Do you ever wonder if your client really works for NAR and they are asking a question to see how you respond?  Sometimes they just seem to be such a set up…
Working with another relocation client; they’ll need to rent until they sell their home in Ohio.  They have been here just one weekend so are fairly unfamiliar with the area.

The 4th of July is right around the corner; wonder where the best places to watch the fireworks in Fishers are...here's a few suggestions!
Conner Prairie and the Glorious 4th is July 2, 3rd and 4th!  It is more than just the nightly fireworks...although those will be held with the Indianapolis Symphony Orchestra.  This is a chance to relive how the holiday was celebrated way back in the 1800's with games, barn dancing and some great food.

Are you ready to rumble on the bridge?  That is going to be one of the best spots in Central Indiana to watch the fireworks...the Blast on the Bridge!
This is an annual event where Geist and surrounding communities gather on the Bridge over Geist to watch the fireworks.  There will be a parade, but not your usual parade...this one is with boats!
The boat parade begins at 5:30 and will arrive at the Fall Creek Road bridge where they will be judged at approixmately 6:30.

Here's a quick list of a few choice events.
Carmel Fest is always a favorite, celebrating over 25 years!  It is scheduled for July 3rd and 4th and will be held at the Carmel Civic Square.  You can watch the parade, listen to the live music or enjoy the food.

While many people who live in Geist buy their home for the water; there are many others who love to play golf!  So where are the homes on golf courses in Geist?

Making a connection with your client is more important than your skill set or your history of success.  I believe if I can get face time with the buyer or the seller; I’ll get the opportunity to be their REALTOR.  It is the same for the REALTORS I use for referrals.  Active Rain helps me know YOU.
Sure, you have to have strategies and stories of success…but I believe that how you connect is more important.  Who you are matters more than what you do.

Cool New Tool for REALTORS - 06/18/11 09:03 AM
Many of you probably already know about this tool; but I used it for the first time yesterday.
I typically have my listings staged.  If they are already furnished and it is greenery and moving things around...I pay for it.  It typically takes my stager 3-4 hours and that is within my budgeted expenses for listing a home. 
But, if the home is vacant and requires a stager to bring in furniture and stage...I don't pay for it.  The stager in this case charges a fee for the actual staging and then an ongoing monthly fee.  It is typically way less … (24 comments)

It’s another story from our life as a REALTOR.  Do you do final walkthroughs?  Do you do them every single time?  Do you do them when the house your buyer bought was vacant…so no worry of what remained with the home or what got damaged in the move out?  Better yet, when you are the listing agent of a vacant home…do you do walkthroughs every week.

Carmel Indiana saw a 25% decline in homes sold in May 2011 from May 2010.  There wre 112 homes sold in Carmel compared with 151 last year at this time. This is the 2nd month in a row where 2011 has lagged 2010.
Other statistics that we watch are Days on Market (how long does it take from list to close) and the price per square foot (which most certainly varies by neighborhood...).  For May of 2011; the DOM was 86 compared with 67 a year ago...so it is taking longer to sell homes in Carmel.  … (0 comments)

Pay It Forward - Trolls under the Bridge? - 06/10/11 07:51 AM
I told her I would meet her there at 9:00.   But, everything that could go wrong seemed to be going wrong.  The client took longer at the showing than I thought, she texted that I needed tennis shoes and bug spray and I had on sandals, I had driven my daughters 1997 Honda since we were going "there" and now I couldn't get the key to turn over to head to "there" from the showing.
That's how the day started....it sometimes seems circumstances would make it easier to say..."ah, forget it" when you are trying to do something for someone else.

While the number of homes sold in Fishers in May 2011 is still behind the 2010 numbers...the gap is decreasing substantially.
In May 2011, 158 homes sold in Fishers compared with 179 a year ago; so a 10% "ish" drop compared with 30% and higher drops in previous months.  The first time home buyers credit in 2010 ended with contracts being written by 4/30/10 so I expected the 2010 number to go down.
While you might expect 2010 to significantly drop...looking at the graph, that doesn't really happen until July.  This time of year is … (6 comments)

Pay It Foward - Summertime Heat - 06/05/11 03:07 PM
Its 90 degrees, the AC is out and it will be three days until the HVAC company can come for a review…and oh, by the way…I’m 8 months pregnant.
That’s the situation we had recently.  My husband and I own a rental home in the neighborhood…we bought it when I couldn’t sell it.  Glad that doesn’t happen too often!
We have a warranty on the home and this particular company requires us to use their vendor who was backlogged from the high temperatures kicking into gear.

Mayor Brainard along with most of the residents of Carmel think it is a wonderful place to live.  From the top rated Carmel school system to the many parks and trails it offers and the new Arts District downtown; it is notably a great choice to live and raise a family.
Mayor Brainard in a discussion last week talked about the growth of Carmel, from 25,000 to 80,000 in the last 15 years.  The parks and green space has increased to over 800 acres.  The new Monon Center has brought even more to do in Carmel.
