real estate: Any website design recommendations? - 06/05/07 07:32 PM
A few months ago I had a website designed for me. I spent lots of money but am not thrilled with the results. Now, don't get me wrong, this person did a good job but something is missing.
I was reading a blog about a great person who does website design and SEO. I contacted this person and she gave me a few pointers about my website. Since then, I have emailed her several times and have had no responses. Maybe she has a lot to do, I don't know.
So, I would like to hear from anyone who can recommend someone reliable … (17 comments)

real estate: Market Yourself to the Younger Generation - 05/23/07 07:52 PM
If you want to learn about the future home buyers of real estate, then this article should help show the way.....The article was written by Melissa Dittmann Tracey of Realtor Magazine Online (May 21, 2007).
Market Yourself to the Younger Generation
WASHINGTON - If real estate professionals want to sell to the next generation of home buyers, they'll need to look to social networking sites, blogs, online videos, and virtual communities, says real estate technology expert Saul Klein, E-PRO®, GRI."There's a whole bunch of buyers coming up that do things in a different way, and you have to know how to communicate to them," … (7 comments)

real estate: Traditional versus flat fee real estate companies - 05/15/07 11:43 AM
There have been many interesting posts about traditional versus flat fee real estate companies. I debated writing this post because there are lots of A/R members who do both and I don't want to step on any toes. However, after having worked with a friend who owns one of the flat fee franchises, coupled with a recent transaction that I was involved with, I'm hoping to get constructive support from both sides.
Let me start by saying that for the sake of this post, "traditional" real estate agents are those that perform full service brokerage and generally have commissions set between 5% - 7%.

real estate: Stop The NC Home Tax - 05/12/07 05:43 PM
The Inside Scoop, a newsletter provided by the Raleigh Regional Association of Realtors, recently produced an article regarding "Stop The NC Home Tax".
This proposed land transfer tax is a tax paid every time real estate is sold. This tax equates to a certain percentage of the value of the property. Part of the equity that the homeowner has acquired is taken away because these taxes are paid by the seller. This land transfer tax is the number one priority of the NC Association of County Commissioners, a membership organization of the state's county elected officials.
Proponents of the tax say that it is a … (7 comments)

real estate: A Thriving, Hot Market - 05/04/07 09:08 AM
I am fortunate to be in one of the hottest real estate markets in the country - Raleigh/Durham, NC. With so many great places taking real estate and economic hits, our market has barely missed a beat. Forbes Magazine recently gave Raleigh, NC the top spot in the country as the "Best Places for Businesses and Careers". Raleigh's Economy has expanded 6% annually over the past three years.
You're welcome to my home......anytime!

real estate: www.keithpate.com - feedback request - 05/01/07 11:32 AM
I am a real estate agent working in the Raleigh, NC area and recently had a website created for me. I am interested in receiving honest feedback about the site (is it eye catching, too much info, not enough info, etc.). To me the site looked very nice but sometimes it helps to get feedback from others. I'm not posting this blog to gain business (however I certainly would not turn it down) but rather to hear what trusted folks at Active Rain have to say.
Thank you in advance for your willingness to help!

real estate: You can't make money sitting in the office - or can you? - 04/25/07 08:48 AM
When I first started in real estate over 14 years ago, my mentor was a fairly young lady with about 5 years of experience under her belt. She took me under her wing and taught me many valuable lessons about the wonderful world of real estate. I looked up to her like a big sister who would always steer me in the right direction. Her name was/is Mary Kay. In those days one of the ways to try and get leads was to do cold calling. We would literally pick up the phone book and start calling people and asking for … (8 comments)

real estate: Buying a New Home? You NEED a Realtor! - 04/24/07 06:37 PM
I have met too many people who bought new homes without the assistance of a buyer's agent Realtor.  First, in case you do not know, it does not cost you one extra cent to use a Buyer's agent - the seller pays the commission.  You need a Realtor who is looking out for YOUR best interest - not one who is looking out for the interests of the builder and you.  I have met too many people who bought a new home and are now stuck with it (unable to resell), because they paid more than the house was actually worth...or … (0 comments)

real estate: GETTING MARRIED!!! - 04/23/07 03:29 PM
I realize that this is not pertinent to anything.......but I just wanted to say it anyway. I'm getting married on 5/26/07. Me and my fiance' are very excited and can't wait to begin life as a family. Not sure where we are going for our honeymoon, we can't afford to go too far. Maybe someday we will go to Aruba to make up for lost time!!
We both have truly been blessed! Thanks for letting me share this.....

real estate: Doing Things Right.... And Doing The Right Things! - 04/22/07 02:14 PM
Do you know what it means to be passionate about something? It means to express an intense felling. For example, I am passionate about chocolate - a chocoholic! However, the one thing that I am most passionate about is :Doing things right and doing the right things. It means to do things that are good, just, or righteous. It also means being spiritually inspired and doing what is best for others. My dad taught me a long time ago to do things right or not do them at all. He certainly did not mean that I would never fail or make … (3 comments)

real estate: A sales contract, an appraisal, now what??? - 04/21/07 08:51 PM
True story - except for the actual values. I was the listing agent of a home that went under contract for $250,000. An inspection was done and the buyers presented their repair requests. My sellers made the necessary repairs and now we were waiting on the appraisal. Everything up to this point had checked out with both parties (buyers and sellers) and all we needed was the appraisal on the home. In the meantime, another agent wanted to put in a back-up offer but my sellers said no. After-all, we were practically ready to close. Well, the appraisal came back at … (3 comments)

real estate: Property Management & Real Estate - Lesson Learned - 04/20/07 05:46 PM
Once upon a time I was a Property Manager/Business Owner for a combined real estate sales and property management company. We managed between 50-75 properties. One day I had a nice lady come into my office (we'll call her Ms. Smith) and wanted to rent one of our properties, one of our best properties. This home was a brand new construction two-story home in a new subdivision. She wanted to rent the property with a friend of hers (we will call her Ms. Jones) and move in as soon as possible. Ms. Smith's credit was not good at all but her friends was very … (2 comments)

real estate: Is a real estate agent worth the commission? - 04/18/07 09:09 PM
I've been in the real estate business for over 14 years. Through the years I have worked with investors, first time homebuyers, foreclosures, land, resale's, residential properties, etc. Once I was an Appraiser Trainee with all of the required points. I used to believe that real estate agents were filthy rich, had an easy job, and could work when they wanted or even if they wanted. Now that I have made this my career, nothing could be further from the truth. Now don't get me wrong, I do have some flexibility in my job and the job can be very rewarding, … (2 comments)
