An update on SRC. I have not closed one loan from those leads. Buying leads from the Internet doesn't seem to work. They are recycled from old responses from long ago requests for information. I'm getting ready to drastically cut back from this business. I am in escrow on another business unrelated to real estate. If I am able to close this deal I will be focusing on my new venture and leaving the loan business. I may keep a hand in it for friends and others who are referred to me but I will no longer chase after new loans. … (0 comments)

Another lead source I tried is SRC Research. They guarantee a 100% connect rate and at least $4,000 in commission for every 100 leads you buy. I bought 100 leads. I mailed out welcome letters to the whole list. I had 1 call. 3 letters were returned with no forwarding address. So now I am following up with calls. There has been 7 disconnects so far. Another 15 or so were fax machines. Very frustrating. I am going to work the list a little more for due diligence. I'll let you know how I do. … (0 comments)

Another lead source to steer clear of is Innovative Marketing Solutions. They are based in the Midwest, I believe Missouri, and the email solicitation will usually come from a person named Darby DeBellis. They way over promise and the leads are nowhere near the guidelines that they say. Also the two other main participants are Chris Taylor and Larry Williams. Do not do business with this company. I am still waiting for a refund that was promised to me last April. BEWARE! … (5 comments)
