  I thought I’d throw my hat in the ring as well!  I have opinions too after all.
Probably the two best indicators from what I have read are the Interest Rates and the Consumer Confidence Index.
The graph on Interest Rates shows that they are increasing…big deal I say.  Even if they rise to 5.5% or a tad higher, that is STILL a great rate.   If it were Interest Rates alone that were driving sales, we’d all be too busy … (19 comments)

Carmel Indiana Real Estate Market Report 2010 - 01/12/11 10:52 PM
The year end report for 2010 homes sold in Carmel Indiana numbers are in and they are pretty good, all things considered!  With 1,224 homes sold in Carmel in 2010, that is only a 3% decline from the 2009 levels where 1,264 homes were sold.  Some of the other statistics include the days on market where 2010 showed improvement at 80 compared with 85 DOM a year ago.  Also the price per sq ft increased to $113/sq ft in 2010 compared with $111 in 2009.
The luxury market of homes sold in Carmel also showed improved with 188 homes over $500,000 … (3 comments)

How often have you said, “I can’t believe they listed with Robert Realtor, I’ve know them for years” or “I must have shown them 30 homes this summer, I can’t believe they bought a new construction without me” or  something along those lines.

Next to hearing "I love you" by my husband, these are the next three favorite words I have.  It has been awhile.  We wrote the first offer back in July, but the bank wouldn't meet us on price.  We watched the price drop in August, in September and again in October.  We wrote our next offer on October 27th (same price as the July offer) and it was accepted relatively quickly by the bank. 
Why do banks want to hold on to properties for so long...it is not their main function of business...I digress...

Hi Cindy,I'm reading over this bank contract. How likely is it with bank-owned properties, the bank will even fix anything we find in the inspection? Guess I just am a little worried at all the things I'm accepting in this addendum. Just sounds like they will be free and clear of any issues or problems, etc. I guess I'm just thinking worst case scenario...

Is the current "town" of Fishers having an identity crisis?  Are they a town, a city or will they become a hybrid? 
Looks like it will be November of 2012 before anyone knows for sure.  Although a recent federal lawsuit has been filed to move the referendum into 2011.  What are the options and benefits?

I know that folks outside of Indiana think there is no water in Indianapolis.  And it is true there isn't much!  But, Geist Reservoir is still a very popular place to hang out in the summertime.

Currently there are 100 condos for sale in Fishers and of those 13 are distressed properties.  Condos provide great ease in living with no lawn maintenance or exterior worries.  One thing to always keep in mind in condo homes, is the monthly maintenance fee.  The lender will often look at that amount as additional monies for your monthly payment.

I hope you'll let me chat about football just a few more weeks (maybe only one more!)
After having more injuries than any other NFL football team (17); the Colts are going to the Playoffs; playing the NY Jets on January 8th.
We were actually 6-6 at one point in the season so no small feat to wind up here.
It is motivating because they tackle each game individually, being very focused and learning from past mistakes and watching for what to expect.  Each day, they train to prepare for what is next.

New Years Day was my mother in law’s 79th birthday (bet her parents were disappointed with the timing as it relates to a taxable deduction!) lol
Both my husband and I love to play games whether they are cards, board, computer, Wii, etc…we love to play games.  So do our families! 
We have played Euchre, Scattergories, Boggle, Shanghi Rummy in the past week; but today we added to our repertoire.

If you live in Windsong, Feather Cove 3 or the Admirals, you have a new bakery to walk to!  The Bakery at Geist opened on November 8th.  Ron Woods, the Chef, says he picked that area because bikes and walkers as well as automobiles have easy access to great baked goods.  Did you know that Chef Ron has a degree in Chemistry!  There is no question the ingredients are measured perfectly to create the best tasting baked goods!
