There are currently 669 homes for sale in Carmel Indiana.  Of those homes, 168 are over listed at over $500,000.  That is what we consider a luxury home.  There are 34 homes listed at over $1,000,000.

Writing my outside Blogs and Creating Seller Reports is usually my Monday; it’s a day I rarely look forward to embracing.   As an Accountant in a previous life…my creative juices run dry very quickly.  And in this market, creative is needed!  lol

Masthead is a huge neighborhood in the Geist Real Estate market.  With over 500 homes, it spans a large geographical area.  It actually covers two different school districts, Hamilton Southeastern and Lawrence Township schools. 
It runs along the popular Fall Creek Road; with a running/biking trail along Geist Reservoir.  It winds back into the Reservoir with many homes having lake frontage.  It also runs into along side Hamilton Proper.  It is on the west side of the Reservoir as opposed to all the Admirals that are on the east side of the Reservoir.

Let the fun begin!  The Rotary Club in Carmel is sponsoring their Adult Easter Egg Hunt on Saturday, April 16th at the Monon Center.  This will be held in partnership with the Carmel/Clay Parks and Recreation folks.

I was helping a client make some decisions on the options for their new home....I feel like I almost railroaded them into things!  lol 
Over the years we see a lot of houses and notice many cool things and make mental notes about them.  In fact when it came time for me to remodel my master bath...I absolutely spent the money for heated floors.  Three years later I am convinced it was the best purchase I made in that remodel.

The Spirit of Spring is in full Swing - Spring Renewal - 03/21/11 10:31 PM
I think with the winter we had in Indy; I would never see a crocus ever again.  Spring was just was MIA in Indianapolis for so long.  But it is here at last…in my own backyard and across the street. 
With Winter comes the desire to stay inside where it warm; watch movies, waste time, and put off the things that need to be done.  Heck, chipping away at 6 inches of ice was about all we could bring ourselves to do and that took one full week!  It is a bit of a dark time once the holidays are over, food … (22 comments)

Dock Owned rather than Waterfront as an Option in Geist - 03/21/11 01:38 PM
We have seen 65 degrees this week and suppose to be in the 70's next week; which means some people will start to get the itch to make a move to a new home.  Many will think about a home for sale on Geist. 
Of course, many may not be able to afford one with lake frontage but what about one that is at least dock owned.  A place to put your boat and to launch from easily during the summer onto Geist Reservoir.

Ever since I was a kid…I have loved birthday celebrations.  My family always made it special! As my kids were growing up, every year they could count on streamers and balloons all over the house to wake up to on their birthday.  Every person deserves a special “Happy Birthday” on their day! 
Most of you know I manage a team of three other agents.  Last year I went to each of their houses with balloons and tied them on the mailboxes for their birthday.  This year, I’m cutting back some…none of them live particularly close!

I am often asked what is the best neighborhood in Carmel...and much like an attorney I have to say it depends.
Everyone has their own tastes and wish list for their next home.  Depending on what that is...defines the best neighborhood for them.
There are 654 homes for sale in Carmel today; it is likely the perfect one for you exists!
Things that might matter are its proximity to the Monon Trail, Clay Terrace, the Monon Center, Carmel High School.  Other things that might matter are children friendly or family friendly neighborhoods (best way to find one … (3 comments)

Over the past few years, new subdivisions in the Fishers Real Estate area have been springing up, specifically along 104th and Olio.  One of the more established neighborhoods in that area is Weatherstone; built primarily in 2001 and 2002.  The builder was Drees and many of the homes are on large lots (over .50) and have over 3,000 sq ft before including the basement sq footage.

These are the days when I smile and say, "I'm happy to be a REALTOR".  This client actually asked me if I thought the commission was fair; she wanted to pay me more...she truly fell out of the sky for me!

They closed today on a spec home...if you watched our relocation video, these are the folks that moved here from MA that are referenced in that video.  We all strive to be the best we can be and provide value added service, but doesn't it make your heart sing when the client appreciates it!

Deals on Homes for Sale in Geist - 03/11/11 11:18 PM
How do you find the best deals on homes for sale in Geist?  The ones where they are actually on Geist Reservoir or at least have dock access?  There aren't usually a lot of those choices, but I found seven today when I searched for homes on Geist Reservoir that are distressed.  By distressed, I mean either bankowned or listed as a short sale.
If a home is bankowned, you as the buyer are only dealing with the bank and usually those banks don't want to carry homes as part of their business model.  However, it is also important to note … (6 comments)

There are currently 760 homes for sale in Carmel Indiana and of those 78 are below $150,000.  February was another good month for Carmel Indiana Real Estate; matching the 2010 numbers.
In February there were 66 homes sold in Carmel compared with 65 a year ago.  The graph shows both January and February results comparable to 2010.  The days on market are also improving at 104 days this month versus 115 days a year ago.

Our local Real Estate Board (MIBOR) is turning 100 in 2012 and as part of that has taken on the Build a Legacy project.
The REALTOR Foundation is pledging $500,000 to facelift an emerging neighborhood.   They are asking each REALTOR to give $100.00 and there are 6,000 of us (guess they assume some won’t give!).
There are many parts of downtown Indianapolis that are under revitalization.  More and more people want to be part of living in urban Indy.    As Indianapolis prepares to host the Super Bowl in 2012, there are many projects underway to make the host city stand out.

Fishers Real Estate Homes Sold February 2011 - 03/09/11 04:37 PM

There are currently 732 homes for sale in Fishers and there are 162 pended as of today; those pended homes will close at some point and beat the prior year stats.  But, not this month!  We have another month where the homes sold in Fishers are well below the number from last year.  
There were 59 homes that sold in Fishers in February compared with 91 a year ago; by the graph you can see that 91 or so was the same number in 2009.

Active Rain Masterminds - February 2011 - Appraisals - 03/01/11 08:07 AM
We think one of the challenges in 2010 for getting transactions to the closing table were the appraisals.   Similar to lending where you just had to breathe to get a loan going 180 degrees where you are now required to give your first born; the appraisal process has also gone 180 with the creation of HVCC (or Havoc as Realtors refer to it).  HVCC was introduced in March of 2010 touting sound appraisals that would be free of bias and influence.   Of course, it introduced another layer of bureaucracy with the creation of AMC (Appraisal Management Company) that now oversees the … (18 comments)
