professionalism: Just Say No to Low Ball BPO's - 07/04/11 11:09 AM
This morning I received an offer from Raj at Incubator, Inc to do BPO's for $18.00.  Are you freaking kidding me? I am a professional and I do not work for minimum wage.
I have watched the fee for BPO's drop like a stone over the last 3-4 years. We were paid $50-100 which was a reasonable fee for our time and information.  I attribute this low ball practice to starving agents that are willing to work for less than minimum wage rather than go out and actually prospect for business. Now our Association's have come up with a BPO Certification Course that costs $125 + … (52 comments)

professionalism: Is Your MLS For Sale? How About Your Soul? - 02/20/11 02:57 PM
IS YOUR MLS FOR SALE? How About Your Soul?
I recently received this notification from a vendor who will remain nameless to protect me from being sued:
Dear Real Estate Agent/Broker:
(Un-named Vendor) is now offering a new product, please read the descriptions below and update your fees:
"Subject Data Report: Focuses entirely on the subject property and asks for 10+ exterior subject photos, Subject MLS with photo gallery and completion of a brief questionnaire about the subject and subject market area. If interior access is obtained, 20+ interior photos should be provided of all rooms, damages, needed repairs and … (5 comments)

professionalism: WHAT'S WRONG WITH THIS PICTURE? - 06/21/10 02:59 PM
If anyone wonders why they may be loosing business take note of what happened in my office less than 10 minutes ago.  A very friendly lady just popped in and tried to sell me advertising in one of our local phone directories.  Not a problem so far.  Here is the rub.  She had her bra straps hanging out of her shirt, skin tight faded jeans, and a pair of platform shoes that fit a whole different profession.  While I did not expect her to be in a three piece suit this is just plain unacceptable no matter where you are or what … (0 comments)

professionalism: REALTORS SLAMMING REALTORS - 01/24/10 05:33 PM

REALTORS SLAMMING REALTORS:
I hate to say it but this is becoming a common occurrence on Active Rain and elsewhere in the industry.  Many REALTORS seem to think that their way is the only way.  When one of you says you work by appointment only then hundreds chime in and say that is wrong and that we should be available 24/7-365 and then just as many will have the opposite opinion in a rant or whine saying we need a life and please do not call me after hours and disturb my family time.
Do doctors blog on other doctors hours?  Do … (122 comments)

professionalism: STOP SLAMMING REO AGENTS/BROKERS - 02/12/09 08:58 AM
I received an email this morning from a very successful and professional REALTOR® today that alarmed me and I wanted to share my response with you all.  They were trying to get a group of REALTORS® together to do some "PR" against REO agents that make what they feel are unreasonable showing and offer perimiters on their listings.  This is what I wrote back:
"The REO agent is taking their directions for listings from their principals.  Yes I agree some overstep but you would need proof that this is not the sellers directive. I do agree that there is no reason … (1 comments)

professionalism: TO LIST OR NOT TO LIST THAT IS THE QUESTION - 10/14/07 04:36 PM
I have turned down more listings in the past few months than I have turned down in my entire 18 years in the real estate business.  Overpriced under motivated over extended sellers cost time and money.  Yes, but here is the rub, sellers in my market area actually believe the hype brought on by many  TOP PRODUCER ads that tell them that if you have the most signs and unsold properties you are the most successful agent in town. You know those "MARKET SHARE" propaganda ads that some like to run. What a crock.  The top producers in my area are only successful 1 in 12 times … (41 comments)

professionalism: EXCLUSIVE BUYERS AGENT DEBATE - 10/05/07 01:20 PM
Well here we go again.  I just read about four new blogs with multiple comments about agents not wanting to ask a buyer to sign anything before they took them out to show property.  Many comments came from people that thought that "bonding" with a client first was a good idea.  Problem number 1 the "client" is not a "client" sans a contract.  So many agents say the so called client is resistant to signing the contract.  I say rubbish.  The agent is resistant to doing any pre screening to find out if this is actually a buyer in the first place.   A very … (1 comments)
