I am truly loving the urban lifestyle! As some of you may already know, I live right in the heart of the action in Old Town Scottsdale. I woke up this morning and took one of my dogs, my pitbull Candy, for a 4 mile run to the park. Now we are back at the condo for breakfast. After breakfast, I'll walk over to Starbucks at Scottsdale Fashion Square mall to do some work on my computer and possibly meet some new prospective clients!

As I was on my way out for my run this morning at 6AM, I couldn't help but notice people were already in their cars hustling to work. It's scary to think that one alternative to my morning as I described above would be to drive 30-45 minutes to ‘work' everyday & report to my cubicle :( Yikes, how can anyone do this for any length of time???

From the virtually no maintenace living to the luxury amenities such as a 24/7 concierge, luxury high rise condo living can be a very attractive choice when you are considering your next home purchase. However, below are some things to take into consideration before you are sold on high rise condo living and put in that purchase offer.

Storage: Luxury high rise condo living may not be for those of you who can't seem to throw away anything you've ever owned since childhood! Storage space is precious and costly when it comes to condo living. Consider yourself lucky if the condo you are considering purchasing has a decent size storage closet inside the unit. In most buildings, extra storage is available for lease or purchase. Generally the extra storage is in the underground parking area near your assigned parking space(s). Keep in mind though that limited storage can be a good thing as it will leave you no choice but to rid yourself of all those boxes of ‘stuff' and allow you to live ‘light'!

HOA: HOA fees for high rise condos work similar to other HOA's that you may be familiar with. The dues are paid monthly to cover landscaping, building maintenance, blanket insurance, & reserves. Luxury High rise condo towers have set of rules and noise control is one of the strictest of them. Most buildings enforce a quiet period from early evening to morning during which residents are required to keep the noise down. Make sure to review the HOA's rules on noise control to make sure it fits with your lifestyle before purchasing your luxury high rise condo!

Parking: In order to accommodate the required number of parking spaces for a high rise condo development, parking is commonly built underground. Generally, at least one underground parking space comes with the purchase of a condo. However, some buildings allow an owner to purchase, sell, or lease out additional parking spaces that may be desired by the other residents. Don't forget to make sure that the luxury high rise condo project you are considering purchasing in has adequate parking for your guests, preferably close to the elevator and/or close to your unit.

Pets: Thinking about moving into a luxury high rise condo development with your 100 pound Pitbull named Conan? - not likely going to happen! Most buildings do allow domestic pets but have rules against exotic pets - no Snakes in a High Rise! With dogs, there will likely be restrictions on size and sometimes even breed. If you have a dog, make sure that either the condo development has adequate green space to walk your 40lb. or less ‘best friend' or that there is a park close by. The last thing you want is to have to walk your dog 10 blocks to the park on a toasty 115 degree August afternoon!
