carlsbad new mexico home inspections: Maintain your home, as if you are living there. - 09/30/11 11:41 PM
Maintain your home, as if you are living there.
Even if you move you should always keep the place tidy and free of debris. Maintain the yard and grounds as if you are still living there. This is a way to help keep the home you are wanting to sell more presentable for the buyer.
Here are a couple of shots of a home that the seller did not maintain a thing over two years. This home cries out for help.

Yes this home is for sale.

This patio has not been cleaned for at least two years. … (28 comments)

carlsbad new mexico home inspections: It's Sunday, find some inner peace. - 07/17/11 01:58 AM
It's Sunday, find some inner peace.
With all that's happening in our lives today, we need to find a solid place in order to find inner peace.
Be sure and read to the end.

Inner peace:
If you can start the day without caffeine,
If you can always be cheerful, ignoring aches and pains,
If you can resist complaining and boring people with your troubles,
If you can eat plain food everyday and be grateful for it,
If you can understand that your loved ones are too busy to give you any time,
If you can take criticism or blame … (48 comments)

carlsbad new mexico home inspections: One Billion dollars available for refinancing. - 06/23/11 12:01 AM
One billion dollars available for refinancing homes.
According to this information the United States Housing and Urban Development has made one billion dollars available for refinancing of homes in risk of foreclosure.
Follow the link and read all about it.
Hud and Neighborworks America announces
This "EMERGENCY HOMEOWNERS HELP PROGRAM" Or referred to as (EHLP) will help struggling homeowners at risk of foreclosure.
I have seen posts where there are some areas that over 50% of home for sale are in "short sale" or starting the "Foreclosure process".
These funds can and will help homeowners fight foreclosure. Although all states have … (28 comments)

carlsbad new mexico home inspections: Geodesic Home Inspection complete. - 06/12/11 05:00 AM
Geodesic Home Inspection complete. Yes even the dog house was a Geodesic design.
The Geodesic designed home here in Carlsbad, New Mexico  I inspected Saturday morning was a challenge. not only was the home a Geodesic design but it also had an apartment added to it.
And yes you guessed it, it was also a Geodesic design.
This was a great inspection. There was the buyers and the agent for a short time. the agent left after telling me that the home had been inspected at least three times. Nothing ha been found during those inspections. Good I thought, I wouldn't have … (28 comments)

carlsbad new mexico home inspections: Things you just don't say at an interview. - 06/08/11 02:17 PM
Things you just don't say at an interview.
I have a friend that had an inter view for a new job. He really wanted the job.
But a the interview went on, the HR director asked if he could repair all kinds of cars not just domestic.
Then he told him "I thought domestic was a beer". Needless to say he didn't get the job.
Here is some more things not to say at an interview.
For a job with the railroad, do you have any railroad experience?
"Well, yes I do. I have had a Lionel train since I was six … (21 comments)

carlsbad new mexico home inspections: Pay it forward. Helping others. - 05/19/11 11:38 PM
I was at the gas station yesterday when a man came up to the truck and asked if he could               "borrow a dollar". I'm thinking about "yeah right" he probably want to but beer with it.
So I asked "If I give you a dollar, what are you going to buy with it"?
His reply was " I'm a little short to get my daughter a sandwich to eat",
"Your daughter"? "yes" then he pointed back to the side of the store where she was sitting.
Now this man had looked like he was in need of a bath and a lot … (26 comments)

carlsbad new mexico home inspections: When times change. Then so do you. - 05/15/11 11:54 PM
When times change. Then so do you.
I'm not talking about springing ahead or falling back. I talking about when the markets turn south and you need to look elsewhere for an income.
What, or where do you turn to?
There are some of us that leave the Real Estate business and never return. Others get a part time job just to get us through the hard times.
When is the decision reached? Is it after careful analysis of your own situation?
There are varying  factors with all of us, so when do you look for a "different line of work"?

carlsbad new mexico home inspections: What about home inspections don't you understand? - 05/14/11 03:11 AM
What about home inspections don't you understand?
This is the question I asked my niece the other day. She and her fiance' bought a home in a good part of town and "never" called me for an inspection. I told her "I would have done an inspection for free".
I have met a large number of people that have bought a home without a home inspection.
There are Realtors and Banks here that simply have the buyer use a "waiver form" to get around a home inspection.
I was recently talking to a mortgage manager at a bank about getting home inspection. She … (12 comments)

carlsbad new mexico home inspections: Smoke Detectors HMM. - 05/10/11 01:17 AM
Smoke detectors HMM.
These little life savers are often overlooked when you show a home. Even when we live in a home we don't pay that much attention to them.
That "little beep from time to time" is telling you that you need to "replace the batteries".
These are the most important things for safety in the home.
Next time when "showing a home", look for the smoke detectors. They have and will continue to save lives.
Even the "hard wired units" need to have the batteries replaced from time to time.
So change those batteries and check the next home … (6 comments)

carlsbad new mexico home inspections: No Rain, we need help. - 05/09/11 12:03 AM
No Rain, we need help.
It's been over six months since we have had any rain here in Eddy county New Mexico.
It's bone dry. We need rain, badly.
Every time we get a chance for some rain it always skirts around us. It's like we have the "plague".
If there is any "rain dancers out there" we need you to come to Carlsbad and help us out.
I will even through in dinner.
No I really mean it.

I'm telling everyone to "Stik it". Yes I mean you too. There are some site that are "free". And there are some sites that are "free, at a price".
Join Me on  stikit.com
This is a site for professional people like us that want to be "upfront and in the lead".
This site is totally "free". Like other sites this site lets you move into the lead in your area by having your site recommended by others. It's like having A "free referral service".
The Way this works is, the more "recommendations" you can get from clients and business associates will … (15 comments)

carlsbad new mexico home inspections: How much time do you spend on Active Rain? - 05/06/11 12:57 AM
How much time do you spend on Active Rain? I think this is a very good question. There are bloggers that have a numerous amount of listings they add to their posting. Then there are members like me that try to post something at least a couple times a week.
Right now I am into the first week of the "May challenge for 31 days". This means I need to post "something for 31 straight days".
It seems like a monumental task. But in all reality, It can be done.
I spend about 2-2.5 hours a day on Active Rain.
I … (12 comments)

carlsbad new mexico home inspections: Try a little "simplicity". - 05/04/11 11:33 PM
Try a little simplicity. I have and I liked it. I did an inspection for a new client. They said they did not want all the "bells and whistles" in my "report".
He told me "I have had three inspections done over the years, the best inspection report I ever got was a three page report that outlined the defects in a summary page".
"Why's that I asked". He said " I looked at a report that had about twenty five pages, I couldn't make any sense of it. A lot of information I already had".
"Like what" I said … (10 comments)

carlsbad new mexico home inspections: Decorating advice anyone? - 05/01/11 11:16 PM
Decorating advice anyone?
I did an pre drywall inspection on a $250,000 home, believe it or not the home passed. The owner was there and she wanted my advice on what exactly to do with the kitchen flooring.
She had not decided what type of flooring she wanted. So I recommended to her she install some "bamboo flooring" She looked at me like I was crazy. I told her she needs to look at some samples to see what I'm talking about.
She then called me back last week to say she went to a home improvement store and looked at the … (10 comments)

carlsbad new mexico home inspections: 31 days of May challenge. - 05/01/11 01:07 AM
31 days of may challenge. I just joined the group. I don't have a clue what I will write about for 31 straight days but I will try to keep it entertaining to say the least.
I try not to blog about "nothing". Although there might be some out there that think I do.  But that's o.k., I try to keep you (the readers) informed and advised about current situations going on within my company and around the world of home inspecting and the general Real Estate market locally.
It's a big undertaking, trying to post for 31 days in … (10 comments)

carlsbad new mexico home inspections: How far will you go to please a client? - 04/29/11 11:51 PM
How far will you go to please a client?
I have had requests to do inspections far and wide. The only problem is, when I get the call or request by E-Mail, they say "We can pay $ x amount for this inspection".
I try not to take on inspections that involve "overnight trips". Or the ones that take up the entire day traveling. I pride my self with the way that I can "in most cases" get it done very quickly for the client.
For instance I recieved a request to inspect a freight shipment in Deming New Mexico. Great, … (13 comments)
