north carolina: Landlords should use precautions with tenants - 05/21/07 05:03 PM
Recently I read a blog about tenants and how some of them respond to their landlords. I can relate to that. I used to own a Property Management company with more than 50+ units and I have seen some crazy things. The tenants have a lot of rights and whether they are behind in rent, not paying, or trashing the place - you need to be very careful and follow the "Landlord/Tenant" laws for your city and/or state. In North Carolina, once you have filed for eviction with the court, the tenant still has time to vacate and that time can be prolonged

north carolina: Raleigh, NC - National Day of Prayer - 05/03/07 07:48 AM
Today, in Raleigh, North Carolina and across the nation, we have the privilege to celebrate National Day of Prayer day. This is an annual event in which millions of Americans unite to pray for our country and leaders. Why should we participate in this event? Times are dark around this world and only the mercy of God can save us. The primary reason we are to pray for our nation and its leaders is because God commands us to. In 1 Timothy 2:1-3, the Apostle Paul urges believers to lift up "requests, prayers, intercession, and thanksgiving" for everyone, especially for "kings

north carolina: About Raleigh, North Carolina - great market, great location! - 04/25/07 03:31 PM
Raleigh is located in the Piedmont region of North Carolina. Our area lies between the shores of the Atlantic and the Appalachian and Smoky Mountains. Only a few hours east and you can be at some of the most inviting beaches on the entire east coast. Heading west for a three or four hour trip will land you in the heart of the most breathtaking mountain peaks. By the way, I got engaged in those mountains in October 2006, at an amazing waterfall location. The capital city of Raleigh is home to six colleges and universities (Meredith College, North Carolina State University, Peace College, St. Augustine's College, Shaw University, and Wake Technical Community College). Just a

north carolina: Doing Things Right.... And Doing The Right Things! - 04/22/07 02:14 PM
Do you know what it means to be passionate about something? It means to express an intense felling. For example, I am passionate about chocolate - a chocoholic! However, the one thing that I am most passionate about is :Doing things right and doing the right things. It means to do things that are good, just, or righteous. It also means being spiritually inspired and doing what is best for others. My dad taught me a long time ago to do things right or not do them at all. He certainly did not mean that I would never fail or make

north carolina: A sales contract, an appraisal, now what??? - 04/21/07 08:51 PM
True story - except for the actual values. I was the listing agent of a home that went under contract for $250,000. An inspection was done and the buyers presented their repair requests. My sellers made the necessary repairs and now we were waiting on the appraisal. Everything up to this point had checked out with both parties (buyers and sellers) and all we needed was the appraisal on the home. In the meantime, another agent wanted to put in a back-up offer but my sellers said no. After-all, we were practically ready to close. Well, the appraisal came back at

north carolina: Property Management & Real Estate - Lesson Learned - 04/20/07 05:46 PM
Once upon a time I was a Property Manager/Business Owner for a combined real estate sales and property management company. We managed between 50-75 properties. One day I had a nice lady come into my office (we'll call her Ms. Smith) and wanted to rent one of our properties, one of our best properties. This home was a brand new construction two-story home in a new subdivision. She wanted to rent the property with a friend of hers (we will call her Ms. Jones) and move in as soon as possible. Ms. Smith's credit was not good at all but her friends was very

north carolina: Is a real estate agent worth the commission? - 04/18/07 09:09 PM
I've been in the real estate business for over 14 years. Through the years I have worked with investors, first time homebuyers, foreclosures, land, resale's, residential properties, etc. Once I was an Appraiser Trainee with all of the required points. I used to believe that real estate agents were filthy rich, had an easy job, and could work when they wanted or even if they wanted. Now that I have made this my career, nothing could be further from the truth. Now don't get me wrong, I do have some flexibility in my job and the job can be very rewarding,
