Hi All, I decided to create a FREE website in regards to credit - anything to do with credit, buying a home, identity theft, etc.... It takes alot of time to write articles and get topics, etc... but I'm striving to make it a one stop shop in the future for anyone to learn about credit.

mortgage loans: Mortgage Rates Now Up A Full Percentage From March - 06/10/09 12:27 PM
Mortgage rates have risen a full 1% from March. Putting in question the prospects for a quick recovery to the housing market, the Mortgage Bankers Association reported this morning that loan application activity for the first week of June fell -7.2% compared to the prior week.  They also reported that the average rate for a 30-year fixed mortgage rose +0.32% to 5.57%. 
This marks the second week in recent months where fixed mortgage rates have exceeded the 5% mark, nearly a full 1% higher than the March bottom of 4.61%, puts them at the highest level since November 2008.  Industry experts fear … (0 comments)

Tax Credit for New Home Purchase
This tax credit is available for qualified buyers who on or after March 1, 2009, and before March 1, 2010, purchase a qualified principal residence that has never been occupied. The buyer must reside in the new home for a minimum of two years immediately following the purchase date.

mortgage loans: FHA Cashout Refinances Now Limited to 85% LTV - 03/17/09 10:58 AM
As you may have heard, it has now become a reality.  The rumor we have been hearing about for months is now official for all FHA case numbers assigned AS OF APRIL 1, 2009
FHA Cashout refi's are limited to 85% across the board. The new mortgagee letter is ML 2009-08. They are saying this is temporary, but don't bet on it. Other notables within the letter:
 1.  CLTV's are limited to 85%
2.  Loan mod's on seconds are not treated as NEW liens.
3.  12 month ownership seasoning requirement for cashout refi's for value vs. sales price

I realize the financial status that this country is currently in, especially with all the lenders going by the wayside in the last 18 months. The mortgage bailout dollar amount seems to be continuosly growing from the original numbers. The good news is there are still lenders that are lending money! In no way am I "downsizing" the seriousness of the current economic status, but the news media has really spun out of control with information...which is actually no surprise to most mortgage/real estate professionals. As you all know and have experienced, the mortgage industry is no longer as we all knew it. It has significantly changed over the last year or so. Long gone are the days of the: No Doc, No Ratio, SISA, and SIVA loans.Lenders, Fannie Mae, Freddie Mac, VA and FHA guidelines have all tightend up more than we ever imagined. Not only are they constantly changing, but the changes appear to be here to stay....and mostly likely it will get even tougher.
