short sales: Can you tell me when will the market get better? - 08/09/10 09:36 PM
When will it end? That is probably the most common question I am hearing these days.   I really wish I had an answer for everyone that asks that question but there is really no way of knowing.  I know that whatever I tell them would be a guess. My personal dilemma is how to answer this question without sounding or appearing like a pushy sales guy telling the buyer that all is well just so they will buy.

I have gone on many listing appointments lately and I guess some folks are reading the newspapers and seeing that real estate sales are up in the Tampa area and are thinking of selling.  What also is found in the same news article is the fact that the median price has dropped nearly $100,000 and homes are selling for so much less than they did in the "boom" years.   Why do I assume this...because the last few appointments I have gone on, the seller's want to sell there home well beyond and recent comparable I could find.  Now, we all know that … (0 comments)

This is a common question I get all the time. 
 
Basically, a short sale is when the owner of the home attempts to sell their home for less than the amount owed on the mortgage or mortgages.  Essentially selling it "short" of the mortgage owed.  
 
The benefits to a short sale are you will avoid a Foreclosure!  Foreclosures are terrible and will affect your credit for many years to come.  They are actually worse than a bankruptcy.  You may be able to have the loan "paid in full" on your credit report.  You should be able to avoid any … (0 comments)

short sales: Tampa Home Foreclosures dropped 11% - 04/22/09 10:01 AM
I just read an article on www.TBO.com by Shannon Behnken about how Foreclosures in the Tampa area dropped 11% according to Realty Trac.   Funny though, this is another solid piece of evidence that the real estate market has bottomed out yet, the article follows up this one sentence of good news with 3 paragraphs of how we should not get excited because it is only momentary since Lenders placed a moratorium on foreclosures etc. during the holidays.
