...is not at easy as it seems. I'll say that half of them have refused actually! Which is VERY surprising for me. I can't wait another agent asking me to advertise my listings actually.
When I ask the reason for a no, all of them are actually not sure themselves. It seems they afraid to make a mistake, or maybe there is a trick they don't know. But whatever happens, they get a commission anyway. So, I still don't get it.

Yes, it's my fault. I moved in this area, almost in the middle of nowhere but where the tourism is big business. But if you take off the tourists, remaining are about 3 families...
So, time to time, showing properties, I get my MLS sheets in the car with, obviously, the directions.
Look at this one:
At billy's, go right until Smith's barn. House is on the left, across from Jenny.
Or this one:
From the new road, right to Jayell, about 1.6 miles and right. Stop there and look right. That's the property.

It seems a fashionable behaviour in East Tennessee to forget about using the "pending" status in the local MLS. There is not one day that I pulled some active properties for potential buyers, and when it's time to show these properties, the listing agent tells me it's been under contract since few weeks now. I even have a Knoxville listing agent getting an active listing that closed more than a month ago.
Coming from South Florida, where a property under contract is a "pending" status and where a closed transaction is a "closed" status, I've been curious to know the reason … (0 comments)

Finally a good move from Fannie Mae who will require a 1004 MC Market Conditions analysis form with all appraisals.
I have seen some frustrations in the past, when an out-of-state lender hired an out-of-state appraiser (or not actually) to appraise a property in a particular subdivision. You might have 100 homes in that subdivision but the last 3 sales were foreclosures, and sold for much less than a fair market value, at least IMO.
