Homes sold in Fishers 2012 hit an incredible high in the 4th quarter of 2012 increasing over 40% from the same quarter a year ago. If a sign of the economy moving forward is in housing…we are definitely moving forward.
For the year 2012, there were 1,715 homes sold in Fishers compared with 1,447 a year ago; up nearly 20% for the year. For the Marchant Team, 2012 was our best year in selling real estate since we started in 2001. We sold nearly $25,000,000 this year and over 100 units.

Conner Prairie is an interactive history park with so much to do. Selling a home in Fishers is looking easy these days! For the month of June there were 195 homes sold compared with 185 a year ago and year to date there have been 797 homes sold compared with 717 a year ago. That is a 11% increase 2012 over 2011!
Our pricing is still struggling though, the average price this year is $223,500 compared with $234,000 a year ago, so a 4% decline. In the last few months we have seen the market shift so that I expect very soon we will see … (0 comments)

The homes sold in Fishers for May 2012 was within 2% of both 2011 and 2010 ; I was hoping for another 30% increase over the prior year. It is still good news though! There were 177 homes sold during Maycompared with 152 homes sold in April so the homes in Fishers are selling!

Homes Sold in Fishers in April
Holy Cow! We are really selling homes in Fishers! We sold 30% more homes this April than a year ago. The news gets better, the days on market were 88 compared with 92 last year and the average selling price was $225,200 compared with $220,000 a year ago.
There were 152 homes sold in Fishers in April compared with 118 a year ago. The were two homes over $1,000,000 that sold. The top three most expensive homes had inground pools; I would love to find a home in Fishers with an inground pool for me!

There were 64 homes sold in Fishers in February compared with 67 a year ago…so in line with the market of last year. Remember the first time buying credit in 2010; we sold 91 in February of 2010! I have seen many listings starting to get multiple offers and selling quicker so while February looked to be steady; I believe we will see some great numbers in March for the Fishers Real Estate market.

Homes sold in Fishers for the year 2011 compared to 2010 were actually only 2% different. There were 1447 homes sold in Fishers in 2011 compared with 1476 a year ago.
Thank goodness for the third quarter, the only quarter where we outsold 2010. The reason is simple…in 2010, the first time buyer credit expired on 6/30/10 so that there were virtually no more buyers in the 3rd quarter of 2010.

The City Crime Rankings report was based on the 2010 crime statistics of 405 cities and Fishers had the lowest violent crime rate for cities with populations between 75,000 and 100,000.

Time to report on the Fishers Real Estate Market!
This is the second straight month where we are exceeding our 2010 numbers. In August 2011, there were 150 homes sold in Fishers compared with 130 a year ago. Even the luxury market in Fishers (over $500,000) improved to 7 sold in August 2011 compared with 5 a year ago.

I think I alluded to it last month, but July shows some great news for the number of homes sold in Fishers for July. In July 2011, 153 homes sold in Fishers compared with 107 last year. That is a 40% increase…(wish the stock market would have that kind of a day!). Both the days on the market improved from 89 to 82 and the average price increased from $248,700 to $249,600. The graph is a pictorial of the last three years showing homes for sale in Fishers that have sold by month. This month is very close to a year ago with 171 sold compared to 173 a year ago.
In fact, this is the 2nd month in a row where we are close to the volume from a year ago. Keep in mind the 1st Buyer Credit ended in April of 2010.
