The homes sold in Carmel in May blew last year away with a 37% increase! There were 172 homes that sold in Carmel compared with just 126 a year ago. The average days on market are impressive with 92. We saw a slight increase in the prices as well with the average of $316,900 compared with $313,700 a year ago. The Luxury homes in Carmel are also doing well with 23 homes over $500,000 sold this month compared with 15 last year. We even had 2 over the $1MM mark sell in May. Homes sold in Carmel for the year 2011 compared to 2010 were up 7% which is great news. There were 1324 homes sold in Carmel in 2011 compared with 1234 a year ago. Nearly every quarter in 2011 outsold the quarters of 2010. Probably the only reason the 2nd quarter lagged was due to all the first time home buyers in 2010 in that time period trying to take advantage of the $8,000 first time home buying credit. There were over 100 homes sold in Carmel in November which is a 45% increase over a year ago! Carmel (unlike Fishers at the moment) is seeing market trends that any city would embrace. Their average price of home sold was $353,000 compared with $288,000 a year ago. Their days spent on the market were 91 compared with 109 a year ago. Even the luxury market is seeing good news. There were five homes over $1 million sold in Carmel in November compared with zero last year. The interesting thing is that many of the homes sold were ON THE (0 comments)

Also great news with the days on market decreasing to 78 from 83 a year ago and the average sale price increasing to $334,600 compared with $332,600 a year ago. It is important to at least note that June of 2010 was an extremely heavy month of sale making July of 2010 a bit on the lighter side. This is certainly a frustrating time for sellers anywhere in the U.S. And it is in the Carmel Indiana Real Estate market too; it is taking longer to sell homes and they are selling for less. If you are a buyer, you can certainly be reaping the benefits. Here are the results for my local area, Carmel Indiana. There were 67 homes closed in November 2010 compared with 120 in November 2009. There were 10 distressed homes in both years for November; but the %age is higher in 2010 since there were fewer total homes sold. The days on the market were 107 (26 comments)

Water is certainly a premium in the Indianapolis area...but image looking out your wall of windows over this body of water each morning! It is Bayhill in Carmel, located on 126th in between Hazeldell and Gray Roads. It is very convenient to shopping, schools and restaurants. Bayhill in Carmel is a community of approximately 250 homes; many with water or wooded views. They were built in the mid 1990s and most have basements and three car garages. There is not a great deal of turnover in the neighborhood with only 7 selling in calendar 2010. There are currently 4 active homes; (2 comments)

While I love to write about the events in Carmel and the Carmel Real Estate market, it is a necessity that I write about filing your exemptions. It will matter to everyone who owns a home in Carmel. The mortgage exemption reduces the assessed value of your home by $3,000 and the homestead exemption reduces the assessment by $45,000. You can only have exemptions on one home in Indiana. All the residents in Carmel and the surrounding area have been watching the Carmel Palladium being built. It has been touted as the crown jewel of old town Carmel. It cost about $150 million and has used limestone from Indiana in its construction. It is about 85 feet from floor to dome and speaking of the floors, they are Italian stone. There are 65 glass panels and the Palladium seats 1600 in the concert hall. There is also a 500 seat proscenium theater and a 200 seat studio theater. Living in Carmel has so many benefits with the Monon Center, Clay Terrace shopping, fabulous dining and great schools. Pulte's Saddle Creek is a popular Carmel Indiana Real Estate location. It is located in the Spring Mill and Towne area just north of 136th. There are 493 homes in the subdivision and they were built between 2000 and 2005 for the most part. There are so many neighborhoods in Carmel with homes for sale, why would you pick Saddle Creek? For starters it has very good resale in terms of days on market. On the average, homes only last about 60 days. Carmel Real Estate has some of the best neighborhoods in Central Indiana. Located just north of 131st on Hazel Dell is the beautiful neighborhood of Avian Glen. There are approximately 225 homes in this neighborhood built primarily between 1993 and 1996. Nearly every home has a basement and three car garage and many homes have 5 bedrooms and at least three full bathrooms. They are all custom built homes and are brick/cement siding. Carmel is a great place to live because they are such an active community with things to do almost every weekend. Coming up on Septemer 25th and 26th is the Carmel International Arts Festival on Main Street in the Carmel Arts and Design District. There will be nearly 150 artists displaying their works in watercolor, oils, jewelry, photography, wood, sculpture and various other mediums. There will also be entertainment on two stages including the Banjo Buddies Dixieland Band and the CR Ryan Professional Magician, as well as food vendors.
