The Short Sale opportunity is here to stay for the foreseeable future. The Short Sale is a much less … (0 comments)

local area updates: Sellers are NOT becoming Buyers! - 08/05/09 03:00 PM
What is happening in the real estate market? Many of the properties being sold in the greater Phoenix metro area are vacant.  Approximately 17,000 homes currently listed for sale on the local Multiple Listing System (MLS) are vacant. This is more than half or about 55% of the total properties listed in the MLS. Interestingly enough the vacant homes are selling quickly as approximately 82% of the closed sales have been vacant.  This means that the “seller” is probably not buying. In many cases the “seller” is the bank who is trying to clear property off their books. Banks do not … (2 comments)

local area updates: The Latest AZ Regional MLS Real Estate Report - 05/30/09 10:25 AM
The Arizona Regional Multiple Listing System (ARMLS) just released their real estate report for Quarter 1 2009. The information is relevant to the overall market health. The Trends article, “Changing Season, or Changing Market”, is interesting and provides definitions for some of the frequently used real estate terms we are hearing lately. For instance, when you hear statistics referring to “Months Supply’, this is defined as the inventory divided by the number of sales in the most recent period (or supply / demand). Most ‘experts’ agree that for our area a 4.1 months supply is the norm – meaning the monthly … (0 comments)

local area updates: Water in the Desert - 02/08/09 05:52 PM
The desert is no place to be without water.........
So when the forecast calls for rain, we Phoenicians are ready to enjoy a cloudy rainy day.
With a high of 61 degrees seems cold to the ‘desert rats' who live here year round so we don our warmest coats and brave the weather. The average rainfall for the Phoenix / Scottsdale metro area is only 8.3 inches per year. Our local newscasters are always excited to be able to report rain as a deviation from our typical ‘bright and sunny' forecast.
The cloudy skies develop into sections of  cotton white clouds … (0 comments)

local area updates: A trip to the dog park - 02/08/09 04:53 PM
Scottsdale offers 3 ‘off leash’ dog parks, but my favorite is Chaparral Park located in central Scottsdale. This is a great place for pet lovers and for their dogs! Our rescue dog Heidi has acclimated to our family quite nicely and now rules the roost. She is currently attending doggie training classes but also needs to be ‘socialized.   So we were off for our first trip to the dog park to learn some doggie etiquette.   Chaparral is the largest of the Scottsdale off leash parks (4 acres) offering large divided fenced areas—one for passive and one for active dogs. There area … (0 comments)

local area updates: My adventure on the new Phoenix Light Rail - 01/08/09 08:33 PM
There certainly has been a lot of excitement lately about the new Phoenix light rail system which officially opened for passenger service in December 2008.    After all the hype and having to deal with traveling on several road being torn up as they built the system over the past several months, I myself was anxious to give it a try! Unfortunately at this time, the rail does not come to Scottsdale but I had to make a trip to Tempe, so I decided to test it out and take advantage of the 'no fare' ride being offered. Since each station … (1 comments)
