short sales: The BPO Agent is NOT Your Enemy - 03/21/12 12:43 PM
The BPO Agent is NOT Your Enemy:
I do not understand why agents/brokers get annoyed, delay the return call, or worse don't return my calls at all when I am trying to make an appointment to gain interior access to their listings.  Especially when they are under contract on a short sale.  If there is no lockbox I have no choice other than to contact you for access and you probably put youself down as the contact in Equator or to the lender in the first place.
You can not close your short sale without at least one outside BPO and perhaps multiple … (1 comments)

short sales: Equator Agents Initated 1.17 Million Short Sales? - 12/29/11 11:05 AM
Equator Agents Initated 1.17 Million Short Sales?
On DSN this morning Equator reported that agents initiated 1.7 million short sales through their platform over the last 24 months.
Here's my question....How many resulted in a successful sale?  I am sure their sofware can identify why a file was closed in the system, ie: sold, or closed without resolution.
They went on to say that 150 Billion dollars of assets (short sales and REO's combined) were processed over the last 8 Years.  Ok now I am confused.  8 Years ago we was 2003-2004 in my world and I sure do not remember many short sales or … (0 comments)

short sales: Confused About The Foreclosure Freeze? - 10/14/10 06:57 PM
Confused About The Foreclosure Freeze?
You are not alone. Get in the long line.  Every other story on the Internet, and in the media is more confusing than the last one.  Barbara C went as far as to say that if you are a buyer in a foreclosure transaction and are in escrow you can not close your escrow on the Today Show this morning. Could not be farther from the truth.  Fox News reported that the next Tsunami of Foreclosures will make the last one pale in comparison.  The Fed says don't ruin our recovery with a Foreclosure Freeze.  The States Attorney Generals … (5 comments)

short sales: Foreclosures, Loan Modifications, Short Sales....Oh My - 08/27/10 04:02 PM
Foreclosures, Loan Modifications, Short Sales....Oh My
How about some positive news for a change.  Yesterday CAR announced there is a 64% affordability for potential California homebuyers.  It is estimated that a married couple only needs to make between $10-$15.00 an hour each to qualify for the median home in CA.  The Eco Boomers have now graduated college are getting, married, and starting families. The Baby Boomers are now mostly ready to retire or think about retitement and ready to sell them their homes.  In most areas a house payment is consideribly lower than rent.
So why is it that each day … (2 comments)

short sales: Have You Tried A HAFA Yet? - 05/17/10 08:36 PM
Have You Tried A HAFA Yet?
This program was rolled out with much fan fair by the government and the lenders as the next best thing since sliced bread yet I have not spoken to one agent that has gotten one of these through the process yet.  In doing the math on their time line at least a few should already be listed in the MLS but I have yet to see one.
If you have attempted one of these could you please give us all some feedback.  I fear that this is just another round of stall tactics to … (0 comments)

short sales: SHORT SALE OR COME ON..You Decide - 02/09/08 08:35 AM
Is it really a short sale or are you just another Snake Oil Salesman?
Is it just me or are you tired of under-priced listings (which BTW are against our code of ethics) that are clouding the true value of a neighborhood?  Many agents have turned to the practice of pricing a home where they know the property is not going to sell, or get short sale approval, at the much below market price they put on the listing.  This practice of pricing way below market value to get multiple phone calls from REALTOR.com and other advertising venues is an attempt to bait the buyer in and simply sell them … (14 comments)
