nashville real estate: Google Analytics & Active Rain Analytics - 03/07/08 10:49 AM
I may be obsessive but where are my statistics? I tried installing analytics into my AR BLOG and it just doesn't work, if anyone has gotten it to successfully work please let me know. I am obsessed with my analytics and I use them to determine where my time and money is best spent. I spent the last day pouring over all of my analytics which I do once a month and learned all kinds of things, like what pages I totally wasted my money last month and pages that I thought should never get hits skyrockted. Since my analytics is … (11 comments)

nashville real estate: Going Green? What about living off the grid? - 03/07/08 10:33 AM
Everyone these days are talking about Going Green, which I am completely supportive of, there are even classes in my market center about Green Living and Green Building. I subscribe to Green Living Magazine. I went to a Rain Barrel workshop and support local CSAs and on and on and on. So we are all doing our part. It is like Earth Day from the 90's on crack.
What about just totally going off the grid? I checked today and there are 15 million results when you do a search on Google for, off the grid. Some of those sites … (4 comments)

nashville real estate: Sheer Panic in the Office - 03/06/08 11:12 AM
I have witnessed sheer panic the last two days in the market center where my office is located. The network went down and there is hair all over the floor. The "tech guy" in the office just left, I don't know if he will ever come back. The technician from the hosting provider just peeled out of the driveway he muttered something about having to fix the problem from his office, I think he was just scared. 76 frothing Realtors where about to take his head off. Still no network. Me I am saved because I have an AirCard. :)

nashville real estate: Sharing Office Space - 03/05/08 04:01 PM
For the first time in four years I am sharing an office space. I recently moved my license to a Keller Williams office closer to home, so also had to move my office. Which is not the first time nor have I had an office with KW for four years. I moved to a smaller branch and I like it alot over here. I am not sure about sharing the office though. It might be a good thing for me though, maybe then I will stop talking to myself. :)
What about you do you share an office? If so … (4 comments)

nashville real estate: Your Website? - 02/27/08 09:30 AM
O.K. Everyone's website has the big three: CMA, MLS, Contact Information. Ok so the Big Two and a call to action and some way for them to contact you. Since everybody has that and most people have neighborhood information, schools, local contact numbers, and pretty much everything you have in your out-of-town buyers packet. What are you doing to stand out from everyone else?
For my part, in my family we have decided to home school our children for two reasons. We control what we teach and it doesn't cost us an arm and a leg. I would rather send … (1 comments)

nashville real estate: Any Mensan Realtors Out There - 02/27/08 09:19 AM
I just wanted to put a call out to any Mensan Realtors who may be about. Speak up be heard. I would love to chat. I am the Local Member Coordinator for the Middle Tennessee Chapter, and would like to hear from other Mensan Realtors who may be about and how their careers and lives have been impacted by being a Mensan, or is it just another networking group or a forum for intellectual stimulus. What SIGs are you apart of? Have you ever been to an AG? RG? Hell FG?

nashville real estate: The Worst Businessman in the World - 01/18/08 04:58 PM
I just had to post about this, I think I must be either the worst or the top 100,000 businessman in the world. I have had two client interviews today for my technology company. One of them was a fellow Realtor and another was just a guy wanting to be a millionaire doing something he loved. So I have a couple of documents and a price sheet that I give to people who are prospective clients and I have lost more clients because of that document than anything else and they love me for it.
My Realtor friend that wanted … (1 comments)

nashville real estate: RE Training & Scripts Call To Action - 01/18/08 04:03 PM
Do you use your scripts? Do you have any? What about all of the training your company provides do you use that> For my part I want to use the scripts but have not spent enough time role-playing or practicing them for them to naturally flow from my brain and not sound Scripted, which is by far the worst thing you can sound like. I spoke with my mentor the other day and he told me to practice my scripts and then he told me to pick one of two things from the MREA book to focus on this year. If … (0 comments)

nashville real estate: Sellers Need Caffeine - 01/14/08 12:15 PM
I don't know about you but after that venti six-shot white chocolate mocha made with soy, you know the $8 cup, of coffee I get in the morning while I am lead generating in my local coffee house just has me pinging off the walls. I feel like I have more energy than the sun and am burning twice as hot ready to go!!!
So off I go..I go to my appointments and then I go preview houses in my target market. Lots of houses, I am really trying to get to know my inventory. I also show a lot … (3 comments)

nashville real estate: Social "Networking" Online and Off - 01/07/08 08:52 AM
Social Networking it is what you do every day, it is what you do offline and online. Social Networking is not a new thing but it is a new buzz word around the net. So what should we think about it? I am mentally preparing to teach a class on networking via the internet and what sites you should be active on and what sites you should just have a profile page on, kind of a placeholder that just feeds your other sites.
How is Social Networking on the web any different than in person? Other than the obvious face-to-face … (1 comments)

nashville real estate: 8am - 10pm A Showing Marathon - 01/06/08 05:29 PM
I had the most wonderful adventure yesterday. I had the opportunity to show 37 houses to a lone couple and I had a blast doing it. It always makes my job better when I have a fun couple to show listings to. Fortunately for us most of the homes were within the same new construction subdivisions. I did make them stop and let me buy them lunch though. When I got home and logged my mileage we had driven a total of 276 miles that day, of course 90 of those miles were getting to and from the actual location and … (6 comments)

nashville real estate: Home Buyer's Book - 01/04/08 12:39 AM
What do you use for a Home Buyer's Book? Feel like sharing? My wife and I have been reworking our book this past week and have found that we actually have several "Packets" we use. We have one for out-of-state/way out-of-town buyers, one for buyers with children, one for buyers without children, one for different areas of town because the contact numbers are different for emergency services, utilities etc... We even have buyers books for people with pets. We have even more sellers books.
Most of the information in our different catalogs is the same just a few sheets were … (2 comments)

nashville real estate: The "Pride" of Home Ownership - 01/02/08 01:43 PM
There is a great sense of pride in home ownership and getting the keys to your first home, or second, or third. That is not the kind of "Pride" that I want to talk about today. I have a client that has asked for my help in selling their home before Jan 9th. Why so soon you ask, because their house is going to be sold on the court house steps on the ninth. They are friends of the family so I decided to help them out in anyway I can. They have lived in the house for 25 years and … (1 comments)

nashville real estate: How do you Realtor.com ? - 12/31/07 04:03 PM
Realtor.com is by far the greatest of all real estate search engines, IMHO. When I first started looking for houses way back before I had a real estate license Realtor.com was the first place I landed, it is what led me to my first house and my second, however I never saw either house on Realtor.com it just put me into the neighborhoods where my RealtorĀ® helped me find the pefect houses.
How do you use Realtor.com to support your business rather than compete with it? In one sense Realtor.com is my competition in that I offer home searches and … (7 comments)

nashville real estate: How often do you check your Google Analytics? - 12/29/07 01:08 AM
How often do you check your Google Analytics? I am obsessed with my statistics and check mine every day, and I can hardly wait for the next 24 hour period to rotate. I love seeing all the countries that pop up and the increasing totals per state. I also cannot get enough of my search keywords. It is almost a party here when a new country pops up or a state hits a benchmark I have set for it.
Anyone figured out how to put analytics on your AR blog? I still have not figured that one out. I have … (10 comments)

nashville real estate: New Year's Day - 12/28/07 05:31 PM
They say the activity you perform on New Year's Day will set the pace for your entire year. I guess that is sort of based on what you do first thing in the morning sets your pace for the entire day. So what are you doing New Year's day?
I know my wife and I are planning a New Years morning benefit run, and hopefully spending the day together while the kids are staying with my parents. What about you any great plans? Anyone curing a headache, tip: drink vodka? Anyone making any money? I am sending out e-invoices to … (1 comments)

nashville real estate: How long do you wait? - 12/28/07 03:37 PM
How long do you wait? The holidays are pretty much over and in TN most everyone celebrates xmas. The question is how long do you wait after the 25th to start calling your prospects? I have a client that contacted me two weeks ago and I have emailed them and spoke with them on the phone last week, now I want to call them back and say hey since your out for the holidays and you may have some extra time on your hands do you want to go look at a few houses. They want to get moved in by … (7 comments)

nashville real estate: The Cost of Doing Business - 12/22/07 10:45 AM
We have a lot of fees that are associated with our industry, joining GNAR, TAR, NAR, TREC, continuing education, E&O Insurance, Business Cards, yard signs, websites, marketing, clothes, gas, and the list goes on. One cost we don't have to have is the broker fees charged by some of the big kids on the block. I found a company just the other day that will provide me nothing but only take a 10% commission for holding my license.
I, being a big fan of Keller Williams, didn't think twice about joining that organization because I like all of the resources, … (10 comments)
