Five Years in the Rain - What a Long, Wonderful Trip it Has Been

It was April of 2008 when I woke from a long Rip Van Winkle like nap to discover my world had changed. In December 2007, I had my second child and planned to slow down my business a little for awhile as a result.

Those of you who have had newborns might recall the coma-like trance state that happens after months with little or no sleep. When I finally awoke from my trance, I realized that my phone was disturbingly quiet and that almost nothing was happening in my business. I had missed the bubble bursting while I enjoyed my new son. I knew about it peripherally, but it just wasn't something to which I was atuned.

When I awoke, I realized that a Brave New World had started and that I needed to revamp my business model.

I attended a seminar that recommended blogging and ActiveRain and talked about SEO. At that time I (and many around me) had never heard of SEO. I had, however, heard of ActiveRain. In fact, I had gone so far as to join, and I believe read one or two blog posts, and then promptly forgot about it until a year later.

At that point, I decided to jump in with both feet and try to get a masters degree in online marketing and social networking.

Did it work? Well, I'm still here five years after the real estate implosion, and I've reopened my own brokerage (more on that in another post).

There is so much I could write about what I've learned since then and what AR has brought to me, but you'd get bored, and AR had taught me no one few like a wall of words.

Suffice it to say, there are few states that I can now visit where there are no AR friends. I attended what might have been one of the first unofficial AR meetups here in the OC about the time I started and met Bob Stewart and Jon Washburn. I've been to AR's office in Seattle where Kerrie set up a blog for my son

and visited with Todd Clark in Oregon.

No trip to Dallas would be complete without coffee with Steve Shatsky.

Debe Maxwell treated me to Southern hospitality on my trip to North Carolina,

and Sharon Paxson is right in my backyard though I might never have met her if it wasn't for AR. I know I've missed many of you, and I could go on all night with the many wonderful friends here.

My business has increased, my knowledge has increased. I know what SEO is and why I should care about SERPS. I know how to create posts that will show up on Google, and I know how to get business as a result. I was able to get through a downturn in busines from the real estate implosion.

But perhaps, the best way to sum up the time I have been here is with a picture of my youngest from when I began blogging and one taken tonight at dinner.

Thank you all for being here for my family and me through thick and thin.

What a Week! Busy, Busy, Busy

This has been one of those weeks where you don't want to stop running long enough to catch your breath because you might realize just how much there still is to get done.

We are in the middle of getting ready for our Pineapple Party and Grand Re-Opening at our new office with cabinets being installed, blinds arriving, people coming and going and general party planning.

However, that's just not enough. We also had three closings scheduled this week! Two short sale sellers and one buyer.

Thursday, we're informed by the buyer's lender on a short sale that despite the fact that they've had the appraisal for weeks and that funding was supposed to occur in 10 minutes, we're informed that the the pool must be filled prior to close, and they're sorry but this was missed by the underwriter. Quick call to the seller to make sure it's okay to fill it, and calls and emails to short sale negotiator to beg for one more day. Then a quick lesson in how to fill the pool and how long will it take because the lender needs a picture by first thing Friday morning.

Also, more phone calls and emails on other short sale because I'm not confident that buyer's lender will get the other short sale closed in a timely manner.

Fast foward (or backward) to Friday.

Pool has been filled, picture taken. Now we just need lender to fund timely so we can record. It comes down to 15 minutes to deadline, but it gets done!! ONE DOWN!

Extension on the other short sale which is good because lender confirms it isn't closing today

As to the buyer we represented, funded and closed! TWO DOWN

One more to go, and buyer signed docs Friday, so we should fund and record on Monday as long as we get HUD approval from the lenders. Fingers crossed.

Now, on to the next and time for party planning as well as helping more buyers and sellers.

The eighth season of the Muckenthaler Jazz Festival begins May 16, 2013 at 1201 W. Malvern Ave. Fullerton, CA 92833 and runs for five Thursdays in a row.

The price of tickets is $20 in advance or $25 at the door or $100 for all five concerts

The kids always enjoy it and ask to go back year after year.

Circus Vargas is playing at the Westminster Mall through tomorrow, May 13, 2013. If you miss the circus at Westminster Mall, it will be at the Anaheim Marketplace, Main Place Mall and then Irvine Spectrum before before leaving Orang County, so there's still plenty of time to see the circus.
