Talent Oregon is a small town just minutes away from Medford Oregon.  They found Talent Oregon because someone sent them an email of the Talent exit so they decided to make a stop in Talent Oregon to find some Talent! =0)
The Talent Oregon Mayor even got up and sang a song he knew from his old high school days.  This show is so great that way as it allows old and young to sing and or show off some skills.

This is another great app I have started to use on my iphone, this like realtor.com app will show homes for sale in your area however only if they are uploaded to zillow so it is not as good in terms of finding a home for sale.  I use this as a listing tool to see what they think the value is, plus I pull up the county stats, and last do my CMA, the combination of the three I can hammer down a price just right.

Recently I put Realtor.com app on my iphone and I really like it, check it out you will too.  When you are driving or in a neighborhood pull it up it will ask if you want to use the current location, hit yes and it pulls up all the homes that are for sale in the neighborhood.  It works very quickly too, it will then pull up all the listings with pictures, then score down and it shows the agent who has the listing if they paid the money for realtor.com and if not it will show the real estate company … (3 comments)

While living anywhere in Southern Oregon is beautiful in my eyes rural living is exceptional.  However some folks move out to get out of town only to find out they knew nothing about rural living.  They say we don't have to pay for water anymore, no sewer payments, etc.  They don't understand that you have to maintain those items and you can have problems with them so there will always be costs associated with a well and septic.
There could be minerals or pollutants in the water, may have to haul garbage, not enough time to mow fields, someone drilled … (3 comments)

This is my new email signature card for Coldwell Banker I think it is a great idea for everyone to have one of these as it shows all your contact information.
When an email goes out to a client you want them to see an email signature, it looks professional and is a great way to top off an email.

Quick Bank Short Sale Approval on my White City Oregon listing.  The banks are seeming like they are getting on the ball with this process, we had our approval in about 6 weeks or so.  Thank you Suzanne for dealing with the bank, she did a spectacular job with the bank side of things like always.  I give a referral for her to call the banks that way I do not have to sit on the phone and wait for them.  White City is located in Southern Oregon close to Medford Oregon. Medford Oregon Sports Park is such an amazing place we are so lucky to have this here in Southern Oregon.  This U.S. Cellular Community park brings in top notch talent from all over the country to play on the fields. There are soccer fields, baseball fields, walking trails, and much more.

Short Sale Issues cause of New Agent BPO! 1787 Herrin Lane Medford, OR 97501 - 02/15/10 06:58 AM

I get an accepted offer for $145,000 and I find out a new agent does a BPO on this and it comes in at $194,000 and I could not believe it.  This is a home that is built extremely cheep, has no A/C, the heat has to be manually turned on in every room, no entrance from the garage to the home, small yard, driveway was poored wrong and has all chipped up, basically the home is not worth that price.  Our accepted offer went up to $160,000 and the bank came down to $174,000 and will not come down … (0 comments)

On January 26 th the CoStar Group presented their 2009 review of the U.S. retail market.  Take heart!  While the numbers aren't pretty, it's not all doom and gloom. 
 
Shown below are the top 10 salient points from their webinar presentation.  The positive points have been bolded:
 
1.    Retail sales per capita are down about 7% from their peak in 2007.
 
2.    The largest declines in retail sales since April 2009 have occurred in Furniture & Home Furnishing stores (-3.3%) and Building Materials & Garden Supplies (-4.1%).

I have a great newly remodeled home in SW Medford it was an REO foreclosure, my clients purchased it and fixed it up. The property closed December 19th 2009, so I get a call yesterday and an agent asks me do we need to wait 90 days to write an offer since her buyer is from an FHA loan?  I personally thought that went away as I read an article about that a couple weeks ago.
I called my lender from Wells Fargo and he said the program stopped Feb 1, 2010 and the new rules have not come out yet.
