America's Got Talent Stops in Talent Oregon! Yeah! - 02/28/10 08:32 AM
Photo by Greg Stiles/Medford Mail Tribune Talent Oregon is a small town just minutes away from Medford Oregon. They found Talent Oregon because someone sent them an email of the Talent exit so they decided to make a stop in Talent Oregon to find some Talent! =0) The Talent Oregon Mayor even got up and sang a song he knew from his old high school days. This show is so great that way as it allows old and young to sing and or show off some skills. I am really happy the show came to our area as this is such (4 comments)
Zillow App - 02/28/10 08:16 AM
This is another great app I have started to use on my iphone, this like realtor.com app will show homes for sale in your area however only if they are uploaded to zillow so it is not as good in terms of finding a home for sale. I use this as a listing tool to see what they think the value is, plus I pull up the county stats, and last do my CMA, the combination of the three I can hammer down a price just right. It allows you to type in an address and get all this information, it (3 comments)
Realtor.com App - 02/28/10 08:07 AM
Recently I put Realtor.com app on my iphone and I really like it, check it out you will too. When you are driving or in a neighborhood pull it up it will ask if you want to use the current location, hit yes and it pulls up all the homes that are for sale in the neighborhood. It works very quickly too, it will then pull up all the listings with pictures, then score down and it shows the agent who has the listing if they paid the money for realtor.com and if not it will show the real estate company (3 comments)
While living anywhere in Southern Oregon is beautiful in my eyes rural living is exceptional. However some folks move out to get out of town only to find out they knew nothing about rural living. They say we don't have to pay for water anymore, no sewer payments, etc. They don't understand that you have to maintain those items and you can have problems with them so there will always be costs associated with a well and septic. There could be minerals or pollutants in the water, may have to haul garbage, not enough time to mow fields, someone drilled (3 comments)
This is my new email signature card for Coldwell Banker I think it is a great idea for everyone to have one of these as it shows all your contact information. When an email goes out to a client you want them to see an email signature, it looks professional and is a great way to top off an email. (7 comments)
Quick Bank Short Sale Approval on my White City Oregon listing. The banks are seeming like they are getting on the ball with this process, we had our approval in about 6 weeks or so. Thank you Suzanne for dealing with the bank, she did a spectacular job with the bank side of things like always. I give a referral for her to call the banks that way I do not have to sit on the phone and wait for them. White City is located in Southern Oregon close to Medford Oregon. Home is listed at $125,000! Via Scott Gephart CRS - Medford Real Estate (RE/MAX Platinum): Good morning AR! Recently in an office discussion we talked with our brokers about the benefits of marketing versus their costs. In recent years, brokers would simply rely upon yellow and white page ads, billboards, signs, and promotional giveaways. Ads were placed in the open house section of the local and regional papers, and some brokerages even dabbled in radio and television advertisement. Those days were a little simpler. You expected to pay hundreds per year for advertising in order to do business. Brokers targeted neighborhoods and sent out flyer or postcards. (2 comments)

This is a home that is built extremely cheep, has no A/C, the heat has to be manually turned on in every room, no entrance from the garage to the home, small yard, driveway was poored wrong and has all chipped up, basically the home is not worth that price. Some of these fires are caused by electrical system failures and appliance defects, but many more are caused by the misuse and poor maintenance of electrical appliances, incorrectly installed wiring, and overloaded circuits and extension cords. NEED YOUR KNOWLEDGE: QUESTION??? - 02/10/10 09:10 AM
I have a great newly remodeled home in SW Medford it was an REO foreclosure, my clients purchased it and fixed it up. The property closed December 19th 2009, so I get a call yesterday and an agent asks me do we need to wait 90 days to write an offer since her buyer is from an FHA loan? I personally thought that went away as I read an article about that a couple weeks ago. I called my lender from Wells Fargo and he said the program stopped Feb 1, 2010 and the new rules have not come out yet. Another (2 comments)

Via Stephen Fells (AgencyLogic): I am totally convinced that mobile phones will be the primary way we get information in the future. With cloud based technology (which in short removes the need for any local hard drive), quick internet access and wireless peripherals (we have mouse, keyboard and printers, we just need to add easier monitor access) everything can go through your phone. Companies like Mobile Card Cast are beginning to do some amazing things with phone based solutions that are mobile phone agnostic. Which leads me to a question. Why buy software (or an app) that is peripheral specific? By that (2 comments)

How Mortgage Loan Rates Are Determined - 02/01/10 07:59 AM
Learn the basics of Mortgage Back Security's and how they affect the Interest rate. He did a nice job of explaining. Via Ki Gray - Austin Real Estate: It is a common misperception by the general public that fixed rate mortgage interest is tied directly to Federal Reserve interest rate movement. On the contrary, the determinant is the performance of mortgage backed securities (MBS), most of which are issued by Ginnie Mae, Fannie Mae and Freddie Mac.
What does that mean in layman's terms? MBS are securities traded on the open stock market and are backed by assets, like real estate. When (1 comments)
