There are currently 760 homes for sale in Carmel Indiana and of those 78 are below $150,000. February was another good month for Carmel Indiana Real Estate; matching the 2010 numbers. In February there were 66 homes sold in Carmel compared with 65 a year ago. The graph shows both January and February results comparable to 2010. Ouch, not a good month for Carmel homes selling this month! This month is the largest decline in comparison to 2009 at a 53% decline. I am, however, hopeful November will be the turning point with the election behind us. Consumer confidence was on the way up with the news of the U.S. employment jumping by more than anyone expected in October. Living in Carmel Indiana has many benefits. I have written about the Monon Center as one, and want to highlight the actual Monon Trail today. The Trail begins at 10th street in Indianapolis and travels all the way to 161st street in Westfield (the end point used to be 146th but this was recently expanded). The Monon in Carmel is 5.2 miles; but all total, it is 16 miles of pavement used for biking, walking, running and rollerblading. We have a trend beginning that I hope will end soon! This is the third month of declining sales from a year ago; with a 28% drop this September compared with last September. Let's look at the graphs. The number of homes that sold in Carmel Indiana was 84 this month compared with 116 last month. However we can gleen some good news from the analytics that your Carmel Realtor does each month. Carmel Indiana homes are selling! This is the 5th straight month in 2010 where homes sold in Carmel have been more than in 2009! May 2010 saw a 22% increase in sales from 113 in 2009 to 138 in May of 2010. In addition the days on market in 2010 are 62 compared with 94 a year ago. That means sellers on average in Carmel are selling their homes in 62 days! The only bad news and it is only slightly bad is that the price per square foot has moved down to $111 from $113/sq ft. It is that time again to discuss the Carmel Indiana Real Estate market. To start, there are currently 138 townhomes/condos and 638 residental homes on the market today (3/15/10). Selling a home in Carmel is just about reaching the best time as the tax credit is nearing expiration (4/30/10) and Spring approaches. For February there were 61 homes that sold this year compared with 55 last February. The distressed properties are just a fraction of what is selling so that is great news.
