      <title>  $15,000 Tax credit---will this work?</title>
      <description>&lt;p&gt;The Senate has truly attempted to bring a kick into our somewhat slower real estate market.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;This tax credit is not limited to first time home buyers, but all buyers in 2009.&lt;/em&gt;&lt;/strong&gt;&amp;nbsp; It is said to affect at least 500,000 buyers which should stimulate the market everywhere.&amp;nbsp; It is a very powerful incentive and should get things going all around the country.&amp;nbsp; As we have seen, the slowdown in the housing market has greatly affected all industries as it truly has become a trickle down throughout the economy.&amp;nbsp; This will be a tax credit available to all purchasers of a principle residence for one year after its date of enactment.&amp;nbsp; This would not need to be repaid and buyers could claim it against their 2008 and 2009 tax returns.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The purpose of this credit is hope to increase real estate sales, create jobs and create consumer confidence in the real estate market.&lt;/p&gt;

      <title>Bunco Babes Ocala score Big for 1st Annual Charity Fundraiser</title>
      <description> Bunco Babes Ocala hosted a great evening for Realtors, their clients,closing agents, and many more lovely folks supporting Breast Cancer Research Foundation.  It was a great evening of Bunco( a fun dice game), silent actions, door prizes donated by many local attorneys, physicians and merchants in the Ocala area.

It was so exciting as Survivors were recognized for their fight against cancer!

The heavy hors d'oeuvres were great featuring fresh vegetables, dips and swedish meatballs
and provided by Woodlea Gardens.  Great job providing healthy food.

The overall winner received a Tacori Diamond Pink Ribbon necklace valued at over $ 2000 donated by Klaus Fine Jewelry located in Gainesville, FL.  The best part about Bunco, the biggest loser also wins!

&lt;p&gt;We are being overwhelmed with the media talking about &quot;short sales&quot; and bank foreclosures and yet there is a big difference between the two transactions.&amp;nbsp; People tend to think that you will get the &quot;best deal&quot; if you can buy one of these properties. &quot;Short sale&quot; properties are any thing but a short sale!&amp;nbsp; You have to be very patient and understand that the listed price is not what the bank has agreed to accept for this property as there is a deficiency between the mortgage owed and the sales price.&amp;nbsp; Thus creating the short sale----the sales price is not enough to pay off the mortgage and the bank is short on the payoff and has to decide on what they are willing to loose.&lt;/p&gt;
&lt;p&gt;Traditionally, listing agents place these properties on the market at any price they decide on, usually less than the going price for the comparable property.&amp;nbsp; Then a buyer comes along and decides to make a &quot;low ball&quot; offer. Then the buyer cannot understand why the bank counteroffers, many times six weeks or three months later with a higher price than the listed price.&amp;nbsp; This is because the bank rarely gives a seller or Realtor a price on the property until there is an offer.&amp;nbsp; Not a very intelligent path of pricing but yet the banks have chosen to do this.&lt;/p&gt;
&lt;p&gt;We have a few situations where the banks are getting their acts together and are now having a current appraisal done to assist the Realtor with marketing this property at an acceptable price. This is now called the &quot;preapproved by the bank short sale.&quot;&lt;/p&gt;
&lt;p&gt;The main requirement for a bank to entertain a &quot;short sale&quot; is that the mortgagor must be suffering from some type of hardship such as loss of employment or extended illness.&lt;/p&gt;
&lt;p&gt;The main difference between the &quot;short sale&quot; and a foreclosure or bank owned property is a &quot;short sale&quot; property is still owned by the seller.&amp;nbsp; A foreclosed or bank owned property has completed through the legal process of foreclosure and is owned by the bank and the bank can make all the decisions regarding the sale of the property.&lt;/p&gt;
&lt;p&gt;Most important, when purchasing a &quot;short sale&quot; or foreclosed property, insist on a title insurance policy from a reputable title insurance company.&amp;nbsp; This guarantees that the title that you are receiving for this property is free and clear of prior liens including any tax liens on the property.&lt;/p&gt;
&lt;p&gt;In conclusion, look for foreclosed properties in order to avoid any challenges.&amp;nbsp; These are ready to be purchased.&amp;nbsp; The &quot;short sale&quot; can tie you up and cost you more in the end.&lt;/p&gt;

      <title>November 2008 Market Update</title>
      <description>&lt;p&gt;NOVEMBER 2008, ELECTION IS OVER&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Finally, we can focus on our lives again as we have a new President coming into office and whether your candidate won or not, the United States of America is ready to move forward.&amp;nbsp; We need to come together as a people and support our nation.&amp;nbsp; You will see a positive change in the economy and the real estate market as so many people wanted to see the results before they made their steps forward.&lt;/p&gt;
&lt;p&gt;Here in Florida we are fortunate to have the &quot;sunshine&quot; which truly helps us as the weather chills all over the country.&amp;nbsp; Many folks will relocate to sunny Florida just because we do not need to spend money on heating as they will in other areas.&lt;/p&gt;
&lt;p&gt;Ocala, Summerfield and The Villages, FL&amp;nbsp; are noted for their winter visitors who rent and purchase homes during this time of the year and they have already begun to inquire about properties for sale.&amp;nbsp; The number one request is a &quot;good buy&quot; and we have been having great buys all year long.&amp;nbsp; Our investment portfolios have changed and so have the property values.&amp;nbsp; The Buyers are more concerned about the investment and have placed their emotional choices on the back burner.&amp;nbsp;&lt;/p&gt;

      <title>Home Buyers Advice in Today&#8217;s Economy</title>
      <description>&lt;p&gt;With a surplus of homes on the market, it is defiantly a buyer's market.&amp;nbsp; There have never been so many opportunities to buy a home at such a reduced rate.&amp;nbsp; Mortgage rates are low so what's that delay? Given the recent news with the mortgage crisis and bank failures, many banks have tightened their guidelines. But does this mean that banks aren't lending? No! Qualified borrowers are still getting loans.&lt;/p&gt;
&lt;p&gt;If you are just starting out in housing market or are just wondering what the guidelines are in this market, here are few tips to get ready:&lt;/p&gt;
&lt;p&gt;1.)&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;Build a savings for a down payment:&amp;nbsp; &lt;/strong&gt;Yes, 100% financing is gone and will not be back in the foreseeable future. Buyers need to be prepared to put down between 5%-20% on a home to secure conventional financing with a bank. Those putting down the lower of the down payments will only end up paying more in mortgage insurance.&amp;nbsp; Some buyer's who qualify will be allowed to put down a lower amount through FHA loans depending on the program.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;2.)&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;Emergency funds:&lt;/strong&gt; With an uncertain economy, the latest advice to all home owners is to save at least 6 months of mortgage payments for emergencies. Banks like to see reserves; it gives them the added assurance that you have some cash flow. There are insurance plans out there that are available for coverage of the mortgage in the case of job loss (Job Loss Insurance), but as with anything, there is fine print and you may not qualify in certain situations. It's a nice idea to purchase something like this for added assurance, but the money reserves in the bank is the best way to protect yourself.&lt;/p&gt;
&lt;p&gt;3.)&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;Choose a qualified Mortgage Originator: &amp;nbsp;&lt;/strong&gt;Get a referral from people in the market - such as&amp;nbsp; local Realtors , friends or trusted colleagues. Look for someone with plenty of experience and follow up with internet research to see if there is any feedback on them positive or negative. It's important to also make sure your mortgage originator will take your needs and situation into account when helping you choose a mortgage program.&amp;nbsp; Make sure they have plenty of experience in working with FHA loans (FHA certified). FHA has guidelines that originators must go through to gain that status.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4.)&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;strong&gt;Get Pre-qualified: &lt;/strong&gt;Now that you have chosen who you are going to work with for a mortgage, it's time to get pre-qualified. This is the best time to learn how much house you can afford, what programs you will qualify for, what the rates and loan details will be and what you need to do to make the process go smoothly and quickly. You may find that in order to qualify for a better loan program, you need to make a few adjustments to credit or bills or, clear up an error. Plus you will learn what you need to gather for the bank in order to expedite your loan when you are ready to make an offer.&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5.)&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;strong&gt;Read the Fine Print:&lt;/strong&gt; Sometimes mortgage programs can offer great deals with rates lower than everyone else, If it sounds too good to be true, it just may be. Check out the fine print on the mortgage to make sure you are getting the type of program you think you are. Some programs only offer a low rate for a certain period of time before it changes. Be aware of what program you are agreeing to before you make an offer on a house. &amp;nbsp;A reputable mortgage originator should explain each program to you. Be an informed consumer and do your research before agreeing to a program.&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;6.)&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;strong&gt;Home Shopping - Find a Realtor:&lt;/strong&gt; If you are ready to shop homes, it's time to choose a Realtor. It's a good idea to find a Realtor who knows the market you are interested in very well. Make sure you communicate your needs to the Realtor ahead of time. Start with identifying the types of neighborhoods you are looking for, size of home, details such as schools or land and any amenities that matter to you. Realtors will be able help you determine if a neighborhood is a good buy based on its ability to hold its value or if it's on the decline due to excessive foreclosures or other issues - this gives you the opportunity to get the most for your investment. If its great deal you are looking for, it's a good idea to also look for a Realtor who is also specialized in short sales and foreclosures - they can search many databases to find you a great deal. &amp;nbsp;When ready to make an offer, your Realtor will walk you through the process of the offer and contract contingencies.&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;7.)&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/strong&gt;&lt;strong&gt;Lock that rate!&lt;/strong&gt; &amp;nbsp;Once you are ready to make an offer, speak to your loan originator about locking your mortgage rate. In these uncertain times of market fluctuations, a small increase can make a difference in payment.&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;

      <title>How to Sell Your Home in a Challenging Market</title>
      <description>&lt;p&gt;In our current economy we are facing many challenges. The housing market has been hit hardest yet many people still have to sell their homes for a variety of reasons. With so much housing inventory on the market how can you compete?&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;The key to aggressively marketing your home is to be flexible and competitive. Being willing to offer the buyers a great incentive, keeping things simple and by being willing to make a deal can make the difference on whether you sell or don't sell.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;&lt;em&gt;Here are a few ways you can be competitive and stand out:&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;1.)&amp;nbsp;&lt;strong&gt;Get an experienced real estate agent to list your home&lt;/strong&gt; - Despite the urge to save money on commission. FSBO (for sale by owner) is not proving to work in this economy. A Realtor will market your home. They have multiple listings services that get your listing out to be viewed by a larger audience. In addition to the MLS (multiple listing service), Realtors have many other marketing networks in place to capture the buyers who truly are qualified.&lt;/p&gt;
&lt;p&gt;2.)&amp;nbsp;&lt;strong&gt;Price it right the first time- be flexible&lt;/strong&gt; - Choose a price in front of the current market value. This puts your property in a competitive position. In a weak real estate market, many home values have declined. It's important to understand what homes are going for in your market. Start with a comparable market analysis from an experienced Realtor who will know the home values in your market. You should also check out the competition. Look at how homes similar to yours are priced and see what recently closed homes have sold for. A good starting point for a market snap shot is &lt;a href=&quot;http://www.zillow.com/&quot; target=&quot;_blank&quot;&gt;Zillow&lt;/a&gt;. In a stable market, the seller has the luxury of &quot;holding out for the best offer&quot;. This allows the buyers the peace of mind that this sale will be simple and you are willing to accommodate them.&lt;/p&gt;
&lt;p&gt;4.)&amp;nbsp;&lt;strong&gt;Entice the Buyers with extras&lt;/strong&gt; - Make your deal stand out among the competition by offering incentives. &lt;p&gt;&lt;br /&gt;5.)&amp;nbsp;&lt;strong&gt;Prep your home for sale&lt;/strong&gt; - As an accredited home staging professional; this subject is near and dear to my heart as it has such proven success with my clients. If possible, have your home staged by a professional. We all have different types of decorating style, which is created through our own personal preferences. When you place your home on the market, you are trying to please the taste and desires of many people. You must view your home through the Buyers Eyes! Your personal theme most likely will not be what the Buyer is looking for.&amp;nbsp; Home staging focuses on depersonalizing your home - almost like a model home.&amp;nbsp; The idea is that Buyers will be able to identify color schemes, countertops and walls if you let their eyes find these things instead of your personal possessions.&amp;nbsp; With so many homes to view, a good first impression helps to keep your home in the buyers mind.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Here are a few basic rules of thumb:&lt;/em&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Your home must be clean and clutter free. &lt;li&gt;It must smell good! Pet smells, smoke, moth balls, diapers, heavy cooking spices or food smells are a big turn off to prospective buyers. Invest in air fresheners, scented candles and air out the house as much as possible. It's also a good idea to get the carpets and drapery cleaned.&lt;/li&gt;
&lt;li&gt;Secure the dogs for showings.&lt;/li&gt;
&lt;li&gt;Don't forget the yard. The yard it the first thing prospective buyers will see when they drive up. Tidy the yard and add some inexpensive plants to planters or gardens for a neat, clean impression.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;6.)&amp;nbsp;&lt;strong&gt;Allow your home to be shown whenever possible&lt;/strong&gt; - Add a lock box to your home so it can be shown when you are away. Leave the house during a showing so the buyer can test your home without feeling uncomfortable.&lt;/p&gt;
&lt;p&gt;7.)&amp;nbsp;&lt;strong&gt;Be prepared to go down in price&lt;/strong&gt; - After a period of time on the market, you must be prepared for price reductions. Just like the price wars after holidays, you need to be prepared to offer price reductions on your home in stages. Listen to your Realtors advice. An experienced realtor watches the market closely and follows up with clients regularly.&lt;/p&gt;

      <title>OCALA FLORIDA REAL ESTATE OCTOBER 2008 UPDATE </title>
      <description>&lt;p&gt;&lt;strong&gt;The housing market is certainly experiencing an incredible challenge in North Central Florida.&lt;/strong&gt;&amp;nbsp; &lt;br /&gt;&lt;br /&gt;The passing of the Economic Bailout Deal is not going to give us an instant band-aid.&amp;nbsp; It will hardly ease the pain.&amp;nbsp; There are currently over 2500 pre-foreclosure and Bank owned properties in the Ocala marketplace according to RealtyTrac, Inc which follows all the foreclosure and lis pendens (pre-foreclosure) transactions around the country.&amp;nbsp; This is all represented in the failure of many banks and financial institutions along Wall Street.&amp;nbsp; Many sellers are having to take the route of short selling their homes back to the bank as they are buried in debt, experiencing challenges with home owners insurance and increased property taxes and are unable to make mortgage payments.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How is this affecting the Ocala marketplace?&lt;/strong&gt;&amp;nbsp; &lt;br /&gt;&lt;br /&gt;Buyers are very skeptical.&amp;nbsp; They are slow in making decisions and concerned that the prices will continue to decrease.&amp;nbsp; The media states loans are difficult to obtain, but we have not had any challenges with banks.&amp;nbsp; If a buyer has good credit, a secure job and a twenty percent investment, they can get a loan.&amp;nbsp; There are also some FHA programs allowing smaller down payments to qualified buyers&lt;/p&gt;
&lt;p&gt;Sellers must price their homes competitively with like properties.&amp;nbsp; Many home owners still believe they are excluded from what is happening in the money market along with the housing market. In order to offer a competitive sale, the property has to be below what has already sold and terms are essential.&amp;nbsp; We are seeing owner financing reappear in the housing market and cash is always the best way to deal.&lt;/p&gt;

      <description>&lt;p&gt;What is going on in today's foreclosure market?&amp;nbsp; Based on the most recently released report from Realty Trac, the website that keeps us abreast of what is going on in the foreclosure&amp;nbsp; market, things are just moving down the road.&amp;nbsp; Foreclosure activity is up 14% in the second quarter of 2008:&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&quot;Florida documented the nation's fourth highest state foreclosure rate in the second quarter, with one in every 78 households receiving a foreclosure filing during the quarter - more than twice the national average. Foreclosure filings were reported on 109,433 Florida properties during the quarter, the second highest total of any state and an increase of nearly 25 percent from the previous quarter. &lt;br /&gt;&lt;br /&gt;This definitely is placing a lot of activity of Buyers/Investors looking for great deals of which we are complying with the public's needs. Sellers want to sell and Buyers are looking for great deals and getting them.&quot;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Lenders &amp;nbsp;have had a challenge to get the mortgage appraisals to agree with the current pricing but things are working as sales are closing.&amp;nbsp; I strongly encourage that you work with a Real Estate professional who is highly experienced in assisting you with these pre-foreclosure and foreclosure purchases as many deals are not completed because of the lack of knowledge and understanding of what needs to be done in these transactions. I have dealt with these properties for over 25 years and know they change daily as to what needs to be done with each financial institution.&lt;/p&gt;

      <title>The Real Estate Market is Back on the Move</title>
      <description>&lt;p&gt;Yes, Buyers and Sellers are experiencing activity in the North Central Florida market.&amp;nbsp; Both retirement communities and traditional neighborhood homes are closing.&amp;nbsp; Banks are doing financing because they realize that is the only way they can make money.&amp;nbsp; Yes, you need to have great credit ratings if you are going to the financial institutions for new money.&amp;nbsp; Also, there are private lenders willing to hold mortgages.&lt;/p&gt;
&lt;p&gt;The inventory supply has declined a little due to sales taking place and unmotivated sellers backing out of the marketplace.&amp;nbsp; There is also an abundance of foreclosure properties with many more to follow for the next twelve months in North Central Florida.&amp;nbsp; This area was a large speculator nest during the years of 2005-2006.&amp;nbsp; Many of these properties were built to &quot;flip&quot; and ended up flopping.&amp;nbsp; The banks are foreclosing on these properties for much less than what the original loan amount was owed and are great buys for today's buyers.&lt;/p&gt;
&lt;p&gt;Lets look at lenders and what are their plans.&amp;nbsp; We are seeing a slight increase in interest rates and buyers need to consider buying today or the interest rates might be a disadvantage to your purchase. Buyers need to be very concerned at their credit scores as they are changing the way that your financials are being reviewed.&lt;/p&gt;

We are&amp;nbsp;set up to expect&amp;nbsp;everything from a recession to another great depression, and everything in between.&amp;nbsp;How are we supposed to separate media hype from actual&amp;nbsp;facts and&amp;nbsp;how&amp;nbsp;much impact does the press really have on whether or not people are buying or selling their homes? If as some believe, the decision as to whether or not to purchase or place your house on the market is largely psychological, the repercussions of negative media statements may be partially to blame on the slowed housing market in some areas of the country.&amp;nbsp;In reference to&amp;nbsp;last year&amp;#39;s housing slow down,&amp;nbsp;Ellen Renish, regional Vice President for the National Association of Realtors (NAR) stated, &amp;quot;What happened to us is the media&amp;quot;. But, how accurate is the media&amp;#39;s portrayal of the national market for your area locally?&lt;br /&gt;&lt;br /&gt;As an example, while headlines warned of a widespread bottoming out of the housing market, a comparison last year between a number of East and West coast states&amp;nbsp;actually showed many of the westerly states reported increases in appreciation upwards of 17 percent while those on the east coast&amp;nbsp;saw a decline in home prices. In other parts of the country such as California&amp;nbsp;sellers continued to keep prices high determined to cash in on the appreciation boom of previous years causing the market to stall for a time as buyers largely refused to accede to their demands. And while current value is high in the Midwest, with large homes priced to sell at around $200,000, there have not been&amp;nbsp;any increases in the number of sales reported likely because of the high number of job shortages and the ramifications&amp;nbsp;to the&amp;nbsp;local economies. &lt;br /&gt;&lt;br /&gt;Contrary to the picture afforded by the media, the NAR is predicting the latter part of 2007 will actually show an overall strengthening of the market nationally. It is rumored that the worst part of the housing slump has passed, with the neighborhoods that benefited the most now showing the largest subsequent aftermath. As sellers become more and more willing to reduce their asking prices and interest rates stabilize there will be an increasing number of good deals to be found. It is just a matter of knowing when and where to look and who to ask.&lt;br /&gt;&lt;br /&gt;Logic dictates if you want to know the facts about an area, its economy, its resources or its housing market, you must go to the source. It is just not feasible to believe that you can make an informed decision as to the&amp;nbsp;condition of an area&amp;#39;s market simply&amp;nbsp;by reading the opinion presented by someone who does not live, work or study the trends in that place. When you decide to sell or buy a house, be sure to contact a trusted real estate professional in that area who can provide you with the knowledgeable guidance and direction necessary to make&amp;nbsp;the process an effortless and even enjoyable one.
