Orange County Has a Scarcity of Homes for Sale

Despite the claims of the media that this is a buyers' market and that sellers are begging buyers to come buy their homes, Orange County proves the old adages that real estate is local and that it's all about location, location, location.

Two years ago, a buyer might have had his pick of a $500,000 Orange County home and had the time to ponder his choices for several days before making a decision and been pretty certain that his final choice would still be available to purchase.

Today, it's a whole different ball game. If a buyer ponders too long on a well-priced home, he can expect that it will have already received multiple offers, often over list price. Doesn't sound like a buyers' market to you? Well, you're not the only one.

Many buyers who are just starting to look for an Orange County home, are discovering the truths about the current market.

When considering that the price range under $1,000,000 accounts for over 91% of the sales of Orange County homes, it becomes even more apparent that the Orange County homes market for this price is red hot making homes even harder to attain in this market.

So, if you want to take advantage of the low prices and historically low interest rates that are currently available for Orange County homes, what can a potential buyer do?

First, be patient and persistent.

Costa Mesa Real Estate News - Mesa Verde Costa Mesa Homes Market Report

The Mesa Verde neighborhood of Costa Mesa was largely built around the Mesa Verde Country Club, a private club and golf course Costa Mesa Country Club, which is a public course, is also located within Mesa Verde's boundaries.

Most Mesa Verde Costa Mesa homes were built in the 1960's and 1970's, with several of the homes actually built right along the golf course.

Mesa Verde is bordered by Fairview Regional Park and the Costa Mesa Golf Course on the south, Harbor Boulevard on the east, the Santa Ana River to the west, and the 405 (San Diego Freeway) on the north.

The Estancia Adobe, built in the late 1800's is also located within Mesa Verde in Estancia Park, and provides insight into the history of this wonderful area of Costa Mesa.

Southwest Costa Mesa, better known as the Westside or Westside Costa Mesa, is a wonderful area of Costa Mesa which borders both Newport Beach and Huntington Beach. It is typically quantified as being West of Newport Boulevard.

It encompasses Fairview Park and the Talbert Nature Reserve.

It has a wide mix of homes ranging from single family homes, to condos and apartment buildings. The homes overlooking the bluffs, have beautiful views of the ocean and wildlife in the Santa Ana River.

Halloween Means Happy Birthday for My Son

Halloween Means Happy Birthday for My Son

Halloween has always been one of my favorite holidays. How could I not love a holiday that allows me to dress up and get candy (at least when I was younger)?

Then, just a few years ago, my little boy was born just before Halloween. Suddenly, Halloween took on a whole new meaning. We didn't get to dress up that year; they didn't seem to think costumes worked in the maternity ward ; )

Then for his first birthday, what else could we do but have a huge costume party?

Now, I figure that anyone with kids gets to have an extra special Halloween just from vicariously watching their children's enjoyment in dressing up as someone or something different and taking them around to gather way too much candy. However, when you have a child born right around Halloween, it just adds an extra spark.

This week, my son was lucky enough to get to have a party in his class at school, followed by the school's Fall Festival and topped off the evening with a few hours at Disneyland.

Now, today, is his costume birthday party followed by an evening of Trick or Treat.

Is he worried that Halloween might overshadow his special day? Not at all. He has just incorporated it in to the holiday to make it even more special.

And, for me, it is just one more reason to really enjoy Halloween. Now, I have two goblins wonderful children with whom to share Halloween.

So, I am off to celebrate one more Halloween birthday!

May you all have a safe and sane fun Halloween!

Originally no more than a way station built by Spanish missionaries, Costa Mesa's first real estate development occurred in the 1880s. This failed to prosper, but Costa Mesa

Long time residents may remember when the area was called Fairview and Paularino, but today, the city is a focal point in Orange County with the Orange County Performing Arts Center, South Coast Repertory Theatre and South Coast Plaza as major drawing points. It is hard to believe that Costa Mesa was once nicknamed "Goat Hill" because of its rural flavor.

The modern day Costa Mesa real estate market began as beach bungalows just minutes from the ocean. Even then, Costa Mesa, bordering Newport Beach, captured the best of Newport Beach living at a fraction of the cost. While Costa Mesa may be more affordable than comparable homes in Newport Beach or Corona Del Mar, this is a relative matter as all of Orange County real estate is perceived to be some of the most desirable in the United States.

Buying an Orange County Home Can Be Confusing but It Doesn't Have to Be!

I had a friend comment today that he's beginning to realize that it's confusing and complicated to buy a home, that there's a lot to know and think about when you make what seems to be the relatively simple decision to buy your first home.

I think many of us in the business (any business) take for granted our knowledge and sometimes forget that others do not know many of the things we do. I know I have friends in the computer industry who speak over my head within moments of beginning a conversation.

With that in mind, I wanted to offer some tips for buying a home in Orange County in today's market.

1. Decide if it's the right time for you to buy.

Look at the cost of renting versus buying.
- Renting may be cheaper in the short run, but rents will go up and mortgages won't if you choose a fixed rate, long term mortgage.
- Owners must pay for their own maintenance.
- Income tax deductions for home owners.

2. Don't believe the media - it is not necessarily a buyers' market.

Many areas of Orange County have very few homes for sale under $500,000.
There may be a lot of competition for these homes.

3. Be prepared.

Make sure you have been pre-approved for a loan before you start to seriously look for a home.
Make a list of everything you would like in a home, and then narrow it down to your top 2 or 3.
Make sure you and anyone else buying a home with you are on the same page. If their top 3 contradicts your top 3, there's going to be a problem in finding the perfect home.
Get your questions answered. If you don't know what points, LTV,TIL or anything else is, don't be afraid to ask.

4. Be patient.
