Sometimes deadlines are a good thing. They get people motivated.
For people here in the South, when the power company threatens to cut your power off, leaving you with no air-conditioning, your complaining and heated family will treat you like the Soup Nazi character from “Seinfeld’....Hence motivation.
But if you say “no sweat”, believing a magical extension of the $8K first time home buyer credit will happen, and any urgency is moot; my response is: Gamblers beware.

Though this may appeal to the uninhibited,  puffed up and forthright buyers who say they don’t need a home inspection by a licensed  inspector because...
“they know what to look for”,
are pushing the bravado envelope. They are literally streaking without awareness. A second opinion never hurts and it can save you a bundle.
Inspections are especially important on an AS-IS sale like a foreclosure. Make sure you have a second set of eyes ogling the naked house.

Having never seen an irate cow in Charlotte, I’m making a leap to assume they're all happy. Too bad for the nervous Chickens and Turkeys and Pigs, as North Carolina is a huge producer these animals.

Are you overpaying for the home? Ask your agent; for the most part, no. You are just paying a higher price than the listed price. It probably still will be a great bargain.
