ottawa real estate: Beyond City Limits: Life in Ottawa’s Suburbs: Part 3: Ottawa West - 02/21/12 03:06 AM
Ottawa West became very popular in the 1990’s because of the huge tech boom in Kanata. Even though the tech boom has quieted down since then, the housing market is still on the rise. In the west-end of the city one can find anything they desire. Homeowners can find anything from a luxurious estate home in Orchard Estates/Cedar Hill (which is where most of the Ottawa Senators live!) to something more modest in Beaverbrook.
1)      Orchard Estates/Cedar Hill - average resale price $993,426
2)      Beaverbrook - average resale price $297,758
3)      North Stittsville - average resale price $366,331
Orchard Estates/Cedar … (2 comments)

ottawa real estate: Beyond City Limits: Life in Ottawa’s Suburbs: Part 2: South of Ottawa - 02/21/12 03:02 AM
Ottawa South has been going through a massive expansion over the past few years. A part of the city which seemed forgotten about for quite some time has now exploded and is booming. Not only are there amazing homes being built in the area but there are many parks, schools, and stores being erected as well. There is plenty to do in the area as well as it only being a hop skip and jump to downtown Ottawa. The areas in the South currently on the rise are:
1)      South Manotick - average resale price $465,626
2)      Riverside South - average … (0 comments)

ottawa real estate: Canadians buying a piece of paradise - 11/17/10 04:25 AM
Yesterday I attended a great training session organized by Keller Williams Ottawa. They had a Realtor and lawyer come visit from Florida to explain how/why Canadians are buying a piece of paradise in Florida. They also explained the process which we need to take to do so.
Here's a few nuggets that I got from Esther Templin (KW) who focuses on a few different areas, mainly, Fort Lauderdale and Hollywood.FORT LAUDERDALE   - LAS OLAS by the River: a 2 bedroom 2 bathroom approx. 1,100 sqft condo sold in 2006 for $465,000. Just sold in 2010 for $180,000.   - NU RIVER Landing: a 2 … (0 comments)

ottawa real estate: Full service real estate OR flat fee MLS realty? - 10/20/10 05:12 AM
So a few weeks ago now we heard that the Competition Bureau and CREA had come to a settlement in regards to the "anti-competitive" rules surrounding the MLS system and the different business models available to sellers when deciding to sell their home.
To be completly honest, as a Realtor in Ottawa, I was really frustrated that we did not get any further details surrouding this settlement, other than knowing a vote would be taken on October 24th on the east cost... I couldn't trust anything I heard in the news and you'd be surprised how many friends and family members … (3 comments)

ottawa real estate: Are you looking for a deal on Ottawa Real Estate? - 06/27/10 03:59 PM
Ottawa real estate has experienced quite a strong sellers market in the first half of 2010.
If you were a Seller - sit back, relax and your property will sell above asking in a matter of days! (even hours in some cases!!)
If you were a Buyer - strap on your seatbelt because this is going to be a bumpy and expensive ride!!
Multiple offers almost became the norm in some parts of the city and buyers were willing to pay enormous (you could almost say crazy) amounts above asking to purchase their new homes. 5k... 12k... 45k... As a Realtor you have to advise your client … (2 comments)

ottawa real estate: How's the housing market in Ottawa? - 05/20/10 04:55 AM
How's the housing market in Ottawa? Hottest April on record for resale housing market. As we approach the summer we're seeing a little more inventory on the market however multiple offers are still very popular. Interest rates have risen a little and buyers are strongly recommended to visit their mortgage advisors to lock in their rates. Both Sellers and Buyers also have to be aware of the impending HST effective July 1st 2010. FYI - If 90% of your transaction (purchase or sale) is complete prior to the deadline - even if the closing is after July 1st - you will only … (0 comments)

ottawa real estate: Power of Sales in Ottawa - 03/17/10 03:30 AM
As a seasoned Realtor in Ottawa I am often approached by buyers looking for Power of sales in Ottawa AND/OR Bank repossessions - Buyers beware! In the USA there is such a thing called a "Short Sale". What is this? A short sale is a sale of real estate in which the sale proceeds fall short of the balance owed on the property's loan. It often occurs when a borrower cannot pay the mortgage loan on their property, but the lender decides that selling the property at a moderate loss is better than pressing the borrower. Both parties consent to the short … (0 comments)

ottawa real estate: Real estate agents and public perception - 02/10/10 02:19 AM
I'd like to take a minute to input my thoughts on real estate agents and public perception. Since the issue with the Competition bureau and the Canadian Real Estate Association has gotten more public I've been reading many posted comments.  I'm not going to go into details, since I'm sure you have all been paying attention to the news releases, etc... Now I guess you could call me a newbie in the business since I'm approaching 8 years in the Real Estate industry; however I am still following the developments of this case very closely and I'm so disapointed with some of the comments I'm seeing … (0 comments)

ottawa real estate: Real estate agent in Ottawa - 01/28/10 02:12 AM
After some great response to my recent blog post on how to select your Real estate agent in Ottawa I think it's time to go over some of the qualities and traits that should be present in a great Realtor.
Now everyone will have differences of opinions therefore these are my top pics and my personal views. I believe that there will be different qualities your Real estate agent in Ottawa should have depending on if you're Buying OR Selling a home.
When selling your home in Ottawa here are a few qualities to look for in your Realtor:   1) Someone who will ojectively evaluate your home. Based on … (2 comments)
