Inspecting a home and cracking up about it.
At Desert Sun Home inspections, we see all kinds of homes. New ones old ones not so old ones and ones that really should not have been listed let alone lived in.
This latest home inspection was a real challenge. It's a two story with a brick siding.
The brick layers must have been learning on how to lay brick.
When building a new home, now is not the time to bring in a learning person on the brick install for the home.
This is exposed to the exterior and where every one … (26 comments)

Vegetation and the electrical mast. Not good to combine them.
I was at a town house inspection on Saturday and was starting in front then the roof. I did'nt make it to the back of the home yet when I ran into what I thought was a "Medusa looking area".
The entire electrical mast was entangled with a vine that thought the electrical mast was it's own playground.
The vine belonged to the neighbor but was on the buyers side of the block privacy wall.
Take a look at this as I had seen it when inspecting the home.

Termites in New Mexico? Yes there is. Can you hear them coming home?
At a recent home inspection in Artesia, New Mexico, I ran into termites. Not in the home it's self but they were on there way to having lunch and it's going to be on you as the home owner.
The termites were found right on the fence line next to the home. These look to be some very busy critters.
They has built capillaries all over the place. And it looked like they are headed straight for the home I was inspecting.
Although these termites were found on … (18 comments)

New roof ? Or take the home as is? The owner say's the roof is O.K.

This is a featured post.
When I do Home inspections in Eddy County New Mexico, I find all kinds of sellers that are big Fibbers.
The owners of this home says the roof will not leak if it gets rained on. Lets have a look and see if we can tell how good the roof is through a roof inspection.

As you can see in this shot.  The roof is worn out. About 60% of the granuals are missing. Look closely at the … (48 comments)

Just hang it in the attic. No one will see.
I really like finding things when I perform home inspections for client's in South Eastern new Mexico.
Eddy, Lea and Chaves counties are the most popular areas I serve.
I inspect the entire home. The roof gets inspected right along with the rest of the home.
I ran inot this home that is a "flipper home", when ever these "flipper homes" come on the market the flipper should get a pre sellers home inspection. This way you won't have to worry about the buyers inspector finding what you thought they would'nt.
I … (14 comments)

There's only one person who can walk on water. And your not him.
Decks can be a challenge. But in this case it was a no brainer.
Trex decking for a deck is supposed to be the "rage of the age" the costs keep many from buying the Trex boards for their new decks. This could be problematic for the builder as a do it yourself project.

The Trex install instructions clearly state that the supporting structure needs to be 12 inches on center to support the decking material properly.
As you can see this one is installed … (20 comments)

Sometimes the client's surprise you with a glowing review.
I got a call from a client that wanted his inspection report. I did'nt know he did'nt have the report in hand already. I did sent it to him but for some reason he said he did'nt get it.
The first thing I thought of was "man this makes me look really bad".
I thought I had the report and the receipt handled. Now I look like I don't know what i'm doing. ARGHHHH.
After I had sent the report for the second time I got this E-Mail  back from him,
Hello Clint,

Thank you … (22 comments)

There is a right and wrong way to lay brick. You decide.
I see this quite a bit. James from Connecticut just had a post about how the brick layers did not finish the job.
I really can't understand why some things are left undone or they are simply overlooked by the home owner. Maybe it was the home owner that did the work. May be it was Uncle Bob.
In any case, there needs to be more attention to detail and methods of installing components onto or into a home.

And why did'nt the brick layers finish the job … (8 comments)

If you want it right, get ready to write a big check.
The home is 3,200 square foot home. Built in the 1930's
The additions have been added throughout it's life.
The electrical has been added as well. But never has the electrical been upgraded to the point it was ever brought up to code.
I saw this when I inspected the home and found that the breaker boxes were Federal Pacific panels. "OUCH".
When I saw the panels I realized the home was never upgraded from the original installation.
The home owners just kept adding panels and wiring.

Contractors, and what they think you won't see.
Why are so many contractors cutting so many corners?
If they keep this up they will be building a "round home" instead of a rectangle home like the blue prints layed out  to build.
When I'm inspecting a home, my guess is that the contractor is counting on the fact that when the building inspector shows up, he/ she is not going to be looking all that closely at "all" the items they are supposed to be inspecting.
I have heard from the mouths of city and state inspectors that certain contractors "do a … (20 comments)
