The homes sold in Fishers for May 2012 was within 2% of both 2011 and 2010 ; I was hoping for another 30% increase over the prior year.   It is still good news though!  There were 177 homes sold during Maycompared with 152 homes sold in April so the homes in Fishers are selling!

Holy Cow!  We are really selling homes in Fishers!  We sold 30% more homes this April than a year ago.  The news gets better, the days on market were 88 compared with 92 last year and the average selling price was $225,200 compared with $220,000 a year ago.
There were 152 homes sold in Fishers in April compared with 118 a year ago.  The were two homes over $1,000,000 that sold.  The top three most expensive homes had inground pools; I would love to find a home in Fishers with an inground pool for me!

Way back in 2008, I started a series on the Top 10 Questions in Real Estate for my outside blog on Fishers Real Estate and somehow I never finished the series!  So much to write about I guess!
So the answer to Question 9, what is the payback on my renovation is the one I will answer today.
The short answer is, it depends!
But every year CNN puts out a renovation payback calculator; that is fairly reliable across the country.

I was perusing the market stats today for the Fishers Real Estate market.  There are 179 homes that have been on the market OVER 150 days.  They were listed before 4/5/10.
I have to ask the question; why haven't they sold? 
I think if you have a home over $500,000; that market is really soft right now and it makes sense it will take longer to sell.  So, let's take those out.  Now we are left with a 139 homes that are "stale".

I know that March was a great month, but I will lay odds April will knock it out of the park.  If you read the recent posts on the Fishers Real Estate that has pended, you would probably agree!  There are so many buyers out there still trying to get the tax credits that are available for first time buyers and repeat buyers.
There are currently 810 homes for sale in Fishers, with 173 of those under $150,000.

Fishers Indiana has received numerous recognitions and awards over the past few years culminating this past week as the most affordable suburb in America by Business Week.  The criteria for this award were populations of 5,000 to 60,000 (I actually think we are closer to 70,000, but we'll take it!), median family incomes of between $51,000 to $120,000 (we are at $108,086) and factors such as livability (short commutes...they must not have travelled I69 in the morning!), education, crime and affordability.

I just recently posted my year end 2009/2008 analysis of the Fishers Real Estate Market; but wanted to dig a little deeper and look at the statistics by neighborhood.  You may recall that of the homes for sale in Fishers in 2009, 1,615 were sold compared with 1,676 in 2008; a 3.5% decline. I was very anxious to view 2009 to 2008 to determine if we had declining values in Fishers, specific trends and any good news!  I am an accountant by background and love the analytics of evaluating real estate; I also am a very good negotiator as a result of my previous training.  That is a trait you WANT in your Fishers Real Estate Agent!

There are currently 725 homes for sale in Fishers and of those 90 over over 10% are a distressed property.  More than likely, most of the homes that are distressed have sellers with "negative equity".  As a reminder distressed property is a bank owned, foreclosure, short sale, or a property where a bank is likely involved.

The Fishers Real Estate Market has turned the corner?  Last month we saw the 2009 monthly totals beat the 2008 monthly totals by 4 houses, this month we see the 2009 number 18 better than 2008 November.
Let's have a look at the graph and talk about November. 
For November 2009, there were 113 homes that sold and 16 (14%) of those were distressed properties.  Last year for November, there were 85 homes that sold and 9 (10%) were distressed properties.

I consider it very important to take the required courses to remain a Fishers Realtor of choice.  Recently I took a class on Multi-Generational Marketing that I thought was very interesting.   I need to pay attention to the age of my buyer because what they value may differ depending on how they grew up.
 There are basically five generations as follows:

If you have a Fishers home for sale, you undoubtedly have talked about the commissions that will be paid.  Whether they are justified or not is certainly a topic of controversy.  I could take either side of that depending on who we are talking about as the Realtor.®
