20 ways to make your home loan underwriter (the "judge" love you better -- and none of them have to do with "improving your credit.."

So many people focus on their credit when they are trying to get approved. Yes, that is important. But, there are other very important things you can do to improve your chances of approval success.

"Deposit the difference DIRECTLY into your 'I AM GOING TO BUY A HOME' soon 'home savings account.'"

One of the things that can help you in trying to qualify to buy a home is having some savings. Even if you are getting a down payment assistance program, it really helps to have some savings. Just think, if your file is borderline, but you have some savings, that can push you into APPROVAL LAND (it lowers the risk, which is what underwriters like to see!). So, here are some ideas.

20 ways to deposit more money into your “I AM GOING TO BUY A HOME” savings account.

1. SHARE YOUR SPACE… While you are saving up your money for your down payment, or your post closing furniture, get a roommate to split the rent with you. Put the difference into your home savings.

2. EAT OUT LESS…Shift from eating out to eating at your place. Put the difference into your home savings account.

3. EAT LESS, PERIOD… Take smaller portions the first time around, eat slower, and think twice before reaching for seconds. Reward yourself by putting the difference into your home savings account.

4. WALK, OR BIKE, OR RIDE THE BUS INSTEAD OF AUTOMATICALLY JUMPING IN THE CAR…How much gas would you save, and car wear and tear, if you chose to leave your car parked more often. Pay yourself the difference, and put the difference into your home savings account.

5. GET A SECOND JOB TEMPORARILY…PUT ALL THE EXTRA INTO YOUR SAVINGS into your home savings account.

6. SELL YOU. Babysit, housesit, cut hair informally, tutor… PUT ALL THE EXTRA INTO YOUR HOME SAVINGS ACCOUNT.

Always wanted to be in a musical? Here is your chance!

Auditions for The Katy Visual & Performing Arts Center (KVPAC) presentation by the Encore Players of the musical revue "I Love You, You’re Perfect, Now Change"
2501 South Mason Road, #290, Building 1, Patterson Main Theatre in Katy
Auditions start at 7 p.m. until 10 pm.
30-minute slots at KVPAC
Five actors will be seen per half-hour slot. Actors should be prepared to stay for the whole half-hour.
Actor/singers should prepare a short monologue not exceeding three minutes and 16 bars of a song of their choice, which will demonstrate vocal range.
Bring sheet music for the piano accompanist.
Participants must be age 17 or older and should bring a headshot and resume if they have them. Callbacks are by invitation only on July 31, if needed.

OK, I know everyone's mind is on Real Estate or the Economy, but, take a minute to reflect - school is coming, just the same, and many need help.

VOLUNTEERS

Volunteer at the Mason Rd Store. Youth 13 and older can volunteer with an adult
Young adults 16 and older can volunteer on their own or with a group of friends.
Organize a drive to collect items for the store or food pantry.
Design and distribute flyers around your neighborhood asking for specific items with a day and time you will return to collect them.
Bag laundry detergent, coffee and/or sugar at home. The food pantry is limited on space for volunteers but the work can be done at home and delivered to the pantry.
Organize your own school supply drive and then deliver collected items to KCM.
Strong teenage boys are needed to help when the school supplies come in

Just take a moment to congratulate Coach Amy Pitzel.

She is Taylor High School's Cross Country Coach and was was recently named the nation's most inspiring coach of 2011 by Brooks Sports, Inc.

The Brooks Inspiring Coach of the Year Award recognizes 10 finalists and one winning cross country and track and field coach who made a significant, positive impact on the lives of their athletes.

The award program was created this year, with the purpose of identifying and honoring coaches across the nation who go above and beyond to build and keep their programs strong, make a lasting difference in the lives of their athletes, and inspire everyone in the community to run and be active.

So. congratulations again, Coach Amy Pitzel!

"I wanted to let you know what kind of US Soldiers are serving you!" - "WHEN THE MUSIC STOPPED."

A Chaplain serving in Baghdad recently wrote....

"I recently attended a showing of 'Superman 3' here at .... We have a large auditorium that we use for movies as well as memorial services and other large gatherings. As is the custom at all military bases, we stood to attention when The National Anthem began before the main feature. All was going well until three-quarters of the way through The National Anthem, the music stopped. Now, what would happen if this occurred with 1,000 18-to-22-year-olds back in the States? I imagine that there would be hoots, catcalls, laughter, a few rude comments, and everyone would sit down and yell for the movie to begin. Of course, that is, only if they had stood for The National Anthem in the first place. Here in Iraq 1,000 soldiers continued to stand at attention, eyes fixed forward. The music started again, and the soldiers continued to quietly stand at attention. Again, though, at the same point, the music stopped. What would you expect 1,000 soldiers standing at attention to do?? Frankly, I expected some laughter, and everyone would eventually sit down and wait for the movie to start. But that's not what happened... You could have heard a pin drop while every soldier continued to stand at attention. Suddenly, there was a lone voice from the front of the auditorium, then a dozen voices, and soon the room was filled with the voices of a thousand soldiers, finishing where the recording left off: "And the rockets' red glare, the bombs bursting in air, gave proof through the night that our flag was still there. Oh, say, does that Star Spangled Banner yet wave, o'er the land of the free, and the home of the brave." It was the most inspiring moment I have had in Iraq , and I wanted you to know what kind of U.S. Soldiers are serving you! Remember them as they fight for us! Pass this along as a reminder to others to be ever in prayer for all our soldiers serving us here at home and abroad. Many have already paid the ultimate price. Chaplain J.H...... Children’s activities include

Mother Goose Time, which provides caregiver/infant activities and songs specially designed for infants 1 month to 12 months at 10:30 a.m. each Tuesday.
Toddler Time is held on Wednesdays and Thursdays at 10:30 a.m., and offers caregiver/child activities, stories and songs for ages 12 to 36 months.
Pre-school children, 3 to 6 years of age, will enjoy Story Time, where they hear stories, watch movies and participate in age-appropriate craft activities at 2 p.m. each Tuesday.

Green Beans Coffee - www.greenbeanscoffee.com. "Cup of Joe for a Joe." You can go on their website and donate, and they will send a note to a soldier who is serving in Iraq or Afghanistan, and tell them to go claim their free gift, for example, a cup of coffee or hot chocolate, or a cold frappucino. Check it out.

Soldiers Angels - www.soldiersangels.org. adopt a soldier AND send letters on a weekly basis, care package once a month. over 1600 soldiers are waiting to be adopted. Help them out with supplies they NEED and we take for granted.

Operation Troop Support- www.second.org. Pray, write, or send care packages. Or, add your soldier's name to be cared for in this way.

A proud military mom tells a story you probably won't hear on the news.

You may remember I have a friend who is a Marine (once a Marine, always a Marine.) She also has a son now in the Army (promoted today to PFC -- Congrats). Anyway, she shared this story with me that was from another military mom. Wow! We are so blessed to have these soldiers fighting on our behalf. Listen to this.

"A story from my son, Jacob - stationed in Khandahar.....

As you know, the Taliban wants Khandahar back and is constantly blowing stuff up there. My son's unit saw a man working to rebuild his shop (or home - I can't remember which) and he had no shoes on. The unit chipped in to buy the man shoes. THESE are the kinds of sons and daughters you raised. This is the true definition of hero. I know you feel as proud as I do. These types of stories will never make the news. It was a simple act of kindness that will soon be forgotten....but not by mom."

To honor our Texas veterans, the VLB offers a substantial interest rate reduction on VLB Veterans Housing Assistance Program Home Loans to the unmarried surviving spouse of any service member who was killed in the line of duty (service member must have been a legal resident of Texas at the time of death). The reduction is a full 50 basis points, or one-half of one percent on the available VLB loan interest rate.

An unmarried surviving spouse of a veteran who is missing in action, or who died in the line of duty, or died from a service-connected cause and had a compensable service-connected disability rating of 30% or greater (as verified by an Award Letter from the VA) at the time of death and was a legal resident of Texas is also eligible for the discount.

What is the benefit for the Unmarried Surviving Spouse Discount?

This reduction can result in a savings of tens of thousands of dollars for qualifying applicants. The surviving spouse must meet all other eligibility requirements for the Home and Home Improvement Loan programs.

Note: Not every new home can qualify for the the VLB Veterans Housing Assistance Program (TX Vet). And, not every veteran that lives in Texas can qualify. But, we would like to help you find out who CAN.

So, how long has the VLB Veterans Housing Assistance Program been assisting Texas Veterans in Purchasing a Home?

In 1983, the Texas Legislature created the VLB Veterans Housing Assistance Program. It has as its purpose to assist Texas veterans in purchasing a home. Through the Veterans Land Board Veterans Housing Assistance Program, eligible Texas veterans have an opportunity to purchase a home with what they believe is an unbeatable, low-interest loan with little or no money down.

Can every home qualify for the VLB Veterans Housing Assistance Program?

No. Not only does the veteran have to qualify, so does the home. Here are some of the more basic requirements on a VLB Home Loan (Veterans Housing Assistance Program) regarding the home itself.

Must be the veteran’s primary residence.
Must be located in Texas.
Must be a single family attached or detached home, town home, condominium or planned unit development.
Duplexes or other multi-family units must have been constructed at least five years prior to the closing date of the loan.
Manufactured/modular homes MAY be eligible.
All new construction homes must meet the Environmental Protection Agency's (EPA) guidelines for ENERGY STAR® qualified homes, and must be ENERGY STAR® labeled and certified.

What are the benefits of the VLB Veterans Housing Assistance Program (TX Vet)?

Veterans who qualify as a Texas Veteran under the VLB Veterans Housing Assistance Program received a reduced rate. (This week it is only 4.39%).
A second potential rate reduction if 30% or more disabled (This week it is only 3.89% this week.)
Texas Reservists and National Guard troops called to active duty in support of Operation Iraqi Freedom have one less thing to worry about if their home or home improvement loan is through the VLB Veterans Housing Assistance. Texas Reservists and National Guard troops with a VLB Home Loan can defer their interest payments when they get called up for active duty

Must the Texas veteran live in the home if he purchases it with a VLB Veterans Housing Assistance Program?

The Texas veteran must occupy the home within 60 days after the closing of the loan
The home must remain the veteran's primary residence for at least three years.

Are there particular requirements for NEW homes?

To be eligible for VLB Home Loan financing, all NEW-construction homes must meet the Environmental Protection Agency's (EPA) guidelines for ENERGY STAR® - qualified homes, and must be ENERGY STAR® labeled and certified. This includes completion of the Thermal Bypass Checklist, by a certified Home Energy Rating System (HERS) rater, prior to wallboard being installed. An ENERGY STAR® affidavit must be completed. IT IS AMAZING HOW WELL A VBS (Vacation Bible School) CAN WORK OUT EVEN WHEN THERE ARE OVER 3500 (attendees plus volunteers). My experience this year at a Katy, Texas VBS, so far.

Monday. It started great. I got out of the car and began walking toward the front entrance. Out of ZILLIONS of kids and parents, walking toward the entrance, one little girl spied me and start hugging me. "Oh, it is my VBS teacher from last year! Hi!", she said as she began to love on me. I hugged her back and asked how she had been and was she excited to come back? "YES!" she said excitedly. "I am so glad to see you here!" I said. I did NOT tell her that I did not do VBS last year, and therefore what we had at this moment was a case of mistaken identity. I just welcomed her hugs. So cute.

Then, I went in and headed toward my assignment. CRAFTS! Are they CRAZY!!!. My artistic ability with my hands (fine and medium motor skills) ended in third grade. I could not see very well at that time, since I needed glasses but no one knew it. AT that time, I thought nature was not all that interesting, since to me, trees were merely a round ball of green stuck on a brown stick. Even though my vision got corrected, my art abilities never caught up. I have stunted abilities in art. I call it a leak at the elbow.

So, I tried to suck it up, and headed up to my assigned area, working on building up my confidence. Not to worry. Another short person came to love on me. And this one WAS one of my previous ones. So, buoyed by the hugs, I moved forward.

I had not signed up in advance to volunteer, so I did not have the inside scoop, but not to worry. The second floor "crafts person in charge," was well prepared - she even had a walkie talkie on. VBS with over 3500 at one campus is a big production. Dry erase boards with lists. Tons of crates on wheels, to cart the supplies around. Enough ziplock baggies to insure empty shelves in every grocery store in the state. And she had us put her telephone number in her cells -- in case we needed anything. After all, this was not her first rodeo! Charts, lists, excel spread sheets, numbers, background checks, boxes, bags.

So far, I have learned that I don't have to be afraid of teaching crafts. I can even write down without flinching some of the elements (previously, I would have called them "foreign objects") so far, without flinching: colored beads, "Joy" dice, cowbells, yarn string, round ring, crosses, spritzers, scissors, baggies, glue sticks, place mats, white paper plates, glue sticks, markers, ziploc bowls, lagnards, white sacks, hole punches, and...and....Oh. I can't even remember what we did on Monday - I have regained my sanity twice since then. But, tomorrow is a new day! Two days to go -- what fun!

Next week, the whole thing gets repeated at another of the five campus! (is "campi" plural for campus?)

I think I will take a nap now.

While leading his platoon on patrol, his unit was caught in an ambush by small-arms fire from multiple directions, leading to an intense firefight.

He was hit by gunshots while on the radio attempting to call in support. Despite severe injuries del Castillo continued on the radio seeking back up for his men up until the time of his death.
