I Am Offering Investors 25% Return, How Come My Phone Is Not Ringing? Richmond, VA - 08/21/10 05:07 PM
With the disappearance of "stated-income" lenders, it has been hard to find investors in the Richmond, Petersburg, Chesterfield and surrounding areas in Virginia; Even though I have offered a 25% return, which is above the average return offered, my phones are still not ringing?
Is it that investors are nervous?
Is it that investors do not like to lend to agents?
Is it the market?
I have even offered to provide portfolios with past flips which I have done with an average profit margin after repairs of $50,000, to no avail.

IS A SELLER REQUIRED TO MAKE REPAIRS AS A RESULT OF A HOME INSPECTION OR AN APPRAISAL REPORT? - 08/21/10 04:32 PM
How many times have I heard a Buyer say they were told "the Seller MUST repair all items which come up during either a home inspection or an appraisal? Too many to mention!!! I wonder how many agents have told their Buyers this information knowing that if they explained the options that a Seller has, that same Buyer would be hesitant to sign the contract?
For instance, if a home inspection report says the house has to be powerwashed does the Seller "have" to complete this repair? What if some of the gutters are missing? A porch railing is rotten? Correct … (0 comments)

An "AS IS" Sale Means Seller Will Do No Repairs...or does it? - 08/21/10 04:12 PM
I'm curious as to how many times an agent has received a contract for an "as is" listing and soon after the home inspection, the buyer's agent sends over a list of 30+ requested repairs including, but not limited to, cosmetic repairs and minor repairs? I have sold numerous homes "as is" and it was always understood by both agents that the Seller can be asked to repair major items or safety-related items. Also if the loan is an FHA, Seller can be asked to repair FHA-related repairs.
