Short sale, REO, bank owned, foreclosure, pre-foreclosure.  There are so many terms that have become common in today's real estate market, and many buyers don't understand what they mean or how they might effect them when buying a home.

As a result, I've found myself doing individual Buyers 101 classes for first time buyers.  As I do this, I've begun to realize that even people who have bought before may not understand much of what is happening in today's market, and so I decided to do a quick Buyers 101 for Today's Real Estate Market.

How Do We Solve the Housing Crisis? A View from the Trenches. - 01/31/09 09:11 PM
The economy, the housing market, the credit crisis, bank problems, they all seem intrinsically connected to the condition of the housing market.
I don't think many people out there would try to convince you that the current housing market is totally healthy (though many places are better than others and many areas have had large increases in sales - but that's fodder for another post).
That said, what if the government actually incentivized the consumer to go out and eagerly buy homes?  What would that do to the economy, the housing market and all the rest?

Originally no more than a way station built by Spanish missionaries, Costa Mesa's first real estate development occurred in the 1880s. This failed to prosper, but Costa Mesa became an agricultural center known for apples and lima beans.
Long time residents may remember when the area was called Fairview and Paularino, but today, the city is a focal point in Orange County with the Orange County Performing Arts Center, South Coast Repertory Theatre and South Coast Plaza as major drawing points. It is hard to believe that Costa Mesa was once nicknamed "Goat Hill" because of its rural flavor.

A month ago, I wrote a post asking for help for 5 year old Julian, and I wanted to send an update on how he is doing.
Many of you have been generous in assisting Julian and his family both with prayers and monetary contributions and they are grateful.

Neither Rain, Nor Snow, Nor Sleet . . . How Do You Like People to Communicate with You? - 01/17/09 11:55 PM
Before the time of email, text messages, internet, instant messaging, cell phone and even the telephone, most people received their messages via the postal service whose slogan was "Neither snow nor rain nor heat nor gloom of night stays these couriers from the swift completion of their appointed rounds".
How did we survive without all of these forms of communication?  What did we do before cell phones became mainstream.  My sons will never know what it is like to set up alternative times to meet their friends at Disneyland in case they miss each other.  In fact, they don't seem to … (16 comments)

Costa Mesa Home Sales More than Double Over Last December - Median Home Price Down $100,000 - 01/14/09 01:49 AM
Home sales more than doubled in December 2008 when compared to December 2007.
What is even more interesting is looking at the statistics that make up these numbers.  In December 2007, only 31 homes sold compared to 77 in December 2008.  This is obviously a huge increase.  But, during that same time, median home prices are down $100,000, and the number of bank owned homes that sold in December 2008 is 41 versus only 4 in December 2007.
Bank owned homes accounted for over half of the sales in December 2008 as compared to less than 15% in December 2007.

How much confusion can occur if we don't communicate clearly?  I was reminded of this last night during a conversation with my five-year old.
Last night my son said to me, "Mom, am I losing my voice?" 
"It sounds like you may be."
"Mom, why do I sound like this?"
I told him, "You have a frog in your throat."
 
How did my five-year old son with a very literalist bent react? He became very concerned and somewhat agitated.  "Mom, how did he bounce in my mouth?"

Costa Mesa and Newport Beach Christmas Tree Disposal (Recyling) - 01/04/09 12:10 AM
It's that time of year, Christmas is over.  The New Year has started, or has it?  For many, there is still the dreaded task of taking down the Christmas tree.  It is so much fun to choose the perfect tree, to ooh and ahh as you pull the old ornaments out of storage and watch the kids exclaim with excitement, but that's over.
You've taken off the ornaments and removed the lights.
