&lt;p&gt;I'm still hearing people say how terrible the market is.&amp;nbsp; The truth is that a lot of homes are selling and we are even seeing many multiple offer situations.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The other day I was attempting to schedule showings for a buyer.&amp;nbsp; The first 2 homes they asked to see were sold before we had a chance to look at them.&amp;nbsp; They asked about 2 more homes... 1 had 2 offers on it and were waiting on a response, and the 2nd was also sold.&amp;nbsp; They asked me about a few more homes and we were able to find a few to look at that were still available.&amp;nbsp; The crazy thing is that this all happened in 1 day!&lt;/p&gt;
&lt;p&gt;I think this shows that the market is definately improving!&amp;nbsp; The buyers are out there looking and wanting to buy!&lt;/p&gt;

    <title>You Are my Sunshine, A Touching Story</title>

&lt;p&gt;A friend sent me this story today.&amp;nbsp; I thought it was touching and wanted to share it.&amp;nbsp;&amp;nbsp;It brought tears to my eyes.&amp;nbsp; I hope you enjoy it too!&lt;/p&gt;
&lt;p&gt;'You are My Sunshine, My only Sunshine' (Be prepared to get watery eyes!)&lt;br /&gt;&lt;br /&gt;Like any good mother, when Karen found out that another baby was on the way,she did what she could to help her 3-year-old son, Michael, prepare for a new sibling.&lt;br /&gt;&lt;br /&gt;They found out that the new baby was going be a girl, and day after day, night after night, Michael sang to his sister in mommy's tummy. He was building a bond of love with his little sister before he even met her.&lt;br /&gt;&lt;br /&gt;The pregnancy progressed normally for Karen, an active member of the Panther Creek United Methodist Church in Morristown , Tennessee .&lt;br /&gt;&lt;br /&gt;In time, the labor pains came. Soon it was every five minutes, every three, every minute. But serious complications arose during delivery and Karen found herself in hours of labor. Would a C-section be required? Finally, after a long struggle, Michael's little sister was born. But she was in very serious condition.&lt;br /&gt;&lt;br /&gt;With a siren howling in the night, the ambulance rushed the infant to the neonatal intensive care unit at St. Mary's Hospital, Knoxville , Tennessee . The days inched by. The little girl got worse. The pediatrician had to tell the parents there is very little hope. Be prepared for the worst.&lt;br /&gt;&lt;br /&gt;Karen and her husband contacted a local cemetery about a burial plot. They had fixed up a special room in their house for their new baby but now they found themselves having to plan for a funeral. Michael, however, kept begging his parents to let him see his sister. I want to sing to her, he kept saying.&lt;br /&gt;&lt;br /&gt;Week two in intensive care looked as if a funeral would come before the week was over. Michael kept nagging about singing to his sister, but kids are never allowed in Intensive Care. Karen decided to take Michael whether they liked it or not.&lt;br /&gt;&lt;br /&gt;If he didn't see his sister right then, he may never see her alive. She dressed him in an oversized scrub suit and marched him into ICU. He looked like a walking laundry basket.&lt;br /&gt;&lt;br /&gt;The head nurse recognized him as a child and bellowed, 'Get that kid out of here now. No children are allowed.' The mother rose up strong in Karen, and the usually mild-mannered lady glared steel-eyed right into the head nurse's face, her lips a firm line. 'He is not leaving until he sings to his sister' she stated.&lt;br /&gt;&lt;br /&gt;Then Karen towed Michael to his sister's bedside. He gazed at the tiny infant losing the battle to live. After a moment, he began to sing. In the pure-hearted voice of a 3-year-old, Michael sang: 'You are my sunshine, my only sunshine, you make me happy when skies are gray.' Instantly the baby girl seemed to respond. The pulse rate began to calm down and become steady.&lt;br /&gt;&lt;br /&gt;'Keep on singing, Michael,' encouraged Karen with tears in her eyes.&lt;br /&gt;&lt;br /&gt;'You never know, dear, how much I love you, please don't take my sunshine away.' As Michael sang to his sister, the baby's ragged, strained breathing became as smooth as a kitten's purr 'Keep on singing, sweetheart.'&lt;br /&gt;&lt;br /&gt;'The other night, dear, as I lay sleeping, I dreamed I held you in my arms'. Michael's little sister began to relax as rest, healing rest, seemed to sweep over her.&lt;br /&gt;&lt;br /&gt;'Keep on singing, Michael.' Tears had now conquered the face of the bossy head nurse. Karen glowed.&lt;br /&gt;&lt;br /&gt;'You are my sunshine, my only sunshine. Please don't take my sunshine away...'&lt;br /&gt;&lt;br /&gt;The next day ... the very next day. the little girl was well enough to go home!&lt;br /&gt;&lt;br /&gt;Woman's Day Magazine called it The Miracle of a Brother's Song.&lt;br /&gt;The medical staff just called it a miracle.&lt;br /&gt;Karen called it a miracle of God's love.&lt;br /&gt;&lt;br /&gt;NEVER GIVE UP ON THE PEOPLE YOU LOVE. LOVE IS SO INCREDIBLY POWERFUL.&lt;/p&gt;    </content>

&lt;p&gt;I listed a&amp;nbsp;house for sale and the owner of the house has no idea what this thing is that sticks out of the ground.&amp;nbsp; I have never seen it before either.&amp;nbsp; It looks like it has a valve to turn it on and off.&amp;nbsp; Can anyone shed some light for us?&amp;nbsp; I'm surprised the previous owners did not pass the information along.&lt;/p&gt;

&lt;p&gt;I know it's been a while since I posted anything.&amp;nbsp; Jay has been telling me that my blog is getting boring because I never post.&amp;nbsp; So, I thought I'd take a few minutes and bring you all up to speed with what I've been dealing with (maybe you will understand my lack of blogging lately).&lt;/p&gt;
&lt;p&gt;Here is what I've been up to:&lt;/p&gt;
&lt;p&gt;Dealing with other REALTORS that are snakes.&amp;nbsp; I don't mean every REALTOR, I just had a bad experience with one recently.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Trying to get&amp;nbsp;2 buyer's loans closed (They should have been finished long ago!)&amp;nbsp; One has since closed, the other will hopefully soon!&lt;/p&gt;
&lt;p&gt;Covering for 2 other REALTORS while they are on vacation.&lt;/p&gt;
&lt;p&gt;1 really short listing appt. that lasted maybe 20 minutes because the people had already interviewed&amp;nbsp;a few other REALTORS and seemed to only be interested in what price I was going to recommend.&lt;/p&gt;
&lt;p&gt;Trying to help homebuyers and sellers feel at ease and unstressed with their&amp;nbsp;home sales&amp;nbsp;(basically keeping everyone emotionally stable, myself included!!!)&lt;/p&gt;
&lt;p&gt;Multiple offers with 2 different clients.&lt;/p&gt;
&lt;p&gt;My manager and our in house lender had a sudden death in the family.&lt;/p&gt;
&lt;p&gt;4th of July weekend my mom tripped over Annabelle and fell and hurt her arm.&amp;nbsp; She thought it was broken and went to the doctor.&amp;nbsp; It turns out it wasn't broken, however they found a litic (spell?) lesion and said she needed to have more tests done and said it may be bone cancer.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Really hoping for and needing a vacation soon!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Finding myself lacking energy lately, but still trying to fit in my workouts.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Trying to find time to enjoy the swimming pool!&lt;/p&gt;
&lt;p&gt;Enjoyed Canal Days 2 evenings last weekend.&amp;nbsp; Good food and good fireworks!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Really scared by the movie The Strangers- you&amp;nbsp; must see it!&amp;nbsp; Is Tamra home?&lt;/p&gt;
&lt;p&gt;What else???&amp;nbsp; I'm not quite sure.&amp;nbsp; My mind has been overwhelmed trying to remember dates and details and trying to overcome all the obstacles.&lt;/p&gt;
&lt;p&gt;And here is my cute doggy Angel who sometimes thinks she's a cat and tries to sit on the edges of chairs and couches.&lt;/p&gt;

&lt;p&gt;So, you've made the decision to sell your home.&amp;nbsp; How do you decide what price to list it at?&lt;/p&gt;
&lt;p&gt;The most important aspect of pricing&amp;nbsp;your home is to consider other comparable sales in the area.&amp;nbsp; You should specifically focus on what&amp;nbsp;other homes sold for, what&amp;nbsp;amenities they offered in regards to&amp;nbsp;# of bedrooms, bathrooms, square footage etc.,&amp;nbsp;and how long they were on the market.&amp;nbsp; Long market times may indicate a listing price that was too high- especially if you see several price reductions while the home&amp;nbsp;was listed.&amp;nbsp; Don't forget to consider how many other homes are listed for sale right now.&amp;nbsp; They will be your direct competition.&amp;nbsp; You don't want to overprice your home- this will only help the house down the road sell before yours assuming that they are both very similar.&lt;/p&gt;
&lt;p&gt;Do you have any specific circumstances that may affect the price you will accept on your home?&amp;nbsp; Do you need to be able to move in 3 months?&amp;nbsp; Does your home need some updating?&amp;nbsp; Most&amp;nbsp;homebuyers are looking for a home that is in move in condition.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;I keep reading magazine articles that talk about how dirty our bathrooms are.&amp;nbsp; Supposedly when you flush the toilet thousands of germs are released into the air landing on the counter, hairbrush, toothbrush etc.&amp;nbsp; I don&amp;#39;t know about you, but I don&amp;#39;t want to put all those germs into my mouth when I&amp;nbsp; brush my teeth.&amp;nbsp; &lt;/p&gt;&lt;p&gt;At our house, we always&amp;nbsp;keep the lid closed on the toilet.&amp;nbsp; I close the lid and then flush... however I have been wondering if that stops the germs from getting into the air.&amp;nbsp; I did some research and found this article &lt;a href="http://channels.isp.netscape.com/homerealestate/package.jsp?name=fte/toiletgerms/toiletgerms&amp;amp;floc=wn-nx" target="_blank"&gt;what happens when you flush&amp;nbsp;&lt;/a&gt;.&amp;nbsp; It confirms that closing the lid does prevent the germs from spreading into the air.&amp;nbsp; Phew!&amp;nbsp; I feel better now.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/7/0/7/8/4/ar120825968948707.jpg" height="170" align="left" alt=" " width="162" /&gt;Remember- close the lid and then flush!! &lt;/p&gt;    </content>

&lt;p&gt;For a few weeks now I&amp;#39;ve been talking with my mom about the possibility of&amp;nbsp;listing her house and helping her downsize into a smaller less expensive home.&amp;nbsp; She&amp;nbsp;moved into and built this home about 3 years ago.&amp;nbsp; She bought the house spontaneously, despite our efforts&amp;nbsp;of trying to talk her out of it.&amp;nbsp; She built a 2 story home that was probably at the top of her price range.&amp;nbsp; She has bad arthritis and can&amp;#39;t go up and down steps very well, however there was a first floor master so it would be ok.&amp;nbsp; She&amp;#39;s now&amp;nbsp;regretting&amp;nbsp;building this home, but at the same time doesn&amp;#39;t want to leave it.&amp;nbsp; She&amp;nbsp;told me&amp;nbsp;the other day that&amp;nbsp;when she walked in the door at her&amp;nbsp;old house (the one we lived in for 26 years) it just didn&amp;#39;t feel nice.&amp;nbsp; She said that she really loves the new house and truly doesn&amp;#39;t want to leave it.&amp;nbsp; &lt;/p&gt;&lt;p&gt;She asked me how I felt when I walked in the door of my own house.&amp;nbsp; Was I like ahhh, it&amp;#39;s so good to be in my home and&amp;nbsp;it&amp;#39;s so special to me&amp;nbsp;or was it like oh,&amp;nbsp;this is my house.&amp;nbsp; Sadly, my reply was somewhat like&amp;nbsp;that oh, this is my house.&amp;nbsp; I bought my house in 2004 when it was a seller&amp;#39;s market and homes were flying off the market.&amp;nbsp; Every-time we wrote an offer on a house so did someone else.&amp;nbsp; Finally we learned that we had to make sure we outbid everyone else by offering at or above list price.&amp;nbsp; At the time,&amp;nbsp;this house was the&amp;nbsp;one that&amp;nbsp;best fit our needs. &amp;nbsp;I think what attracted us most to this house was that our bedroom furniture would fit in the bedroom (we drove our Realtor crazy&amp;nbsp;trying to measure&amp;nbsp;the&amp;nbsp;bedrooms)&amp;nbsp;and I loved the swimming pool.&amp;nbsp; The house needed some updating.&amp;nbsp;&amp;nbsp;Upon getting possession, we immediately painted almost every room in the house and remodeled both bathrooms.&amp;nbsp; Sadly a few, ok, a lot more items still need done 4 years later.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Truthfully what makes a house a home isn&amp;#39;t the amenities it offers, but the feelings you get from being there and memories you make as a family.&amp;nbsp; We&amp;#39;ve made many memories here... like the times my family would come over to swim, my mom and&amp;nbsp;Jay getting in water fights with each other in the pool, getting the yard regraded&amp;nbsp;due to the&amp;nbsp;water intrusion, finally getting rid of the&amp;nbsp;ugly bushes, my brother having&amp;nbsp;to be the only person who ever showered in the old yellow tub, bonfires out back with friends and family, 3&amp;nbsp;new sump pumps in our first year of home ownership, illegal waterproofing from previous owner, family dinners, family cookouts, sitting on the front porch drinking lemonade, neighborhood power outage, etc.&amp;nbsp; &lt;/p&gt;&lt;p&gt;We&amp;#39;ve had several fun years in our home and&amp;nbsp;hopefully many more to come!&amp;nbsp; Hopefully when you think of your house it feels&amp;nbsp;special because&amp;nbsp;of all the happy memories you&amp;#39;ve made there!&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;    </content>

&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/1/0/4/2/3/ar120705616632401.jpg" height="78" alt=" " width="208" /&gt;&lt;img src="http://activerain.com/image_store/uploads/5/5/8/1/4/ar120705620441855.jpg" height="75" alt=" " width="207" /&gt;&lt;img src="http://activerain.com/image_store/uploads/6/7/5/7/2/ar120705623627576.jpg" height="76" alt=" " width="193" /&gt;&lt;/p&gt;&lt;p&gt;My family has a tradition of playing April fool&amp;#39;s day jokes on each other.&amp;nbsp; When we were kids the jokes would be something silly like putting a rubber-band around the sprayer in the kitchen sink so when you turned the water on you would get sprayed.&amp;nbsp; My brother tried this trick a few years ago on my mom and he forgot about the rubber-band and ended up spraying himself, twice.&amp;nbsp; Over years, these jokes have evolved into more serious tricks.&lt;/p&gt;&lt;p&gt;For those of you who don&amp;#39;t know, my mom, sister, and brother all work in the medical field.&amp;nbsp;&amp;nbsp;Their conversations almost always revolve around medical things.&amp;nbsp; On Sunday we were at my mom&amp;#39;s house and my brother started having a few heart palpitations (his heart started beating very rapidly).&amp;nbsp; This morning my mom called me and said that my brother went to the doctor and&amp;nbsp;they immediately sent him to the hospital because he was having such serious palpitations.&amp;nbsp; He was going to have to stay&amp;nbsp;there overnight and get a heart cath.&amp;nbsp; She was packing his clothes and going to see him.&amp;nbsp; I&amp;nbsp;was sitting there in disbelief&amp;nbsp;when she finally replied it was an April fool&amp;#39;s day joke.&amp;nbsp; So now, I have to think of a good trick to get her back with.&amp;nbsp; Anyone have any ideas?&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Do you play any April fool&amp;#39;s day jokes on anyone?&amp;nbsp;&amp;nbsp;What was your best joke?&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;    </content>
