I have been asked by a number of clients what the meaning of the phrase "not a drive-by" is on a listing sheet.  Explanation: The home does not look good from the street, or it has no curb appeal. 
What exactly is curb appeal? 
Curb appeal describes the actual attractiveness of the exterior of a home.  And, currently it is a science that is the subject of numerous television programs instructing homeowners on how to create and improve it.

I previewed this home for a relocation client yesterday and made some observations on items that may be impeding its sale.

Patriotism? 
Even in a healthy economy we need to put our best face forward when staging and presenting a home for sale.  And, we all know, these are not exactly the best of times. This listing has had a number of large price reductions since it was first put on the market and that is certainly not surprising.

I previewed a home this week for a client who is relocating here from another part of the country.  As with so many properties in the MLS, it sounded wonderful from the description. In fact, it was quite appealing until I actually arrived at the house.   
Some of the features that had been touted were: great location, hardwood floors, updated kitchen (20 years ago, it turned out), full basement (that only had access from the outside through a 20 x 20 inch trap door,) and window treatments included (there were actually none.)

There is an old saying, "You never get a second chance to make a good first impression." 
This is never truer than when a buyer steps into your home for the first time. Odors, ambiance and cleanliness have such a profound impact on most buyers that they will usually not get past a bad first impression. 
When previewing homes for buyer clients I have come across some scenes that make me wonder if the seller realizes just how important home cleanliness is in the home selling process.
