      <title>I was in Cabot When I Hit a Tree </title>
      <description>&lt;p&gt;A couple of Weeks ago I was with my business partner on highway 5 in Cabot looking for land. We have a client we a working for that wants ten acres of land close to the Cabot area. It was raining that day, no it was pouring that day. I was driving and we were talking about business and such and suddenly something went wrong.&lt;/p&gt;&lt;p&gt;The back end of my car started hydroplaning toward the ditch! That means the front end of my car began heading towards on coming traffic. There were other cars coming so I turned the wheel in the other direction. When I did that all hell broke loose. In the blink of an eye we went off the road into the ditch and the back passenger side of my car slammed against some trees. The impact spun us around and&amp;nbsp;the car stopped. Luckily I was not injured and I looked over to my business partner and he was leaned back and said he thought he broke something in his shoulder. &lt;/p&gt;&lt;p&gt;The ambulance came and took us to the hospital. My partner did break something in his shoulder, but it could have been much worse. It is incredible how fast life can change. I consider myself lucky and feel that I had someone above that was watching out for&amp;nbsp;us.       <title>Cabot Residents Should Vote On Proposed Millage Rate Increase</title>
      <description>&lt;p&gt;In Dec. the Cabot school board voted to propose a millage increase for Cabot. The increase is intended to raise approx. 22.8 million from property taxes in Cabot. With the state of Arkansas expected to match the revenue with 50 million dollars.&lt;/p&gt;&lt;p align="center"&gt;&lt;strong&gt;What will the increase in Taxes do for the school district?&lt;/strong&gt;&lt;/p&gt;&lt;p align="left"&gt;&lt;strong&gt;1. Renovating High School Science Wing&lt;/strong&gt;&lt;/p&gt;&lt;p align="left"&gt;&lt;strong&gt;2. Adding a Junior High Science addition&lt;/strong&gt;&lt;/p&gt;&lt;p align="left"&gt;&lt;strong&gt;3. Reconstruction at Junior high school north&lt;/strong&gt;&lt;/p&gt;&lt;p align="left"&gt;&lt;strong&gt;4. Additional classrooms at Westside Elementary&lt;/strong&gt;&lt;/p&gt;&lt;p align="left"&gt;&lt;strong&gt;5. Repairs to the roof at Eastside Elementary&lt;/strong&gt;&lt;/p&gt;&lt;p align="left"&gt;&lt;strong&gt;6.A charter school facility&lt;/strong&gt;&lt;/p&gt;&lt;p align="left"&gt;&lt;strong&gt;7. A new elementary school&lt;/strong&gt;&lt;/p&gt;&lt;p align="left"&gt;&lt;strong&gt;8. Many other things I do not feel like listing.       <title>Talks of widening Highway 89 in Cabot </title>
      <description>&lt;p&gt;A recent article was posted that spoke about how officials were trying to relieve some of Cabot&amp;#39;s traffic congestion problems. The main thing that stuck out to me in the article was widening 89 and adding turning lanes to the road.       <title>Arkansas Tornado Aftermath</title>
      <description>&lt;p&gt;Me and my wife took a trip this weekend and we had to pass through Clinton Arkansas. On&amp;nbsp;Feb. 5, Clinton Arkansas took a direct hit from a tornado. We did not want to stop and take pictures of peoples shattered lives, but we took some as we drove by on the highway. They are pretty Eye opening considering that this is only about an hour and a half away from Cabot Arkansas where I live.       <title>Home Sale Forecasts from the NAR</title>
      <description>&lt;p&gt;The National Association of Realtors has released a forecast for home sales into 2009. They predict that home sales will still be down during the first quarter of 2008. It is predicted that homes sales will be approx. 6 million units in the first quarter of 2008. &lt;/p&gt;&lt;p&gt;The second quarter of 2008 is predicted to be better than the first. The NAR predicts that home sales will pick up the second quarter to approx. 6.25 million units. Then the third and the fourth quarter will be better than the second. The NAR has the last two quarters of 2008 forecast at 6.5 million home sales. &lt;/p&gt;&lt;p&gt;It seems like towards the end of this year the housing market should pick up.       <title>Real Estate Foreclosure Capital</title>
      <description>&lt;p&gt;Today I just seen a clip on Yahoo that spoke about the foreclosure capital of the America. The article said that Stockton Cal. was the capital. It mentioned that at one time a couple of years ago Stockton Cal. was&amp;nbsp;one of the hot-spots in America for real estate. Home values were booming and then the bottom fell off&amp;nbsp;in 2006.&lt;/p&gt;&lt;p&gt;They were interviewing a real estate agent in the area that said 2 out of every 3 homes that were listed were foreclosures or distressed sales. That is incredible! I can not imagine that in Cabot. Right now there are foreclosures in Cabot, but no where near that many. &lt;/p&gt;&lt;p&gt;Right now there are not very many homes&amp;nbsp;listed on the mls that are in foreclosure right now.       <title>How to Help Cabot Arkansas Homes Sell in a Slower Market</title>
      <description>&lt;p&gt;There was a recent article posted by Yahoo. It highlighted ways to help your home in a down market. Even though I would not consider the Cabot Arkansas home market a down market, there were some interesting tips that may help some Cabot home sellers. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;1. Try to look like your neighbors&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Not physically, but your home should be similar to what other homes in the neighborhood look like. You do not want your home to be the largest home on the block or the nicest. Why? When pulling comparables in the neighborhood (which is what agents and appraisers do) it will be hard to get the added values if your home is much more extravagant. If your home is larger it may be hard to&amp;nbsp;get the same price per square foot as&amp;nbsp;the other homes&amp;nbsp;on the block.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;2.       <description>&lt;p&gt;I have a Cabot home buyer that has been under contract for the past three weeks. She came to me and said that she was already pre-approved&amp;nbsp;for a loan. It was a lender that I was unfamiliar with, so I asked for&amp;nbsp;his number. I called the lender and he said that the loan&amp;nbsp;will go through and everything is fine.&lt;/p&gt;&lt;p&gt;That was three weeks ago, today we found out that she would not be able to get the loan. The lender just found that out today. So now we are trying to scramble to get her a loan so she can buy this &lt;a href="http://www.cabot4sale.com/MLS_Search/page_1935978.html" target="_blank"&gt;home for sale&amp;nbsp;in Cabot&lt;/a&gt;.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Lesson to be learned:&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;When beginning the home buying process&amp;nbsp;be sure to get a pre-qualification letter, not a pre-approval letter. What is the difference?&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Pre-approval&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;This is based on information that you have given the lender verbally. It is subject to change based on other conditions.       <title>Cabot Arkansas Real Estate Update; December</title>
      <description>&lt;p&gt;I try to post a monthly Cabot Arkansas&amp;nbsp;real estate update. I focus on the amount of homes sold for the month compared to the amount of homes sold in the same month a year before. Here is a quick view of the Cabot Arkansas real estate market for December 2007.&lt;/p&gt;&lt;p&gt;There were 35 homes sold in the Cabot Arkansas school district in December of 2007. This includes mobile homes. This report dos not include lots, vacant land, and commercial property.&lt;/p&gt;&lt;p&gt;In December of 2006 there were 73 homes sold. &lt;/p&gt;&lt;p&gt;That is a substantial decrease from a year ago.       <title>Foreclosures in Cabot Arkansas</title>
      <description>&lt;p&gt;With the sub-prime melt down there have been tons of &lt;a href="http://www.cabot4sale.com/MLS_Search/page_1935978.html" target="_blank"&gt;foreclosures in Cabot&lt;/a&gt;and Jacksonville Arkansas. I get calls from people all of the time interested in them. Many people do not know the process and how foreclosures differ from a normal real estate transaction. There are only a few differences from the ones that I have dealt with and here they are.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Paper work, Paper work&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Once an offer is accepted the bank asks for the buyer to sign multiple documents called addendum&amp;#39;s. These basically cover the banks tail, saying that they do not have any knowledge of the condition of the home and the buyer is aware the purchase is considered &amp;quot;as is&amp;quot;. Way more paper work to sign&amp;nbsp;than a regular contract.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Won&amp;#39;t fix it even if it is broke&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;You are purchasing the property &amp;quot;as is&amp;quot;, normally you do not get a repair allowance. I have done a couple where&amp;nbsp;repairs were&amp;nbsp;included in a total amount the buyer would get at closing. In a normal Cabot real estate transaction the buyers and sellers agree to a $500 repair limit. This is saying the sellers will pay up-to $500 fro the buyers to repair anything wrong with the home.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Time is on their side&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;When a property is bank owned, the bank does not get in a hurry. When a buyer submits the initial offer they are asked to write the expiration for several days from when it is wrote. In a normal contract the expiration is about 24 to 48 hours. During that week the bank can receive another offer and then tell all parties to resubmit their best offer. &lt;/p&gt;&lt;p&gt;Once everything is done with the addendum&amp;#39;s and the inspection do not expect to close in less than three weeks or more realistically a month or longer. Banks have&amp;nbsp;a lot&amp;nbsp;of things going and a $100,000 is not their biggest priority.&lt;/p&gt;&lt;p&gt;These are not the only differences, but these are the major ones that I have seen buyers notice the most.       <title>Is Mold a Problem in Cabot Arkansas Homes?</title>
      <description>&lt;p&gt;There are hundreds of different types of molds. Only a hand full of them are poisonous. When selling a home I have to have buyers sign a mold disclaimer. This pretty much states that I have no knowledge of any mold in the home. &lt;/p&gt;&lt;p&gt;Mold can be serious and it is always a good idea to have it inspected. I am not suggesting to have a mold inspection in the home no matter what, I would just recommend that if you see mold in the home to have it checked out. &lt;/p&gt;&lt;p&gt;A home inspector will not check for mold. You need to hire a mold inspector if you find mold in the home.       <title>Cabot Arkansas and the holidays</title>
      <description>&lt;p&gt;It is the time of year when people hove other things on their mind then buying a home. Family is coming to&amp;nbsp;town or you are going out of town to see them. Presents still need to be found and bought. There is also food planning. Everyone wants something special to eat during the holidays. It does not have to be in Cabot it can be anywhere in the area, and I will fill out the criteria. Anytime something comes up that meets that criteria you will be notified. They normally have twelve pictures with them and all the information about the home.&amp;nbsp;It also will have directions&amp;nbsp;on how to get to the home.
