Olathe Duplex For Sale
This is not my listing.  But I am really liking this Olathe Duplex that is for sale.  Priced at $184,950 the price has been lowered from an original asking price of $200,000...which I thought was a little high.  Each side is 2 bedrooms and 1.5 bathrooms with a one car garage per side.  (Not my photo so sorry about the quality.)
The really good news? It's in Olathe which is still a healthy real estate market.  It's across the street...literally...from Mid American Nazarene University.  And just minutes from I-35 and everything Johnson County, Kansas has to offer.

I've located a good quality real estate investment property in Belton, Missouri.  It's not my listing so I will not give you all the details here.  But I will say that this income fourplex has a brick front and smaller, one bedroom units.  They appear to be clean and updated.  Asking price around $145,000 to $160,000 and rents around $1,600/mo.

One of my Kansas City real estate investors owns an investment property that is turning on him.  And not turning for the good.  So this is a lesson post.  A "what to watch out for" post, if you will.
This investor bought a home that needed quite a bit of rehab.  Since there wasn't quite enough margin to rehab and sell he decided to rehab and rent-option the property.  There had been a water leak in the house so they redid the drywall, fixed the roof and the guttering and installed a sump pump in the crawl space.

Here I have actual proof of the Great Kansas City Housing Bubble Burst of 2007. Rental property in the Kansas City area can come in all shapes and sizes.  The great thing about this market is that rental properties can be;
- Apartments.- Fourplexes.- Triplexes.- Duplexes.- Single Family Homes.
Now, if you are reading this and you are a California based real estate investor (or Maryland or New Jersey or Washington for that matter) you probably had to read "Singe Family Homes" twice.
Yes.  You can afford to own a single family home in the Kansas City area as an income producing property.

I began my real estate career in late May of 2002 with no clue that I would be working primarily with real estate investors before too long.  Like so many inexperienced real estate agents I grabbed a sign and held an open house that first weekend.  The listing belonged to my broker.  The house belonged to a guy named Phil.

The Kansas City real estate investing market is a mixed bag.  Here are my opinions:Buy & Holds - This market is in great shape. There are several values out there right now and many, many homes priced at a realistic market value based on their community. I'm high on duplexes and fourplexes and lukewarm on single family homes. Several apartments for sale right now have grabbed my attention, as well. I'm forecasting a 5-7 year hold period for maximum use of depreciation, appreciation and then an IRC 1031 exchange.

When I left Kansas City in 1986 to begin my journey in Washington, DC, I left a downtown area of Kansas City that no one really wanted to be a part of.  My how things have changed.
When I returned in 2004 and began exploring all that had changed during my odyssey I was most pleasantly surprised to find the River Market area.
