The number of ACTIVE listings in the North Georgia Mountain Real Estate Market have actually seen a slight decrease in number over what the market saw in November. This is due to a small increase in the number of SOLD properties in December over the previous month. Have you ever wondered just exactly what an appraisal is, or what components make up an appraisal? This weeks phone calls have consisted mostly of folks wanting a Realtors advice of what to do when they receive a disappointing appraisal.
What some home owners or buyer's sometimes don't understand is that there are many guidelines that Appraisers must follow that are set forth by companies like FannieMae and governmental organizations like the Georgia Real Estate Commission. In our current market conditions, Realtors more than ever have to be on their game. In my market, the North Georgia Mountains, there was a day not too long ago where a Realtor could pick and choose the customers they wanted to work with. Obviously the Buyer coming into the area looking for a 4 bedroom home on wheels would be overlooked for the one looking for a 2 bedroom cabin with a great mountain view. Boy.....have times changed! Now its more like the Buyer gets to pick and choose the Realtor. How do you know you have picked the right Realtor?

Have you ever had a client ask you this question...What ever happened to a good ol' fashioned handshake?
Believe it or not, it wasn't too awful long ago that was the case here in the North Georgia Mountains, folks really did business on a handshake. However in today's world of high tech gone wild, I believe we are forgetting about the simple things that mean so much to our customers and clients! Things like dropping by on Saturday morning for a cup of coffee, or an afternoon visit to help out with the yard! I know this may seem a little ridiculous, but doesn't it mean so … (2 comments)
