Currently there are 100 condos for sale in Fishers and of those 13 are distressed properties. Condos provide great ease in living with no lawn maintenance or exterior worries. One thing to always keep in mind in condo homes, is the monthly maintenance fee. The lender will often look at that amount as additional monies for your monthly payment. Some of the more inexpensive new options are at Limestone Springs located at Marilyn and 136th, far east side of Fishers. There are currently 17 active condos in that subdivision. This is a You-Tube video from the Keller Williams office that profiles a first time buyer nationally.
The first time home buyer credit of $8,000 expires for contracts not written by 4/30/10; they must close by 6/30/10. This is the same deadline for the "repeat buyers" credit of $6,500. Remember that "repeat buyer" does not mean you have to move up. (0 comments)

We are all curious when the Fishers Real Estate market will return to normal levels, I think looking at trends is the best way to determine that. For this post; I have pulled all of the sold homes in Fishers (both Delaware and Fallcreek Township) for each month from January to July comparing 2008 to 2009. The numbers actually look fairly close for most months; within a couple of percents. The exception is actually July. We are down 14% from a year ago. I think there are possibly two reasons for this. Active Homes for sale in Fishers Indiana for May total 735. What is most interesting is of the 189 new listings that came on the market in May, nearly 20% of them were from high end neighborhoods (sale price over $500,000) including Bridgewater, Canal Place, Lake Stonebridge, and Windermere Pointe. This may tell us that consumer confidence is beginning to come back or it may tell us executive job loss is on the rise; what's your call? Appraised values of homes are definitely a barrier to a successful close in today's market. While the Fishers Indiana Real Estate Market remains strong, there are pockets of declining values in various Fishers neighborhoods. Appraisers are only going back three months currently and picking up those declining values in appraising current sales. I want to talk about the definitions of Assessed Values and Appraised Values and how they both differ from a CMA (Competitive Market Analysis). An Assessed value is the value put on your home by the town's assessor and it is used for tax purposes. It is much more global (0 comments)
The MIBOR system that I use to find homes for my clients has many more options than a consumer search model has, for example I can find homes with fences, homes with islands or walk in closets, etc to help narrow the choices to the ones that best meet my clients needs and wants. The decline in the Fishers real estate market continued for most of 2008. This graph compares the 2008 to the 2007 sales by quarter. The only glimmer was in the third quarter when the 100% financing (i.e. Ameridream) sunset on 9/30/08 creating a rush of buyers to the table during that quarter. This graph tells us a few things about real estate; most home sell in the 2nd quarter and very few homes traditionally sell in the 4th quarter. When a seller puts their Fishers home on the market to sell; the Fishers Real Estate Agent better know the absorption rate. Kristal Kraft writes a great explanation of Absorption Rate. Basically it tells us how much inventory that looks like your home is currently on the market and how often homes like yours sell. It gives us an idea of how long your home may be on the market and more importantly helps us determine the best price for your Fishers home. Fishers Real Estate residents have experienced incredible growth over the last few years; the population has grown to over 66,000 in 2008, a growth rate of over 65% since 2000. There was a need for a 2nd High School in addition to the existing Hamilton Southeastern High School, so Fishers High School re-opened in 2006. I say re-opened because Fishers High School did exist back in 1969 prior to its demolition. There are approximately 2,000 students that are enrolled in Fishers High School, 517 in 9th; 533 in 10th; 498 in 11th and 480 seniors. The school opened in 2006 with (0 comments)

We have talked about the decline in the Fishers real estate market, this graph demonstrates it. As we compare 2008 sales to the same periods in 2007 for homes in the two townships that make up Fishers, we are seeing significant declines. For the first quarter the decline is 15%, 2nd quarter is 20% and we actually see an increase in the 3rd quarter of 5%. This can be explained by the elimination of the Down Payment Assistance (DPA) programs such as Ameridream. The programs ended on 9/30/08 and many buyers were pushed through during that last quarter.
