      <title>Cabot Homes with One Acre are Needed to Sell</title>
      <description>&lt;p&gt;This is a continuation of my last &lt;a href=&quot;http://activerain.com/blogs/clhaverfield&quot; target=&quot;_blank&quot;&gt;post&lt;/a&gt;. I wrote about the number of active homes for sale in the Cabot Arkansas&amp;nbsp;area. The supply of homes listed on the market has dwindled down, there are 26% less homes listed on the market then were&amp;nbsp;a year ago. Homes sales for 2009 are higher in the Cabot area then last year. So why am I listing all these numbers? We&amp;nbsp;need&amp;nbsp;sellers in the Cabot area.&lt;/p&gt;
&lt;p&gt;I am in the process of posting several posts of sellers that are needed because of limited competition. Here is a perfect example&lt;strong&gt;. Homes on 1&amp;nbsp;acre or more of land under 130K&lt;/strong&gt;. There are currently only 16 detached homes on 1 acre or more for under 130K listed in the Cabot area. A good majority of buyers I work with request a home with some land. Some buyers I work with are not opposed to land and hardly any buyers I work with absolutely do not want land. People like a little room from home to home. They like to be able to have their own space.&lt;/p&gt;
&lt;p&gt;I can say with confidence that if your home is nice and meets the criterea listed above it should sell within a reasonable time.       <title>Active Homes for Sale in Cabot Arkansas, We need Sellers!</title>
      <description>&lt;p&gt;I recently wrote a post on my &lt;a href=&quot;http://www.cabot4sale.com&quot; target=&quot;_blank&quot;&gt;Cabot real estate&lt;/a&gt;&amp;nbsp;website blog about the number of active homes for sale in the Cabot Arkansas area. The inventory has shrunk substantially. Currently there are only 240 homes listed within Cabot city limits. That number includes mobile homes. If you&amp;nbsp;only include detached residential homes, there are 229 homes listed inside of Cabot city limits per the MLS.&lt;/p&gt;
&lt;p&gt;In the Cabot area that includes Cabot, Austin, Ward, &amp;amp; surrounding rural areas there are a total of 377 homes listed in the area. That&amp;nbsp;is not very many homes listed on the market. In October of last year I did a report about the number of active homes listed in the Cabot Arkansas area and there were 509. That means&amp;nbsp;in one year the number of listings on the market in the Cabot area has fell 26%.&lt;/p&gt;
&lt;p&gt;What does that mean for someone&amp;nbsp;considering selling&lt;strong&gt;? Less Competition&lt;/strong&gt;! My next few posts are going to focus on some areas in Cabot that do not have many&amp;nbsp;homes for sale and highlight different homes and price ranges that are selling. Stay tuned.&lt;/p&gt;

      <title>Little Rock Arkansas Homes Sales</title>
      <description>&lt;p&gt;The Arkansas Realtors Association posts monthly reports about the Pulaski County real estate market. Most of the time their reports run a couple of months behind, but are very informative. Currently on their &lt;a href=&quot;http://arkansasrealtors.net/index.php?option=com_content&amp;amp;task=view&amp;amp;id=19&amp;amp;Itemid=93&quot; target=&quot;_blank&quot;&gt;website&lt;/a&gt;&amp;nbsp;they have an April report available.&lt;/p&gt;
&lt;p&gt;I&amp;nbsp;end up only using the Pulaski county report&amp;nbsp;to write about the Little&amp;nbsp;Rock&amp;nbsp;real estate market. The April report shows that Pulaski County was down&amp;nbsp;5.43% from April of last year in total home sales. The state of Arkansas was down 10.42% in total home sales compared to last&amp;nbsp;year's April.&lt;/p&gt;
&lt;p&gt;The Little Rock&amp;nbsp;real estate market is down compared to last&amp;nbsp;year, but fortunately not down as much as other major cities and areas.       <title>The Cabot Housing Market</title>
      <description>&lt;p&gt;I feel very fortunate the Cabot Arkansas real estate market is not down as much as other parts of the nation. Sure it has slowed down some, but luckily it is not dead. I have had some buyers in the past couple of month that decided not to buy because of the economy. They said that all of the news made them change their minds. There financing was good, but they just got scared with the news about the economy.&lt;/p&gt;
&lt;p&gt;Is that wrong? I don't think so. Nobody know what is in store for the national economy. If people feel unsure about buying a home, they shouldn't do it. Home ownership does have more costs associated with it then renting. So for those who are unsure about buying because of the economy, &lt;strong&gt;don't do it!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;However for those who do feel comfortable buying a home, now is a great time. There are some great foreclosure and short sale deals available in Cabot right now. If you feel comfortable with you financial situation you can buy a home in today's market and move in with instant equity.&lt;/p&gt;
&lt;p&gt;Shortly I will write a post about how to find good deals on foreclosed homes in the Cabot area. It is not any scam or way for you to buy home for pennies on the dollar. It is a tool that will allow you to be notified instantly when a foreclosure comes onto the market.&lt;/p&gt;

People are losing jobs and prices of goods are going up. Is there any good news from all of this? Of course there is, interest rates are low. &lt;p&gt;What does that mean to you if you already own a home in Cabot or Central Arkansas? Now is a great time to refinance your home. My wife and I bought our home just over a year ago and locked in a 30 year interst rate of 6.575%. At the time that was a good rate. We were able to refinance to a 20 year loan at 4.75%. We knocked off 10 years of our payment and raised our payment $12 a month. When you think about it, that is incredible.&lt;/p&gt;
&lt;p&gt;In five years we will have way more equity then we did if we would have kept the loan at a 30 year note. If you are thinking of refinancing now could be the best time to do it. If you plan on staying in your home long enough after you refinance to justify it. That is something to discuss with your lender.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;Tip #4 If you have a buyer, keep them. &lt;/strong&gt;Buyers now days are hard to come by. If you have one that makes an offer and you are close, bite the bullet and make it work. If you are in disagreement with a buyer over $1500 on the price, suck it up. There may not be another buyer for six months. Sure $1500 is a lot of money, but think of how much more money you will spend if you have to pay your mortgage for six more months.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

      <title>I was in Cabot When I Hit a Tree </title>
      <description>&lt;p&gt;A couple of Weeks ago I was with my business partner on highway 5 in Cabot looking for land. We have a client we a working for that wants ten acres of land close to the Cabot area. It was raining that day, no it was pouring that day. I was driving and we were talking about business and such and suddenly something went wrong.&lt;/p&gt;&lt;p&gt;The back end of my car started hydroplaning toward the ditch! That means the front end of my car began heading towards on coming traffic. There were other cars coming so I turned the wheel in the other direction. When I did that all hell broke loose. In the blink of an eye we went off the road into the ditch and the back passenger side of my car slammed against some trees. The impact spun us around and&amp;nbsp;the car stopped. Luckily I was not injured and I looked over to my business partner and he was leaned back and said he thought he broke something in his shoulder. &lt;/p&gt;&lt;p&gt;The ambulance came and took us to the hospital. My partner did break something in his shoulder, but it could have been much worse. It is incredible how fast life can change. I consider myself lucky and feel that I had someone above that was watching out for&amp;nbsp;us.       <description>&lt;p&gt;Me and my wife took a trip this weekend and we had to pass through Clinton Arkansas. On&amp;nbsp;Feb. 5, Clinton Arkansas took a direct hit from a tornado. We did not want to stop and take pictures of peoples shattered lives, but we took some as we drove by on the highway. They are pretty Eye opening considering that this is only about an hour and a half away from Cabot Arkansas where I live.       <title>Home Sale Forecasts from the NAR</title>
      <description>&lt;p&gt;The National Association of Realtors has released a forecast for home sales into 2009. They predict that home sales will still be down during the first quarter of 2008. It is predicted that homes sales will be approx. 6 million units in the first quarter of 2008. &lt;/p&gt;&lt;p&gt;The second quarter of 2008 is predicted to be better than the first. The NAR predicts that home sales will pick up the second quarter to approx. 6.25 million units. Then the third and the fourth quarter will be better than the second.       <description>&lt;p&gt;Today I just seen a clip on Yahoo that spoke about the foreclosure capital of the America. The article said that Stockton Cal. was the capital. It mentioned that at one time a couple of years ago Stockton Cal. was&amp;nbsp;one of the hot-spots in America for real estate. Home values were booming and then the bottom fell off&amp;nbsp;in 2006.&lt;/p&gt;&lt;p&gt;They were interviewing a real estate agent in the area that said 2 out of every 3 homes that were listed were foreclosures or distressed sales. That is incredible! I can not imagine that in Cabot. Right now there are foreclosures in Cabot, but no where near that many. &lt;/p&gt;&lt;p&gt;Right now there are not very many homes&amp;nbsp;listed on the mls that are in foreclosure right now. Even though I would not consider the Cabot Arkansas home market a down market, there were some interesting tips that may help some Cabot home sellers. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;1. Try to look like your neighbors&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Not physically, but your home should be similar to what other homes in the neighborhood look like. You do not want your home to be the largest home on the block or the nicest. Why? When pulling comparables in the neighborhood (which is what agents and appraisers do) it will be hard to get the added values if your home is much more extravagant. If your home is larger it may be hard to&amp;nbsp;get the same price per square foot as&amp;nbsp;the other homes&amp;nbsp;on the block.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;2. Keep up the maintenance&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Remember to do the odd jobs that need to be done around the home. Make sure that your windows are insulated and there is good weather stripping around doors. This is always a positive thing to say when you are trying to sell. You may try to look in the attic and see&amp;nbsp;how much insulation there is. Some loans require a certain amount of insulation to be in the attic. Another cheap way to be energy efficient is to replace the light bulbs in the house.&amp;nbsp;Buyers like to hear that a home is energy efficient. The article states that home sales in the middle of the county are expected to offset the declines in some of the previous hot spots. There are wide variations of housing markets throughout the country.
