home inspections for 88220: Cacti's are blooming in Carlsbad, New Mexico. - 04/26/12 09:00 PM
Cacti's are blooming in Carlsbad, New Mexico.
I could'nt help but take a few shots of this Yucca cacti that is in full bloom at a local dealership.
The wild cacti have seen very little rain if any in two years.
Usually we get to take a drive up the canyons and see all the wild flowers and cacti blooming this time of year.
But with no rain, this is all I have to show Active Rain members for the time being.
I hope you enjoy.

When I saw this huge cacti, I could'nt pass up the chance to get … (19 comments)

home inspections for 88220: Look at this home inspection....SWEET. Cake Inspection? - 04/06/12 11:14 PM
Look at this home inspection....SWEET. Cake Inspection?
I had recently got a call for a home inspection from a client that was disturbed by the comment the realtor had said.
When the buyer had asked the Realtor about a home inspection and who to call, the Realtor told her to call one of the "two inspectors they had on their list".
"Call one of these guys, they give a cake inspection".
A "cake inspection"? Really?
Did they think they were talking to another Realtor?
They were talking directly to the buyer, no one else. Did they think the buyer would not … (13 comments)

home inspections for 88220: The owner knew I was coming. - 03/24/12 10:15 PM
The owner knew I was coming.
When ever I get the call to perform a home inspection, I would think the owners of the home would pick up and clean out the areas they might think I need to get into.
The more access I have the better. I look for places they might try to hide away problems that could arise in the future.
In this case the problem was right in front of me staring at me with a glaring look.
This roof leak was a mystery. Think about it, we have not had much of any rain in … (102 comments)

home inspections for 88220: Inspection went from good to bad to worse. - 03/06/12 09:00 PM
Inspection went from good to bad to worse.
This recent inspection of a home was going well till I took a look at the "new roof". This roof was installed in 11 of 2011. This is the "GOOD" part.
I was thinking before I got on the roof that "being a new roof" there should be "no issues" for me to find.
I could'nt have been more wrong.

In this picture there are five things wrong. Can you pick them out?
This is the bad part.
1. The boot is the wrong size for the vent.
2. The vent has … (19 comments)

home inspections for 88220: Two invisible Active Rain Ambassadors. - 01/13/12 11:24 PM
Two invisible Active Rain Ambassadors.
This is a post about Active Rain members that went above and beyond being a member.
They are not Active rain Ambassadors even thought I think they both should be. With nothing to gain but the satisfaction of helping others in the Active rain membership. These two members have proved why being a member of Active Rain is such a honor.
I am nominating these two members for "ambassadorships".
First of all there's Richard Yates, he is from Mission Viejo, California. If you don't subscribe to Richards post, then you need to check him out and then … (61 comments)

home inspections for 88220: Today, I'm making the call. - 01/02/12 10:54 PM
Today, I'm making the call.
After my recent post about a struggling homeowner that wanted to get help from his bank and the bank turned a deaf ear.
The post in case you missed it. Is it greed, or is it me? Can you believe 167 comments?
I am calling in a favor today. I am going to call the president of a local bank that I have been doing business for nearly 30 years.
Good thing is, this president started out as a loan officer many years ago. I went to him when I needed a loan to jump start … (32 comments)

home inspections for 88220: Are you the best of the best? Or are you happy with where you are? - 12/22/11 10:29 PM
Are you the best of the best? Or are you happy with where you are?
With 2011 coming to a close I often wonder about being the "best of the best".
What exactly do'es that mean? I am not sure if I want to be on a "top one hundred list of the most successful inspectors in the country".
It all comes down to what you want from yourself and your business.
1. If money is the only reason you are in business. Then you need to rethink why you are in business.
2. If helping others is a top priority, … (87 comments)

home inspections for 88220: Over 6,000 comments, and I'm still here playing in the Rain. - 12/19/11 10:18 PM
Over 6,000 comments, and I'm still here playing in the Rain.
I joined Active Rain in August 2010. I did'nt know what to do or where to do it.

I started out with a few comments on posts I could understand. Probably leaving comments that did'nt make a lot of sense. Newbies are like that.
To date I have made 6,009 comments. Remember when I read your post I "read the post". I generally have a comment that is thought out and usually has a question attached in it somewhere.

home inspections for 88220: Open houses, or just an ambulance chaser? - 12/17/11 11:52 PM
Open houses, or just an ambulance chaser?
I have been going to a couple of "open houses" when I have the time.
I need a little feedback from Realtors who are at open houses. What do you think of inspectors who show up unannounced.
I generally introduce myself and give them my quick little speech about my business, then leave a couple of cards and leave.
Do these cards end up in the trash? It's a good question, I have not gotten one call from a card I have dropped off at a "Open house".
Is this a good Idea? Or will … (40 comments)

home inspections for 88220: Fewer Certified inspectors. Good or bad ? As for me I'm a little worried. - 12/11/11 11:35 PM
Fewer Certified inspectors. Good or bad ? As for me I'm a little worried.
I always try to check out all of my competition on the web. Maybe they have an "Idea" I could use to my advantage. But recently when I did a home inspection in Artesia New Mexico, the buyer said he found me through the Internachi site  inspectorseek.com   He looked  for a local inspector who could do a home inspection.
A few years back when I was getting certified with the Internachi association, there no less than 6 inspectors within seventy miles of me. Now if you enter … (38 comments)

home inspections for 88220: Home inspections. Are they worth the time? - 12/06/11 09:47 PM
Home inspections. Are they worth the time?
I know it's a silly question, but there are still Realtors out there that are dead set against having a home inspection done on a home that is  "for sale" on the market with a realtor as the listing agent.
I was talking with a Realtor from an out of town firm Saturday, when the Realtor told me that getting a home inspection was a waste of time.
I was a little surprised when he said that because I had just found a lot of issues with the home.
He told me that when … (76 comments)

home inspections for 88220: Free air conditioning nobody wants. - 11/27/11 11:45 PM
Free air conditioning nobody wants.
Sometimes we find things that just don't make any sense. Here we have a very big problem with the ceiling of the furnace room.
It has a large vent in it. There is no "fresh" air intake for the furnace or the water heater. Both run on gas.

Notice the vent and the pipe running through it? What a mess.

There is not a "fresh air intake" for the water heater or the furnace. With the vent in the ceiling of the furnace room, it will and has caused the "chimney effect".

home inspections for 88220: Attic's, what are they hiding? - 11/17/11 11:41 PM
   Attic's, what are they hiding?
Attic's seem to be an anomoly. They are places and areas we don't think much about. This is probably why when contractors do work in the attics they think there will be no one that checks up on the work.
That's where having a home inspection comes in.
As you can see in the picture. The fan is not hooked up to an exhaust vent. Also the electrical connection is not hooked up with a junction box. The wireing connection was left exposed to the attic.
Just another day inspecting homes in SouthEast, New Mexico.

home inspections for 88220: Federal pacific electrical panels and breakers, are they a fire waiting to happen? - 11/13/11 03:58 AM
Federal pacific electrical panels and breakers, are they a fire waiting to happen?
There seems to be little debate when it comes to this problem that the Federal Pacific breakers will fail.
It's not the question of if they will fail but "when they will fail".
I inspected a home yesterday and found that the home has a Federal Pacific panel and breakers. These were manufactured from the 1950's through the 1980's.
That's 30 years plus of panels and breakers being installed into homes. These are not safe to use.
Even though you may have seen or even have these in your … (44 comments)

home inspections for 88220: Proper electrical service is required. - 10/25/11 11:30 PM
Proper electrical service is required.
I perform a few home inspections. I seems all I do is inspect. Of course it's my job.
An often overlooked item for everyone to take note.
This is a service panel for the entire home.

home inspections for 88220: Let's get down and dirty. - 10/15/11 02:25 AM
Let's get down and dirty.

There is a home I went to inspect. A manufactured home out of town.
When i got there it looked like a really good home. "From the outside".
When I got to the portion of the inspection to take a look and pictures of the crawlspace. I was amazed at what I saw under the home. I guess the old saying "out of sight, out of mind" is true.
O.K. Let's get down and dirty.

From the view of the front of thwe home it looks like a really good home. And on the inside … (20 comments)

home inspections for 88220: I'm the fourth inspector. Really ? - 10/12/11 12:06 AM
I'm the fourth inspector. Really ?
When I got the call about a home inspection in my competitor's back yard, I thought great. My competition is always coming to town and inspecting here, so why not go there and do a job close to his office.
The family is relocating and needs a home inspection to verify that there are "no Problems" with the home.
I found a few issues that were not found by the first three inspectors.
Vent missing louvers.

I know this does not look like a big deal, but when it do'es rain, it will let the … (33 comments)

home inspections for 88220: There are rules, follow them. - 10/07/11 01:30 AM
There are rules, follow them.
Here is one example of how the "free energy audits" are working out.

This duct work in an attic of a home that got a "free" audit and the work completed on it.
The insulator clearly states it's a r-11 insulator. The minimum requirements for duct work is a r-19 insulator.
The seams are not sealed completly. See top left. if I was the one completing the post inspection, then this home would fail. I checked under the sheating and noticed the seams of the duct work were not sealed with a "mastic sealer". This … (38 comments)

home inspections for 88220: Maintain your home, as if you are living there. - 09/30/11 11:41 PM
Maintain your home, as if you are living there.
Even if you move you should always keep the place tidy and free of debris. Maintain the yard and grounds as if you are still living there. This is a way to help keep the home you are wanting to sell more presentable for the buyer.
Here are a couple of shots of a home that the seller did not maintain a thing over two years. This home cries out for help.

Yes this home is for sale.

This patio has not been cleaned for at least two years. … (28 comments)
