As a real estate investment counselor I have the opportunity to interact with a lot of tenant/landlord situations. Of course, I manage my own properties and I help others to do the same if they choose not to go down the road of hiring a property manager. I believe proper tenant screening is the best way to avoid troubles down the road. You should subscribe to a service that will run credit reports and criminal background checks and the sexual offenders list. Today is a great day. Always is when we finally get to a closing. Especially a closing with no issues. Working in the investment field I find it critical to do a lot of due diligence during the inspection period. Verifying rents and expenses. Speaking with current and future tenants. Another Earth Day has come and gone. I didn't really do anything special to mark the occasion. Nothing out of the ordinary, at any rate. My family and I spent about 4 hours out at Shawnee Mission Park where there was an Earth Day celebration. We didn't go to the celebration. But we did enjoy what nature had to offer.We bar-b-q'd. We hiked. We flew kites. We put our feet in one of the lakes. What is not to love about the real estate business. It is personally gratifying to help someone build wealth, or to give the keys to a first time home buyer or to see a property in shambles turned into a gleaming "almost new" home for someone it fit perfectly. And it's profitable, too. When I get home at the end of the day I have a terrific family. Four kids (two boys, two girls) and a wife of 21 years and 11 months are found at home. Tulsa is appreciating nicely, thank you. And so is New York City. Here in Suburban Kansas City we aren't appreciating quickly, but we are not going down in price either. Been to Lawrence lately? Their prices haven't stopped. I read quite a few blogs. I like to read The San Diego Home Blog by Kris & Steve Berg. It is very well written and Kris is clever and not afraid to take on subjects a lot of real estate agents won't. In the past week I've been in about 23 different houses in the Waldo area. I've identified about 5 of them that I believe would make good, long term rental properties. Like all homes in Kansas City's Waldo area, they have their imperfections. I recently sold a home that is being liquidated by an executor half a continent away. There were some tenants in the house (I'm not sure how much if anything they were paying) and were supposed to get most of the stuff out. But somewhere between the executor and the tenants "most of the stuff" got lost in translation. I don't think it was done on purpose. But it happened, none-the-less. Real estate agents across America are advertising their listings all wrong. Agents speak of neighborhoods, bedrooms, kitchens, price points and updates. These are the questions America wants answered; Will this house make my buddies at work jealous?Will this condo help me to get "quality time" with the blond I met yesterday?How much money will this investment property make me so that I can tell friends at parties how much money I have? According to the Johnson County, Kansas Tax Assesor's office there are 1,845 individual parcels located within the Havencroft subdivision in Olathe. I'm not going to bet my life on it but I do believe that makes it easily the largest group of homes inside the city limits of Olathe. About Havencroft Housing Styles and Sizes Homes in Havencroft date back to 1966 (at least as far as I can find) and building continued well into the 1990's. Split level, ranch, and two story single family homes make up a preponderance of the housing units though there are quite a number of duplexes (0 comments)

If you price your home correctly, it will sell. There is absolutely nothing wrong with the current real estate market in and around Olathe, Kansas. It's true that we are not experiencing 8%-10% growth right now. It is true that we have more sellers than buyers right now. I was very excited to see that now when you enter your listings on Point2 that you can VERY EASILY add your listings to craigslist. I about blew a gasket with excitement! Olathe, Kansas Real Estate Agent Drives MINI Cooper I drive a MINI. I was inspired by the Italian Job movie to test drive the car. Ten minutes after doing that I started negotiations to purchase. I'm going to take a break from talking real estate for a moment and talk memories and good ole fashioned fun. I grew up in Overland Park just a few minutes drive south of Antioch Park located just south of Shawnee Misison Parkway on Antioch in Merriam, Kansas. My mom and dad would take us kids there. It had this huge lake (doesn't seem quite so huge to me now...) and plenty of things to climb on. I distinctly remember this metal rocket-ship that was about 15-18 feet high. If you are thinking of selling an income property, rental property, duplex or whatever you want to call it I want to share with you a real life, true story that just happened to me within the last hour. I have this client who is looking to start in the real estate investment game by purchasing a property and living in it for a year or two to allow themselves to gather more cash and then buy another property and so on and so on.
