Scottsdale Arizona a town of affluence and golf courses. Many people thought this upscale area would be immune to the foreclosure epidemic spreading across the country. However, the numbers prove differently. Although there are not as many distressed properties as other citiies, Scottsdale does have is share of forclosure problems. The local Scottsdale Arizona residential real estate tax records indicate that a total of 2,031 homes are in foreclosure and scheduled for auction in Scottsdale from March 24, 2009 and on. The foreclosure market varies greatly across the valley of the Sun. According to Realty Studies associated with the Morrison School of Management and Agribusiness at Arizona State University’s Polytechnic campus, there is a total number of 39,055 traditional sales and 28,755 foreclosures across the valley so far in 2008. In October 2008 - Scottsdale had 160 foreclosed properties and 385 traditional properties sell. Although this was an increase from the October 2007 numbers (45 foreclosed and 445 traditional properties); Scottsdale is one of the cities with the fewest overall number of foreclosures. The highly desired Scottsdale Real Estate continues to sell although at a slower rate than in previous years which is a symptom of the overall real estate market these days. For all dwelling types in Scottsdale from 8-15-08 to 9-15-08: there were a total of 5,591 active listings424 (7%) that went under contract 371 (7%) that closed escrow.

According to the recent article form the Scottsdale Tribune, more homes were sold in June of this year than in June of 2007. Although the number of recorded existing home sales was down 3% in June 2008 as compared with May 2008, the median price of the sale homes increased from $484,500 to $525,000. There are also fewer foreclosures in Scottsdale than in other parts of the Phoenix metro area. The latest Arizona Regional MLS (ARMLS) reports indicates that the average price of homes in the Phoenix metro area fell from $332,900 in quarter 4 of 2007 to $314,000 in quarter 1 of 2008. The ARMLS forecast that the prices will increase in quarter 2 of 2008. The number of homes sold increased from 8,898 to 9,313 during that time.
