There I was inspecting a home just like any other. At least this is what I was thinking. But then all homes are not alike. And most homes even though they have a similar floor plan, always differ in what we find inspecting homes in Eddy County New Mexico.
I have been inspecting a long time. I have reccomended an engineer about a dozen times. This is one of them.

It happens everyday. Some where some how some one takes the batteries out of a "chirping smoke detector".
Don't take your family's life into your own hands.
Too often while performing home inspections I see this, I guess the home owner wants to stop the chirping but not keep the family safe at the same time.
Some homes I have inspected even have removed the smoke detector as a means to stop the chirping.

All heating and A/C contractors should be held accountable.
It seems that recently I have seen a spike in the number of heating and air conditioning installs.
Everyone wants to save energy, but at what cost. How about the safety of the tenants of the home?
Why is it the contractors who perform these installs always seem to leave the job without finishing the job, or they cut holes for piping that are way too big then just leave it that way.
I will show you what I'm ranting about.

Permits, electricians and inspectors. What's next?
When the electrical is upgraded in a home, you would think that the electrician would make sure the work is right so it will pass inspection by the electrical inspector.
In this case neither did the right job.
Did the electrician know the permit was not going to be inspected by the inspector? Or did the inspector do a "DRIVE BY INSPECTION"?
The permit was still in the window, the approved section was signed off by the inspector as acceptable.

I have yet to receive a comment or even a letter from "Uncle Bob".

Strange things I have seen during an inspection.
I ran into a couple of really strange looking ways to decorate the home.
One persons "IDEA" of interior decorating  just might not be my cup of tea.
How about you take a look and see what you think of these "IDEA'S".
This first shot was in the living room of the home. This application went around the entire room.

All I could think of was "O.K.".

I opened the closet to inspect it and what did I see? But a bunch of 22 shells.
Yes these were very "LIVE SHELLS".

Proper attic venting makes all the difference.
Inspecting homes for me is a lot of fun. But not at the buyers expense.
"Uncle Bob" Seems to be hard at work in this part of the country.
This vent is a homemade dryer vent on the roof. Why. There are vents just for the occasion that a dryer vent is needed on the roof.
They are made with a back flow preventer and are made of sturdy steel construction.
So why would you take the time to build your own vent?

Cacti's are blooming in Carlsbad, New Mexico.
I could'nt help but take a few shots of this Yucca cacti that is in full bloom at a local dealership.
The wild cacti have seen very little rain if any in two years.
Usually we get to take a drive up the canyons and see all the wild flowers and cacti blooming this time of year.
But with no rain, this is all I have to show Active Rain members for the time being.

What's wrong with this picture? When I drove up to this property, I saw this problem right away.
The front porch was added after the fact by the new owners. They did'nt want the structure to touch the home. And when I asked "why is the front porch addition leaning outward"?
Their response was " I did'nt want it to touch the home. And I gave it a slope outward so the water would run off better".

Well yesterday, Tony signed the papers on his home. He will save about $280.00 per month after the "refi" of his home. He went fron 6.75% rate to 3.99%rate.

Inspecting homes is so much fun. I get all kinds of comments when inspecting. I also do energy audits on homes.

1. When performing an energy audit there was a smoke detector half way down the hallway from the bedroom.

When it's "home made" does it count?
On a recent inspection, I ran accross this "home made whole house fan assembly". 
With this not being rated for this home and the fact it was "home made" does this count for the existence of a "whole house fan"?
This fan was not connected to a thermastat controll.  So if the fan was needed then it had to be turned on by the occupant of the home. What if your not home at the time the fan should be "on"? Then what?

Roof inspection, after the fact.
I was called to do a roof inspection on a home that had the work completed by a contractor and the contractor wanted to get paid.
There was only a couple small problems with the "work that was completed".
High winds tore off shingles and there was some water damage to the interior of the home.
Let's take a look at the work from the reputable roofing contractor. 

As you can see the "Patch" do'es not match the roof. Even though the roof is an older roof there are shingles available in the existing color.
