ottawa on: Do you interview your Realtor?! - 04/15/11 09:58 AM
The other day I received an email from one of my clients in Victoria B.C. See below for a copy:
Thank you for the listings.  It is great to look and it is starting to feel real.  We rented a storage unit and are de-cluttering this weekend.  Net week we hopefully have a few realtors coming to look at our place.  Any tips we should ask?
I thought this would make a great post since many of my relocation clients ask me the same question frequently.  The following tips are also useful even if you're selling your home here in Ottawa.

ottawa on: Bank of Canada has raised the Prime lending rate - 07/20/10 09:16 PM
This morning the Bank of Canada raised the Prime lending rate... a great colleague of mine who is a Mortage Advisor in Ottawa, Jacquie Bushell, sent out a great little email with some helpful info and frequently asked questions that I would love to share with you... here's what you can expect from the rate increase:
     - What does this mean to you?
     - What will my payment increase look like?
     - Should you lock in?

I hope you all enjoyed this read as much as I did and a great big THANK YOU to Jacquie for her mortgage … (2 comments)

ottawa on: Are you looking for a deal on Ottawa Real Estate? - 06/27/10 10:59 PM
Ottawa real estate has experienced quite a strong sellers market in the first half of 2010.
If you were a Seller - sit back, relax and your property will sell above asking in a matter of days! (even hours in some cases!!)
If you were a Buyer - strap on your seatbelt because this is going to be a bumpy and expensive ride!!
Multiple offers almost became the norm in some parts of the city and buyers were willing to pay enormous (you could almost say crazy) amounts above asking to purchase their new homes. 5k... 12k... 45k... As a Realtor you have to advise your client … (2 comments)

ottawa on: How's the housing market in Ottawa? - 05/20/10 11:55 AM
How's the housing market in Ottawa? Hottest April on record for resale housing market. As we approach the summer we're seeing a little more inventory on the market however multiple offers are still very popular. Interest rates have risen a little and buyers are strongly recommended to visit their mortgage advisors to lock in their rates. Both Sellers and Buyers also have to be aware of the impending HST effective July 1st 2010. FYI - If 90% of your transaction (purchase or sale) is complete prior to the deadline - even if the closing is after July 1st - you will only … (0 comments)

ottawa on: HST is coming - 05/20/10 11:52 AM
With only a little over a month left until the HST hits us it's important to be informed and prepared to help ease the transition for you and your family. HST is coming...
What is the HST?The Harmonized Sales Tax (HST) is the harmonized value-added tax that will replace the federal Goods and Services Tax (GST) and Provincial Sales Taxes in Ontario on July 1, 2010.
The HST will apply at a rate of 13% in Ontario to taxable property (includes goods, intangible personal property such as licensed software, and real property) and services.

ottawa on: The Canadian Tulip Festival - 05/05/10 02:35 PM
The Princess and the Tulip - the History of The Canadian Tulip Festival
When the Germans invaded the Netherlands in 1940, the Dutch royal family fled to the safety of England. Unfortunately, England was not much safer; Queen Wilhelmina decided to send her daughter and heir Princess Juliana to Canada. The Dutch royals were given refuge in the capital of Canada, Ottawa. The family lived like all others during the war.
In 1943, Princess Juliana would give birth to the only royal child ever born in Canada; Princess Margriet who became fourth in line to inherit the throne. The birth of … (2 comments)

ottawa on: Home inspections in Ottawa - 04/27/10 08:39 AM
I would like to share with you a question that a client asked me last week regarding home inspections in Ottawa. Below you'll find her email to me which is actually quite a commonly asked question - I thought I'd share since many of you may be asking yourself the same thing!?
Hi Christiane, I was talking to a friend about the process of buying a house and she mentioned that a house inspection is ALWAYS done after an offer is presented. Is this ALWAYS the case or can a buyer request an inspection before putting in an offer? Is this something you … (1 comments)

ottawa on: Red light cameras in Ottawa - 04/23/10 10:06 AM
A few days ago I received an email from our Broker here at Keller Williams entitled TRAFFIC TIP regarding the red light cameras in Ottawa.
Council originally approved a pilot Red-light Camera Program in the City of Ottawa and subsequently approved its continuation and expansion. The program was put in place to improve intersection safety by decreasing the incidence of red light running. Red-light cameras are installed at several locations throughout the city; these intersections were selected based on collision rates.
For those of you that subscribe to the "Yellow light means hurry-up you still have time" driving style, read below for more red-light cameras … (3 comments)

ottawa on: Spring cleaning tips for homeowners! - 04/18/10 09:02 AM
It's that time of year again... spring cleaning tips for homeowners!
While year-round maintenance is necessary to keep your home in the best shape, there are more specific, once-a-year chores that all homeowners should pack into their typical spring cleaning list.
   1) Store your off-season items:       You don't need them, why keep the clutter in your way? Pack up winter clothes including coats, gloves, scarves, etc.   2) Organize your garage:       This goes hand-in-hand with storage. This could be a one day project, but can save you time and stress for months to come!   3) General outdoor areas:       Are you ready to entertain outside? … (4 comments)

ottawa on: How's the housing market in Ottawa? - 04/12/10 09:11 AM
How's the housing market in Ottawa? Ottawa housing market soars into spring! Another month has gone by and another successful one at that! I can't help but mention that Ottawa is such a great city in which to be a homeowner. With our average price consistently rising and our interest rates rising but still very attractive what do you we have to complain about!? Inventory is slowly rising and giving our buyers more selection and in turn our sellers are experiencing a little more competition. I look forward to seeing what our summer months will bring :)
According to the Ottawa Real … (2 comments)

ottawa on: How's the housing market in Ottawa? - 03/19/10 10:02 AM
How's the housing market in Ottawa? Brisk February sales keep Ottawa in Seller's Market. Another great month for Sellers and another frustrating and tough month for Buyers. Multiple offers are still very common and some 1st time homebuyers are finding the process very overwhelming... If I can say one thing... if you're a Seller ps: You'll probably have to buy too and the grass isn't always greener on the other side! If you're a buyer just be patient and hang tight; sometimes it's just not meant to be. With spring just around the corner we'll see inventory levels rise and as a … (0 comments)
