I'm often asked if North Carolina offers our elderly or disabled citizens tax breaks on property taxes, here are two progarams that might benifit those of us who qualify. The elderly/disabled homestead exemption is for North Carolina residents who are at least 65 years of age or older on January 1 of the listing year or those that are totally and permanently disabled regardless of age. The income of the homeowner (including spouse if married) must not exceed $25,600. Income is based on preceding calendar year. First-time home buyers are eligible for an $8,000 tax credit. And unlike the $7,500 credit enacted last year, this one doesn't have to be repaid, unless you sell your home within three years. The credit is available to taxpayers who buy a primary residence between Jan. 1 and Dec. 1, 2009. The credit phases out for taxpayers whose adjusted gross income exceeds $75,000, or $150,000 for married couples.

If you listen to the local and national news long enough, they would have you believe that getting a mortgage today is next to impossible. Many potential clients may be discouraged from the process thinking they don't have a chance to obtain the financing they need to buy a new home. Well, I'm here to tell you that once again the media has it all wrong.
