homes for sale in brevard: Would Your Contract Stand Up in a Court of Law? - 09/23/10 08:20 AM
On Friday, we will be in class all day as part of our annual continuing education requirement. The dog will go to doggie day care, the cell phone will go on vibrate, and clients with questions will have to wait a little while for a return phone call. But it's all a good thing. Once in a while, I'll be in a CE class when my brain goes numb and my eyes glaze over, but that's usually a result of the messenger, not the message. Some experts are just better at presenting information than others. But by and large, I don't

homes for sale in brevard: Do want to sell this home or don't you! - 09/15/10 12:34 PM
I will venture a guess that five years ago many Realtors had never heard of a Short Sale and few had ever closed one. But with the market meltdown and the sagging economy, short sales and foreclosures occupy a larger part of our market than ever before and they are attracting bargain hunters hoping to get a great deal. There are deals are out there for certain and I can’t really blame buyers for licking their chops at the possibility of picking up a home for less than market value. Most short sales and foreclosures we’ve dealt with have multiple buyers

homes for sale in brevard: Staying positive in a negative world. - 09/09/10 10:58 AM
It's not easy being in the real estate business right now. When I meet people for the first time and they ask what I do, I tell them I'm in real estate. You can see the "Oh, I'm so sorry" look on their face almost immediately. It's like I've told them I have a terminal illness and only have 24 hours to live. Difficult times like these bring out the best and the worst in most of us, including buyers and sellers. Just the other day, we got a phone call about a property we have listed. The man had seen

homes for sale in brevard: Are you the sharpest tool in the drawer? - 06/07/10 05:52 PM
We have a good friend who is now retired from a long and immensely successful career in sales. His experience began in the 1950's selling televisions. From there he went on to own an art gallery, he built homes, he even owned a wig store for a period of time. He eventually retired as the President of national company that took multi-million dollars businesses to market. He is full of wisdom and good advice and one of his favorite expressions is "Now and then, you have to take time to sharpen your saw." (It's actually the 7th Habit in Steven Covey's

homes for sale in brevard: Golf Course Communities - Homes and Land for Sale in Western North Carolina - 05/11/10 11:03 PM
If you're a golfer, you already know that there's just something special about a day on the course. Here in western North Carolina, where we play "mountain golf" the spectacular mountain views, the cool summer breezes, and the challenge of playing a course that is any thing but flat, makes any round of golf pretty interesting. Before moving here permanantly, I vacationed here so I spent time on a number of the golf courses in the area where I lost more than my fair share of balls to the creeks, cliffs, and crevices! So with that theme in mind, I want

homes for sale in brevard: Make your plans to escape for the summer - 04/16/10 02:06 PM
This area of western North Carolina has long been a favored spot for summer homes. When daytime temps in Charleston, Atlanta, and Florida are hovering in the 90's with high humidity every day...and the lows at night are still in the 80's, thoughts can quickly turn to having a home in the mountains where the higher elevation means lower temperatures....days with cool mountain breezes....and nights of sleeping with the windows open. In fact, I discovered the area around Brevard and Lake Toxaway by first vacationing here. Most years, I could only spend a week or two...and every time I had to

homes for sale in brevard: Brevard NC - 2009 Residential Home Sales - 01/14/10 11:35 AM
By the end of 2009, the Transylvania County, NC real estate market was down only slightly from 2008. Like most of the country, real estate has not rebounded from the bountiful days of 2005 or 2006, but there is good news that the "free falling" seems to have slowed. The 2009 market showed a drop of only about 2% in the average seling price compared to 2008 and there were only 37 fewer residential properties sold. In this past year, there were 241 residential closings in Transylvania County. The average list price was $327,090 and the average selling price was $298,064

homes for sale in brevard: Charlie has a forever home! - 11/30/09 10:25 AM
For the last week, we have been caring for a wonderful dog named Charlie while his foster parents were out of town for Thanksgiving. He was rescued as a stray and orignally they were just going to foster him until we could find a permanent home. But they just called to let us know they are back in town and have decided to keep Charlie forever! I'm so happy for them....and for Charlie. He's a wonderful dog and we've had a blast with him. If our life as Realtors was a little more normal, we would have kept him in heartbeat.

homes for sale in brevard: Looking for a home for Christmas - Animal Rescue in Brevard, NC - 11/20/09 03:07 PM
My name is Charlie!Charlie is a boxer/lab mix, approximately 8 months old. Right now he's about 35 pounds of pure love and affection. He's neutered and up to date on his shots. We're working on learning how to walk on leash, but he is very good at sitting, and playing with his squeaky ball. He loves attention and being with people. But what he really wants for Christmas is his own family.Charlie is just one of many dogs in the Brevard, NC area who have been rescued as strays and deserve to be adopted into a warm loving home they can

homes for sale in brevard: Rate vs Price - Which is the better deal? - 11/05/09 10:05 AM
Which is the better deal for a buyer? A $10,000 price reduction or a full price purchase with a lower interest rate? At first glance, a lot of buyers would jump at the price reduction. But that's not always the best choice if you are buying a home that you plan to live in for awhile. Consider this home for sale in Brevard, North Carolina. In this scenario, a buyer could pay full price for the home and still save nearly $45,000 more than if they bought it after a $10,000 price reduction. It's possible with a simple seller credit at

homes for sale in brevard: Leaf Season Is Here in the Mountains - 09/23/09 11:23 AM
Say good-bye to summer! Fall is officially here and in western North Carolina that means leaf season has begun. Peak leaf season runs from mid-October into early November although there is usually still plenty of color around as late as Thanksgiving as long as there are no heavy rains or winds to blow the remaining leaves to the ground. Sourwood and tulip trees traditionally kick off the season in late September with splashes of reds and yellows followed by the deep purple of the Bradford Pears (which aren't really pear trees, by the way). As we get into October, the

homes for sale in brevard: Paying it forward? Or absent minded motorist. You decide - 06/09/09 05:57 PM
The strangest thing happened today. Robert stopped at our local BP station to top off his car. He swiped his card as usual, but as the purchase amount approached $19.00 the pump began to slow down and when it reached $20.00 even, it stopped. Strange. So he went inside to see what the situation was. Was it his credit card? The lady behind the counter explained that whoever was there before had prepaid. Did they prepay then forget to put $20 worth of gas in their own car? Or could it be a good Samaritan paying it forward? I've heard of
