At Desert Sun home Inspections We have found that, 
many, many home owners never go up on the roof to look things over even after a really bad storm. They think that all is O.K. because the roof has not leaked during or after a bad storm with a lot of rain.
The truth is you need to check your roof at least a couple of times  a year.

New home inspection, Are they really finished? Not at all.
Saturday I did a home inspection on a new home that the Realtor and the contractor wanted to do a final walk through on the home with the buyer.
This final walk through was to take place today.
I was contacted by the buyer to inspect the home for his "peace of mind".
Good choice I thought. Not enough new home owners get a home inspection in this area of the country.

When you vent...vent properly.
It seems there are more and more problems with venting a home properly.
It never ceases to amaze me that there can be so many code violations on a single home.
As in my last post about how the mechanical inspector did'nt even go in the attic, there seems to be a trend of this type of "non-inspection" going on.
You get paid to do a job. Simply put... DO YOUR JOB.

This home was built in 2005. This is a look at the "dryer vent that do'es exit the home at the roof.

Home owner says "I'm not going to do anything with the roof".
I was on a home inspection last Saturday, when The buyer and Realtor could not make the appointment.
The sellers were there and let me in to get on with the inspection.
I was walking around the home when I took a shot of the eave of the home.
I asked the seller "what's up with the missing drip edge".

I did'nt actually yell this comment out loud. But I was hoping they were listening to me in "not so many words".
At Desert Sun Home Inspections, I get calls about going out to a home and performing an inspection without the client present. I really prefer for them to be there. But in this case they could'nt make it.
It all started Friday morning when I went out to a home to take a look at it for a purchase as a rental.

Thank's to you, I'm going to buy the home.
Yesterday afternoon, I got the call. The client was really happy that they were in the final phases of buying a home I had inspected for them.
The buyer wanted to thank me for the inspection report being so "detailed". Now I really try not to be a
"NIT PICKY INSPECTOR" All of you Real Estate agents know exactly what I mean.
Here are two homes that are going to closing within the next two weeks.

Inspection went from good to bad to worse.
This recent inspection of a home was going well till I took a look at the "new roof". This roof was installed in 11 of 2011. This is the "GOOD" part.
I was thinking before I got on the roof that "being a new roof" there should be "no issues" for me to find.
I could'nt have been more wrong.

In this picture there are five things wrong. Can you pick them out?
This is the bad part.
1. The boot is the wrong size for the vent.

Bath fans, they need some TLC as well.
I did a home inspection on a multi unit complex this weekend. The units for the most part was sound with exception of some  issues like a new roof and windows etc.
I had inspected the upper bath when I ran accross this bathroom.

There the fan was for all to use when in the bathroom.
So why not use it? I asked the tenant if she used the fan on a regular basis. She told me Not really. She never thinks about using the fan when in the bathroom taking a shower.
