Olathe Duplex For Sale
This is not my listing.  But I am really liking this Olathe Duplex that is for sale.  Priced at $184,950 the price has been lowered from an original asking price of $200,000...which I thought was a little high.  Each side is 2 bedrooms and 1.5 bathrooms with a one car garage per side.  (Not my photo so sorry about the quality.)

I've located a good quality real estate investment property in Belton, Missouri.  It's not my listing so I will not give you all the details here.  But I will say that this income fourplex has a brick front and smaller, one bedroom units.  They appear to be clean and updated.  Asking price around $145,000 to $160,000 and rents around $1,600/mo.

Finding a quality tenant for your income property can be a daunting task.  It takes proper screening, a little bit of a gut feeling, and some luck.  But when you have them, great!
I manage a property for one of my out of state clients.  Both sides are Section 8 through the Independence Housing Authority.  One tenant was in when my client purchased the duplex, the other we put in shortly after his purchase.  And we got a couple of good ones.

And KMBC news reports that a terrible decision was made today by both a landlord and tenant in Kansas City.No details were given other than the tenants were moving out. Before you answer the question it is my hope that you will have thought about the question in advance. Because my answer to prospective tenants is not a simple "yes" or "no". I love the calls I get from both coasts concerning real estate here in the Greater Kansas City area.  When I get these calls they are almost always from investors, or would be investors, who have found that with all of the benefits that investment property has it simply cannot be afforded anymore by the average investor on the coasts.  Specifically I'm speaking of California and the Seattle area.  But Washington, DC and Boston fall into the same category.  Florida, too.
