chapel hill real estate: Buying a Chapel Hill, Durham or Raleigh area Home? Consider Hiring a Plumber to Check the Sewer Pipe! - 07/24/10 08:29 AM

The private sewer lateral is the part of the sewer that runs from the house to the public sewer main, which is located under the street, alley, or in an easement behind the house.
The maintenance and repair of the private sewer lateral is the responsibility of the property owner. But many owners give little thought to this system until a sewage back up occurs, usually due to a damaged or root-clogged pipe, or an offset joint. Repairing damages caused by a sewage backup can cost thousands of dollars; an expense seldom covered by homeowner's insurance policies. Local water utilities … (0 comments)

chapel hill real estate: Beaches, Lakes. Mountains, Parks and more. - 07/02/10 06:05 AM
The month of June gave us some of the hottest days in North Carolina in recorded history. Weeks of 97+ degree days without letup turned lawns brown, and previously lush landscapes began to wilt. Fortunately, here in "The Triangle" we're located just a couple of hours drive from our North Carolina beaches and about equal drive time to the mountains. If you don't feel like driving a couple of hours to cool off, our area also features a number of recreational lakes where boating, swimming and other outdoor activities are encouraged.
This week the heatwave finally broke and we're back to enjoying beautiful temperate … (0 comments)

chapel hill real estate: Karate Kid Remake: Worth Watching? - 06/21/10 03:48 PM
I took the family out to the movies this weekend to see the new release of Karate Kid starring Jaden Smith, Jackie Chan and Taraji P. Henson.  Now I remember watching the original back in 1984 with Ralph Macchio as the karate kid and Pat Morita as Mr. Miyagi, it was a great story then and in 2010 it's still a great story as evidenced by the movies #1 status this past weekend.
Remakes of memorable movies don't always do the original justice, but I must say that I was pleasantly surprised and actually happy that I saw the movie.  Jaden … (7 comments)

chapel hill real estate: Tax Credit Extension not yet final. - 06/17/10 07:41 AM

The rumor mill has been extremely active regarding the possible extension of the federal home buyer tax credits. Congress is considereing extending the deadline beyond June 30th due to a backlog of purchases waiting underwriting approval but although progress towards a final version of the "tax extenders" legislation has been made. But it's not done yet.
The Senate has passed an amendment to the "tax extenders" legislation that includes the extension of the June 30 deadline for tax credit closings to September 30.  So the amendment is now in the bill. However the Senate must still pass that bill and the … (1 comments)

chapel hill real estate: Radon Gas: Invisible and potentially harmful to your health. - 06/10/10 07:58 AM
Radon gas can be found all over the country and is all around us. It is invisible and odorless and comes from the natural (radioactive) breakdown of uranium in soil, rock and water. Radon gets into the air you breathe and can get into any type of building including homes, offices, or schools - and when allowed to accumulate can result in a high indoor radon level. Families are most likely to get their greatest exposure at home, where most of their time is spent.
Why should Radon accumulation be concerning? Radon is believed to cause many thousands of deaths each … (5 comments)

chapel hill real estate: Important Mortgage Information: Changing Rules may affect buyers and sellers. - 06/08/10 10:25 AM
This year the real estate industry especially the Mortgage business has experienced an overwhelming amount of increased regulation, enforcement, consolidation and major changes. These changes have often contributed to confusion among buyers, sellers and industry professionals as we attempt to keep pace with the almost daily changes, and interpret and implement new regulations.
Guidelines affecting "Good Faith Estimates", "Condo Project Approvals", "APR", and "Truth In Lending" rules have stalled closings and in some cases caused cancellations of transactions.
Effective June 1, 2010 Fannie Mae has issued lender mandates that if not properly managed could have far reaching effects on buyers, sellers and our … (0 comments)

chapel hill real estate: Safety and Security While Protecting Triangle Area Listings. - 06/01/10 04:16 AM
This week one of our brokers received a call from someone claiming to be the owner of one of our listings and said they were locked out of their house and needed the combination to the lockbox in order to get in.  When the agent told them that she couldn't give them the lockbox combination due to TMLS rules, they were very polite and said they understood, but were really in a bind and needed to get to work.  The agent offered to come and let them in and they agreed and thanked her.   The agent then went to the file … (0 comments)

chapel hill real estate: Home Warranties - Are they worth the bucks$$$ - 04/08/10 12:30 PM
There are a number of companies that offer home warranties to sellers during the listing period that are transferrable to buyers at closing for a fee, or that can be purchased for the buyer at closing.
Typically coverage can include the major systems in a home such as the HVAC system, Water Heater, Attic Exhaust Fan, plumbing systems, electrical systems and most kitchen appliances. Warranty prices range  from about $390.00 on up to $600.00 for basic coverage depending on the warranty company. There is a wide variance in price for the "basic" warranties because each company may offer different features and … (1 comments)

chapel hill real estate: Durham North Carolina Housing appreciation rates. - 03/26/10 05:44 AM

The graphical representation above represents appreciation rates over the last 10 years in Durham County North Carolina. Unlike real estate markets that have experienced double digit appreciation rates, Durham and our sister counties never experienced runaway appreciation rates. Consequently our housing market although having suffered some pain due to the economic downturn has not given back the negative returns that we've heard about in other markets that experienced "runaway" appreciation.
The Triangle area market has typically provided consistent almost predictable appreciation for homeowners and investors  and due to our diverse employment base is viewed as one of the strongest markets in … (0 comments)

chapel hill real estate: Home Buyers Tax Credit Deadline is approaching quickly - 03/24/10 05:02 PM
Home Buyers who have not found a home to purchase will forfeit the opportunity to reap the benefits of the federal buyers incentive which provides up to $8,000 in tax credits from Uncle Sam and expires for those who do not have a home under contract by April 30th and scheduled to close before June 30th.
That gives buyers about five weeks to find a lender and get approved, find a home , negotiate the purchase price, get under contract, schedule the home inspections and appraisal, find an attorney and schedule the closing. And before you begin any of the previously … (2 comments)

chapel hill real estate: Credit Card Reform for Chapel Hill, Durham and Raleigh area home buyers - 03/24/10 03:38 PM

The Credit Card Reform Act of 2009 included a number of changes to credit lending rules that have been hailed as being among the largest reform of this type of legislation in decades and that for the most part have been designed to benefit consumers and provide transparency in the credit card lending and payment process. With many Americans facing overwhelming consumer debt these reforms may not have come at a better time.
What does it mean for those of us who have credit card debt?  For starters card companies can no longer arbitrarily raise your interest rates. They must … (0 comments)
