      <title>Wachovia Walks on Water?!</title>

&lt;p&gt;Well, you might think so after seeing what they do with their &lt;strong&gt;Orange County short sales&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Today, I spoke with a client about selling their home as a short sale.&amp;nbsp; During our discussion, I learned that Wachovia is their lender.&amp;nbsp; This is actually great news for a &lt;strong&gt;short sale seller&lt;/strong&gt; in &lt;strong&gt;Orange County&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;WHY?&lt;/p&gt;
&lt;p&gt;This is great news because Wachovia has a great new program for its&amp;nbsp;&lt;strong&gt;Orange County&amp;nbsp;short sales&lt;/strong&gt;.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Local Wachovia representatives will meet with the seller and their agent to gather information.&lt;/li&gt;
&lt;li&gt;Wachovia will quickly order an appraisal or broker price opinion (BPO).&lt;/li&gt;
&lt;li&gt;Wachovia will have a response to a short sale request in 7 to 10 days.&lt;/li&gt;
&lt;li&gt;Wachovia will provide a &quot;net&quot; proceeds amount without need for an offer.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;Why is this is a big deal?&amp;nbsp; There are several reasons.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Most lenders won't consider a short sale package until a purchase offer is received.&lt;/li&gt;
&lt;li&gt;It can take four months or more for some lenders to respond to an offer which can result in frustrated buyers, sellers and agents.&lt;/li&gt;
&lt;li&gt;This gives sellers closure quickly.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;The Mesa Verde neighborhood of Costa Mesa was largely built around the Mesa Verde Country Club, a private club and golf course Costa Mesa Country Club, which is a public course, is also located within Mesa Verde's boundaries.&lt;/p&gt;

&lt;p&gt;Most &lt;b&gt;Mesa Verde Costa Mesa homes&lt;/b&gt; were built in the 1960's and 1970's, with several of the homes actually built right along the golf course.&lt;/p&gt;

&lt;p&gt;Did you know the State of California owns the &lt;strong&gt;Orange County Fairgrounds&lt;/strong&gt;?&amp;nbsp; I bet that would a shock to many.&lt;/p&gt;
&lt;p&gt;The Governor started threatening to put State properties up for sale if more money couldn't be raised other ways, and now here we are.&amp;nbsp; The State of California has put the &lt;strong&gt;Orange County Fairgrounds &lt;/strong&gt;on the auction block.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;The City of Costa Mesa may attempt to limit the use for the 150 acre site.&amp;nbsp; Doing so would potentially limit the value of the land significantly during a time when the State of California seeks to raise money from its sale.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The value of the &lt;strong&gt;Orange County Fairgrounds&lt;/strong&gt; is estimated somewhere between $96 million and $180 million.&amp;nbsp; Why the huge variation?&amp;nbsp;It is a result of the final zoning for the Fairgrounds, which the City of Costa Mesa is currently discussing amending in an attempt to prevent the sale from changing this City icon.&lt;/p&gt;
&lt;p&gt;To me, the &lt;strong&gt;Orange County Fairgrounds and Swapmeet&lt;/strong&gt; is very much a part of local tradition.&amp;nbsp; I go to Fair nearly every year, usually many times, and now am enjoying taking my children.&amp;nbsp; The swapmeet is convenient, fun and outdoors.&amp;nbsp; There is little like it that I have seen, and I hope that some way can be found to maintain it.&lt;/p&gt;
&lt;p&gt;Interested in more about this, Costa Mesa City Council is holding a meeting Monday November 9, 2009 from 9 am to 11:30 am at 777 Fair Drive, Costa Mesa.&lt;/p&gt;

&lt;p&gt;But, do you ever stop to consider just how much we are teaching them for better worse?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Are we teaching them to be polite?&amp;nbsp; To treat others well?&amp;nbsp; Are we teaching them proper grammar; that school is important?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;That we are what we eat?&amp;nbsp; That exercise is important?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;That we should be saving and not spending everything we have?&lt;/p&gt;

&lt;p&gt;I had a new client ask me this the other day after we discussed her needs and goals my ability to help her reach them&amp;nbsp;by helping her &lt;strong&gt;buy&lt;/strong&gt; her &lt;strong&gt;Orange County home&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Generally, here in California, the buyer's agent is paid by the seller.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When the seller lists his home with the listing agent, they agree on a commission, and usually, the listing agent then splits this commission with the buyer's agent.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Although this is the most common situation, there are other ways in which the buyer's agent may be compensated upon the buyer's purchase of an &lt;strong&gt;Orange County home&lt;/strong&gt;.&amp;nbsp; The buyer and his agent may enter into an agreement under which the buyer agrees to compensate the buyer's agent a certain percentage of the purchase price regardless of what the seller has agreed to pay.&amp;nbsp; This may be partially covered by the amount, if any, paid by the seller.&lt;/p&gt;
&lt;p&gt;This might occur when the buyer wants to&amp;nbsp;buy a for sale by owner that is not paying commissions to any agent, or when the commission offered by the seller/seller's agent is less than that agreed to between the buyer and his agent.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Why would the buyer agree to pay commissions to his agent if he buys a for sale by owner or a home with a lower commission?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;A buyer's agent looks out for the best interest of the buyer, and finding a good buyer's agent who understands the market and the pitfalls that can occur when buying an &lt;strong&gt;Orange County home&lt;/strong&gt; can save the buyer more than the cost of the commission.&lt;/p&gt;
&lt;p&gt;A good buyer's agent can assist the buyer in:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Understanding the true market value of the home.&lt;/li&gt;
&lt;li&gt;Writing a strong offer that is likely to be accepted.&lt;/li&gt;
&lt;li&gt;Understanding the contracts and disclosures that come with buying an &lt;strong&gt;Orange County home.&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;Getting the best financing available for the buyer's situation.&lt;/li&gt;

&lt;p&gt;Originally no more than a way station built by Spanish missionaries, Costa Mesa's first real estate development occurred in the 1880s.  This failed to prosper, but Costa Mesa 

&lt;p&gt;Long time residents may remember when the area was called Fairview and Paularino, but today, the city is a focal point in Orange County with the Orange County Performing Arts Center, South Coast Repertory Theatre and South Coast Plaza as major drawing points.  It is hard to believe that Costa Mesa was once nicknamed &quot;Goat Hill&quot; because of its rural flavor. &lt;/p&gt;          
&lt;p&gt;The modern day &lt;b&gt;Costa Mesa real estate&lt;/b&gt; market began as beach bungalows just minutes from the ocean. Even then, Costa Mesa, bordering Newport Beach, captured the best of Newport Beach living at a fraction of the cost.  While Costa Mesa may be more affordable than comparable homes in Newport Beach or Corona Del Mar, this is a relative matter as all of Orange County real estate is perceived to be some of the most desirable in the United States. &lt;/p&gt;                                           &lt;br /&gt;     The market report for Costa Mesa is below:

&lt;p&gt;The Mesa Verde neighborhood of Costa Mesa was largely built around the Mesa Verde Country Club, a private club and golf course Costa Mesa Country Club, which is a public course, is also located within Mesa Verde's boundaries.&lt;/p&gt;

&lt;p&gt;Most &lt;b&gt;Mesa Verde Costa Mesa homes&lt;/b&gt; were built in the 1960's and 1970's, with several of the homes actually built right along the golf course.&lt;/p&gt;

&lt;p&gt;Southwest Costa Mesa, better known as the Westside or Westside Costa Mesa, is a wonderful area of Costa Mesa which borders both Newport Beach and  Huntington Beach.  It is typically quantified as being West of Newport Boulevard.&lt;/p&gt;&lt;/p&gt;                                                                              &lt;p&gt;&lt;p&gt;It encompasses Fairview Park and the Talbert Nature Reserve.&lt;/p&gt;&lt;/p&gt;                                                                             &lt;p&gt;&lt;p&gt;It has a wide mix of homes ranging from single family homes, to condos and apartment buildings. &lt;p&gt;Despite the claims of the media that this is a buyers' market and that sellers are begging buyers to come buy their homes, Orange County proves the old adages that real estate is local and that it's all about location, location, location.&lt;/p&gt;
&lt;p&gt;Two years ago, a buyer might have had his pick of a $500,000 &lt;strong&gt;Orange County home&lt;/strong&gt; and had the time to ponder his choices for several days before making a decision and been pretty certain that his final choice would still be available to purchase.&lt;/p&gt;
&lt;p&gt;Today, it's a whole different ball game.&amp;nbsp; If a buyer ponders too long on a well-priced home, he can expect that it will have already received multiple offers, often over list price.&amp;nbsp; Doesn't sound like a buyers' market to you?&amp;nbsp; Well, you're not the only one.&lt;/p&gt;
&lt;p&gt;Many buyers who are just starting to look for an Orange County home, are discovering the truths about the current market.&lt;/p&gt;

&lt;p&gt;The Mesa Verde neighborhood of Costa Mesa was largely built around the Mesa Verde Country Club, a private club and golf course Costa Mesa Country Club, which is a public course, is also located within Mesa Verde's boundaries.&lt;/p&gt;

&lt;p&gt;Most &lt;b&gt;Mesa Verde Costa Mesa homes&lt;/b&gt; were built in the 1960's and 1970's, with several of the homes actually built right along the golf course.&lt;/p&gt;

However, given the low inventory and the competition, we have an odd situation which is not easily defined.
