massachusetts home buying: Dealing with Wetlands Issues and Your Massachusetts Home Purchase - 06/09/10 12:35 PM
Dealing with Wetlands Issues and Your Massachusetts Home Purchase I recently showed a home to a client who was interested in a particular area and neighborhood. The home was in good condition and had wonderful curb appeal. There was only one outstanding issue. There were wetlands in the back of the property. What exactly are wetlands? Wetland is a regulatory term for land that is sometimes submerged by water. This could include inland marshes, creeks, rivers, ponds, meadows, swamps, brooks, intermittent streams and drainage ditches. It can also indicate land which may become wet only seasonally. Because of the laws protecting

massachusetts home buying: Massachusetts Home Buying - The Final Property Walk-Through - 05/14/10 05:23 PM
Massachusetts Home Buying - The Final Property Walk-Through My clients are closing on a home in Southborough and we just completed their walk-through in preparation. The final walk-through should be done close to time of closing to make sure that home is ready for you to take possession. The sellers need to be completely moved out. All furniture, possessions and debris needs to be out of the property and off of the grounds. You don't want to be left with something that they simply did not feel like moving. What actually happens at a final walk-through? Any repairs that were specified in

massachusetts home buying: Buying a Home in Massachusetts? Think Resale - 03/06/10 11:19 AM
Buying a Home in Massachusetts? Think Resale The average home buyer in Massachusetts buys and sells a home every five to seven years. If you are a relocation buyer that time can come ever more quickly. Even if you think you will be staying put for awhile, it is safe to assume that at some point you may need to sell your home. The time to start planning for this eventuality is during the purchase phase. We all get caught up with emotion during a home purchase. And, why not - finding the right home is a lot like a love affair. Certain bells and whistles

Massachusetts Home Buyers - The Clock is Ticking on the Home buyer Tax Credit. The home buyer tax credit which was scheduled to expire last November, was extended and is available to all Massachusetts home buyers. Is there still time to take advantage of it? Absolutely - but you must look for a home as soon as possible since you will need to have your home under contract by April 30 to be able to take advantage of it. What are the guidelines? massachusetts home buying: Massachusetts Home Buying - Is the Purchase and Sale Deposit the Same as the Down Payment? - 02/02/10 09:51 PM
Massachusetts Home Buying - Is the Purchase and Sale Deposit the Same as the Down Payment? Being a Massachusetts home buyer is a bit different than buying in some other parts of the country. Here in Massachusetts we have a two part contract system. It consists of the "Offer to Purchase" and the "Purchase and Sale Agreement." Initially, at the offer stage it is customary to put a deposit of $500 to $1,000 along with the offer in order to bind the agreement. Ten days to two weeks after the offer comes the Purchase and Sale Agreement. This is the actual

When buying a home in Massachusetts, you want to avoid any surprises when it comes to your credit score. Even if you are convinced that your credit is unblemished you can't leave this up to chance when you are embarking on a home purchase. What is a FICO Score? Most credit bureau scores in the U.S. are produced from software developed by Fair Isaac Corporation (FICO). The scores are used to evaluate how much of a credit risk a potential borrower is. These scores are considered to be a fair and impartial judgment of whom should be granted credit and what

As you embark on your search for the perfect home in Massachusetts you may wonder what the process will entail. How long will you look and how many homes will you view before finding the right one? massachusetts home buying: Massachusetts Home Buyers – What Must a Seller Disclose to you about a Property’s Condition? - 09/28/09 05:07 PM
When buying a home in Massachusetts, you need to be aware of your rights and also of the responsibilities of the selling party. With guidance from your buyer broker, you should set up and attend a home inspection to ensure that the property has no major structural problems. But, what happens after the home inspection where problems have been revealed? In this month's issue of "Realtor® Magazine", an interesting question was posed regarding this situation: Question: "As a listing broker, a property I am selling is now under contract. As part of the purchase agreement the buyer requested to have the
